Now a 1 1/2 yrs later we are successful Airbnb "Shared Space" Superhosts! The 2 little rooms in our home made $17K last year. Thank you Sean. I have a neighbor that was hosting and really enjoyed it. When my tenant moved out I knew I wanted to host my lovely old house. I started watching your videos in February. During the day my spouse and I worked on updating the apartment, and watching your videos at night. We had enough furniture to furnish it and filled in with family "loans". Buying towels, sheets and bedspreads is the biggest investment. Because it was illegal to host in Florida during the shutdown and we wanted to be successfu we waited and opened in september. I have my fourth guest today in september. I am still booking until the end of the Month, and looking forward to

Excellent information. I've been a landlord for over 20years. Now Building our 1st Airbnb. Four . 2bedroom units all in a large older home . We've completely gutted it. Now just rebuilding it. All businesses take incredible amounts of work, but the best businesses do that work smarter, not necessarily harder. I don’t have the time or money at the moment to pull something like this off (I’m a full time college student, part time pastor, and getting married this august), but believe me, the moment I do I’m trying this out! Great video. What a pleasant ride it’s been for me. After 13 months no theft and one minor breakage. Important to know that there will always be guests who dont t read instructions or don’t understand simple instructions. You won’t be able to please them all - couch is super comfortable for some and too uncomfortable for others. I rarely meet the guests and I’ve found that most don’t consider it necessary and in fact most prefer to check in and check out without fuss. Ok, my listing is a plus unit and perhaps attracts exactly that type of guest. For not much cost to the host, guests are overwhelmingly impressed by small freebies such as airline sized bottles of a liquor or whiskey or snacks. I agree that it has become much more competitive, but it’s not that difficult to beat the competition with not much effort or expense.
Agree... I'm a host, and also a guest. As an international guest It's those small little details that matter the most. And, as Sean comments, empathy is really important. From my experience as international guest I've decided to add to my guests some freebies (beyond travel size shampoo, etc) that would have come in handy for me in my travels, such as power plug converter (life saver for many), extension cable, 2 SIM prepaid cards (it's less than $10US and an invaluable freebie allowing 2 persons to be in touch with each other while vacationing, and they didn't have to figure out how to get them). I still have a perfect 5⭐ as a host, but I believe it's actually not the freebies it's just taking the time to ask in the middle of the stay. "Is there anything else I can do for you to improve your stay": And believe me, things have gone wrong, way wrong a couple of times, even in those stays I've been blessed with 5⭐.
Erica Rose I’m based in Cape Town and received an invitation from Airbnb to convert to Plus. In fact I already had most of the requirements for Plus which includes self check in and all the amenities etc. it does put you up higher in the search rankings but you lose complete control over the photographs as they take the photos and publish them. All you can do is rearrange the photos and delete some. Example: You can’t display a screenshot of the internet speed and other useful information. Plus is intended for those guests who are looking for a non traditional Airbnb experience and more in line with a hotel experience. Erica you can contact Airbnb to request the upgrade. There is a cost for the photography. unless the invitation comes from Airbnb. There may be some regions which don’t have the option for Plus program but I’m not sure. Good luck.

Sean, have a great Thursday! Thanks for the great content! Your video on how to fill your orphan days was the eye-opener for me. I thought that allowing one night to slip by was just part of the risk of the short-term rental business. And I realize that I do have control over the bookings that were made (Smart pricing is sometimes not the smartest tool to use always)! I applied what you suggested and lowered down the orphan days that were not booked. I adjusted my house rules and integrated the 4 messages that an Airbnb host should write. It was challenging to mention the House Rules upfront and & let them agree with the violation fees before a confirmed booking because I noticed that guests don't like fussy hosts (like any host would dislike a fussy guest) and mine is a long read of house rules. But after I changed my strategy, they responded better after letting them read after their confirmed booking. Last year December I managed to nearly fill up my 2 units, except for 1 overnight from the other unit! Now I want to understand and move in-depth to your rental arbitrage and how can I apply it here in Cebu City, Philippines based on the local rental landscape.

