    Appreciate the time and effort you put into this. Bought an investment property in Horry county (1031x, sold a condo in New England) last December.. Not really my cup of tea, looking further south (Pawleys Island, to Charleston areas). Had a Toll Bros 4/3 with detached 2 car garage w/mother-in law suite above built. Looking for something similar. Visited Nexton last time I was down there but it didn't click for me. And yes, the traffic ! And small lots ! Love Mount Pleasant but not ready to invest over a million.

      Appreciate the time and insight you shared! It sounds like you're exploring some great options for investment properties. If you're looking for strong returns, Airbnb properties in North Charleston around the $600K range are doing well, especially with short-term rentals and travel nurses. Another creative approach investors are using is renting homes by the room to maximize income.
      While Nexton and Summerville areas are expanding quickly, the large amount of new construction is keeping pre-owned values flat for now. Instead, I’d suggest looking in West Ashley or James Island-they’re performing well for long-term rentals and travel nurses. If you're still set on Mount Pleasant, snagging a cheaper property for Airbnb could work, but keep in mind there’s a lottery system to get a permit, and it’s not guaranteed every year.
