I would suggest looking at European kitchens or New York City kitchens. The kitchen looks nice but I feel like it could have been more functional. Put a 24 inch sink in a 24 inch cabinet base with a drawer dishwasher. That would have made enough room for a lazy susan and let the stove shift right a bit. Yes it would have added some expense, but in a brand new place I expect a dishwasher.
A dishwasher saves in the water & sewer bill... When full
@@TeriNkc no even a 1/2 full dishwasher uses less water. All modern dishwashers let you set “1/2 full” and use even less water and just use one level of the dishwasher. I don’t think people realize just how little water dishwashers use compared to handwashing.

You may think of adding a handicap bar to the bathroom. I think of the people downsizing and buying a smaller home when kids are grown as the older generation, like myself. 😊
It’s not my priority because the unit wasn’t meant for that person. If the next tenant will be chair bound it’s an easy fix since we did concrete on the tile walls.
My next video will actually be for a ADA client so I’ll update.

Interior walls are almost always standard (4.5")
Most interior walls are constructed with 2-by-4 framing, and each 2-by-4 has a nominal width of 3.5 inches. Drywall on both sides, and it's usually 1/2 inch thick, which makes the wall 4 1/2 inches thick. Plus paint I guess.

Different walls and drywalls need different RC channels. Check out Home Depot.

I would go all in on the three car garage. The last thing you wanna do is park right next to where someone is living.
Very nice work, you have done great with this small space, i have three single car adjacent garages 600SQF in total under the building can i make two bedrooms? or one bedroom is enough for the space? also how much would it approximately cost to convert? thanks
I wouldn’t do do two bedrooms. It’s just too small. The minimum I would do 2 bedrooms is 720sqf. I’m not sure about pricing every project is different but think 250-350$ per sqf for the entire project

Hello. I really like your ADU build! This is exactly what I want to do on my property. I love the bathroom and the kitchen is reminiscent of Elon Musk's boxable kitchen design; hope that doesn't offend. It's a good thing in my opinion. I live in a garage apt that is 320. Yours is much more spacious because mine is 55 years old.

The one thing I would change in this build is I would have put the washer and dryer in the bathroom...But that's just me
I disagree. It gets too moist in the bathroom I started doing them in the bedroom but I still like it in the living room behind cabinets.
Is it cheaper to remodel and retrofit an attached garage to do one of these or just convert my patio into one, still attached
garages are usually easier then patios

interior size is 360sqf, a garage conversion around 480sqf should run you around $150,000 give or take

What’s the difference between an ADU vs a “remodel” if they have the same things? Just the name?
How do use are accessory dwelling units, completely fire rated from the main house in Los Angeles. You can rent them out separately.
You can remodel anything, including an ADU, but I need to use a very specific type of housing

Upping in Value is not really a good thing. Unless you are selling. Otherwise you get hit with more Property Taxes for the same property. Is there a way to avoid showing you up the value. If your keep the property?
Property tax will only go up by the amount you valiste your permit. You could lie about the valuation of the permit but that would be a crime.
How do we find these type of rentals?
I would check Facebook marketplace or apartments.com

Now there’s more people, more cars, more stuff to store, and no garage Multiply that by the entire street, the entire neighborhood. I’ve seen the future and I don’t like it
More like the street is packed with people walking, talking and interacting with one another. There are more then 11 ADUs on this specific street and it’s amazing too see
oh because suburban sprawl is sooooo good, god forbid we add a little bit of density to our cities.
Hello, Thinking about doing an ADU in Long Beach. I had thought about converting the garage but I hate to give it up. Behind the garage I have about a 20 X 25 ft area what would be a rough estimate to build an ADU connected to garage using this area and what would be the time frame for completion. Thanks,
I assume plans in Long Beach will take 3 months. And constitution will be around 150k give or take