What activities involve the cleaning process specifically the frequency of changing sheets for guests who've booked for a long duration (also the towels)? “I don’t need no scale, I eyeball the weight”.....Teach me how to “scale”. Break down your organization chart into positions and what are the duties of each position? What is the flow chart and the reporting sequence? Who answers to who? My issue now is “scale”, I don’t have enough work to hire a full time housekeeper but enough work to keep my current staff busy. I cant grow without scaling up my organization but the work flow doesn’t support the expense of extra staff right now. If I acquire the property, I won’t have staff to clean it right away and it will suffer.

Hi, I’m very interested in this business, I recently came across this idea of airbnb & I actually think this is something I can live on. Now my challenge is getting an owner who is open to the idea of renting his apartment & list on airbnb. Their concern is, if you don't get enough bookings then how are you going to pay the rent, which is a valid question. Try marketing off of Airbnb as well because what you have is a furnished home which is worth more than a non-furnished home so you might get someone willing to stay there for more than you pay just not an Airbnb Guest

This just happened last night 😱 I had a guest bring a big weapon like M-16, civilian version and masks. I saw it thru my ring door bell. Later on in the night, I saw that they were shooting a video of some sort that was from the hallway into the apartment. I still felt uncomfortable with a weapon that was not disclosed to ME to be in my apartment. I knew if my neighbors walked out that they would be frightened. I called Airbnb and they said I didn’t really have much options of what to do. I told them i was concerned about my reviews but they still said that I couldn’t do anything about it. I would like to know how you would have handled this?

I Have a 2500 square foot house. It's 4 bedroom house with 2 bathrooms. Want to Airbnb it. Should I be concern if I rent the 4 rooms out and then have a whole house option. What's your thoughts on it and how do u think I should maximize it.
Personally, I would prefer to rent out as large a space as possible. So far, I’ve found that many clients prefer to have private access to bathrooms. In fact you can raise the price if you feature a private bathroom. And if you rent out an entire floor or house, keep in mind that there will be more people renting at once, which means that you can have a higher total price per night but it’s cheaper per guests because there’s multiple guests Ina listing. So in my experience renting out a larger space allows you to earn more money while saving money for your guests, who will split the bill, so everybody wins. Also, in my experience, clients that are willing to pay a high amount for a larger space take better care of the place than clients looking to rent individual cheap rooms, because I think the higher cost of a large space creates a filter that to some extent blocks out careless people. So in summary, you can ask for more money and get better clients by renting a larger space. I’ve been a host for some months now, and became super host recently, I’m not an expert, hope it helps.
Also I wanted to add that for the reasons I mentioned, I don’t do room rentals anymore. My properties are all private suites, and I’m earning at least twice as much (30 per night versus 87 per night for one guest). I think Sean himself may have said that larger properties are always more profitable, and his videos may have inspired me to adopt this new approach, but I don’t remember which video it was. It was a passing remark on a recent video about how Airbnb as a company is doing.
It would be nice if Airbnb would align with all the major tourisms actors and remove their fees if the trip is cancelled. It is definitely quite unfair to keep the money of a deal that just couldn't go through. So far, Airbnb is not moving anywhere near such a measure. Is money the only thing they understand? It had to come from the U.S.A. for sure...
Norman Hamilton this is a risky approach to air bnb, I been making $80-$100k a year doing air bnb. However, the way he’s teaching ppl that never been entrepreneurs is risky and could be very frustrating for the novice.
So I’ve seen Airbnb in Pittsburgh PA and I also started to run two suites in New Haven CT. I found that in Pittsburgh, many hosts see traffic mostly for the colleges nearby or during sports events due to the stadium in the city. In New Haven, home of Yale University, and Yale New Haven Hospital, I’ve never had a shortage of guests and I think I get many more guests than I would have in Pittsburgh. So I would say East and West coast are ideal, due to the prestigious universities and famous metropolitan cultures, but what’s also important are nearby hospitals or other industries. I imagine rural Airbnbs are only profitable as vacation rentals.

