Real Question (based on a lot of ignorance but I'm trying to learn): Why couldn't the house owner simply sell for say $120K (no rehab), pay off the remaining mortgage, then keep the rest for himself? ($120K sale [minus] $77K remaining mortgage = $43K left over)
That is what I am trying to figure out. I know that they would have to pay real estate commission fees to sell the property and some other misc cost but they would still net more than $12k at the end of the day if they were to put in on the market. I am trying to learn subject to as well.
