hey max, I have a question, when making offers on properties listed by an agent and using the 70% rule, in that 30% profit toward the end-buyer, would it be the end-buyer handling commission, carrying, and closing cost? im just asking so when im making lowball offers I know whether or not to disclose that i will be handling all closing cost associated with the sale of the property.
You're not making low-ball offers. You're making offers that the condition of the property and the market will bear. Your offer to the agent should say that you (as the buyer) are going to pay for closing costs. You tell the agent that since you are making the offer unrepresented that you want the agent to represent you as your buyer agent so they get the commission from the buyer and from the seller (double-dip). After the agent has sent you the purchase and sale agreement to sign, you can assign it to your buyer. If you don't have buyers in place already don't waste the agent's time giving them an offer.

Im not an attorney it's just what an attorney told me so do your own due diligence with the info. Llc vs Inc