We have a policy to not clean while the home has a guest in it so we only clean after every reservation

Hi, I’m very interested in this business, I recently came across this idea of airbnb & I actually think this is something I can live on. Now my challenge is getting an owner who is open to the idea of renting his apartment & list on airbnb. Their concern is, if you don't get enough bookings then how are you going to pay the rent, which is a valid question. I'm currently renting and can't afford to even put a deposit on the second apartment where I'm planning to do this business. Have bad credit, can't borrow. How do I break through. I'm in South Africa by the way😊

You’ll want to structure to break even at 10 or 12 days. Slower seasons with price drops that could mean break even is at 20 days

Or should I lease multiple units from multiple properties. And should I use my own money or should I get a business loan/personal loan? Please help, thank you! Always negotiate multiple units you have operational advantages and you are more likely to be taken seriously by the building
Use your own money you’ll get the money back fast enough that loans aren’t really necessary but that is just my personal opinion about cash

Try marketing off of Airbnb as well because what you have is a furnished home which is worth more than a non-furnished home so you might get someone willing to stay there for more than you pay just not an Airbnb Guest

Everything is cheaper and there are no house keeping companies or so. I had a guest bring a big weapon like M-16, civilian version and masks.
I saw it thru my ring door bell. Later on in the night, I saw that they were shooting a video of some sort that was from the hallway into the apartment.
I still felt uncomfortable with a weapon that was not disclosed to ME to be in my apartment. I knew if my neighbors walked out that they would be frightened.
I called Airbnb and they said I didn’t really have much options of what to do.
I told them i was concerned about my reviews but they still said that I couldn’t do anything about it.
I would like to know how you would have handled this?

How I would have handled a guest bringing an undisclosed weapon.
I usually don’t bring it up.
If someone leaves a weapon we call the police to pick it up.
BUT I also don’t monitor through a ring doorbell so I’ve never had the opportunity to share this type of concern

I Have a 2500 square foot house. It's 4 bedroom house with 2 bathrooms. Want to Airbnb it. Should I be concern if I rent the 4 rooms out and then have a whole house option. What's your thoughts on it and how do u think I should maximize it.

Personally, I would prefer to rent out as large a space as possible. So far, I’ve found that many clients prefer to have private access to bathrooms. In fact you can raise the price if you feature a private bathroom. And if you rent out an entire floor or house, keep in mind that there will be more people renting at once, which means that you can have a higher total price per night but it’s cheaper per guests because there’s multiple guests Ina listing. So in my experience renting out a larger space allows you to earn more money while saving money for your guests, who will split the bill, so everybody wins. Also, in my experience, clients that are willing to pay a high amount for a larger space take better care of the place than clients looking to rent individual cheap rooms, because I think the higher cost of a large space creates a filter that to some extent blocks out careless people. So in summary, you can ask for more money and get better clients by renting a larger space. I’ve been a host for some months now, and became super host recently, I’m not an expert, hope it helps.
Also I wanted to add that for the reasons I mentioned, I don’t do room rentals anymore. My properties are all private suites, and I’m earning at least twice as much (30 per night versus 87 per night for one guest).
I think Sean himself may have said that larger properties are always more profitable, and his videos may have inspired me to adopt this new approach, but I don’t remember which video it was. It was a passing remark on a recent video about how Airbnb as a company is doing.

It would be nice if Airbnb would align with all the major tourisms actors and remove their fees if the trip is cancelled. It is definitely quite unfair to keep the money of a deal that just couldn't go through. So far, Airbnb is not moving anywhere near such a measure. Is money the only thing they understand? It had to come from the U.S.A. for sure...

Norman Hamilton this is a risky approach to air bnb, I been making $80-$100k a year doing air bnb. However, the way he’s teaching ppl that never been entrepreneurs is risky and could be very frustrating for the novice.

So I’ve seen Airbnb in Pittsburgh PA and I also started to run two suites in New Haven CT. I found that in Pittsburgh, many hosts see traffic mostly for the colleges nearby or during sports events due to the stadium in the city. In New Haven, home of Yale University, and Yale New Haven Hospital, I’ve never had a shortage of guests and I think I get many more guests than I would have in Pittsburgh. So I would say East and West coast are ideal, due to the prestigious universities and famous metropolitan cultures, but what’s also important are nearby hospitals or other industries. I imagine rural Airbnbs are only profitable as vacation rentals.
