The best thing is to make sure and have a Security Freeze or Fraud Alert set up on your credit. Even with a fake ID, the first thing a Title company would do is check credit. If credit is frozen, then they cannot do a credit check. Also, check your credit report monthly through the credit bureaus. Set up alerts. If there is suspicious activity, they will send alerts.

When the deed is transferred and updated at the time of sale to a new owner, stipulations should be added such that all future modifications, transfers, sales, etc must be done in the presence of the owners, their trustee or attorney. No virtual transactions allowed.
One way to protect against this is to get title insurance. This is what title insurance is for. The next thing you can do to protect against this is to freeze your credit. You will need to freeze your credit using all three credit reporting agencies, Freezing credit is different than locking your credit. Locking your credit is something Life Lock does. Freezing totally locks down your credit so no one can get a loan in your name. You will need to unfreeze it anytime you want to take a loan out then freeze again once the loan is approved. Clark Howard provides a step by step way to do this on his website. Freezing and unfreezing your credit is free and it costs nothing. These things will protect you far better than Home title lock.

That’s pretty much what happened to my mother…in FL. Didn’t include title, but fid involve mortgage fraud. What happened to the $60k additional balance added to her mortgage. Mo sign of it in any of her bank accounts. Nothing I could do. But, the notary was a fake by a non-notary. I was a notary, the State keeps a list. And the broker is nonexistent as well. Taking advantage of the elderly and their out of state families is big business in that place. Nothing you can do by the time you find out, and I know who arranged it! Statute of limitations ran before my mom passed away. I have zero sympathy for people who do that to vulnerable people.

You will need your tax bill to give them the tax ID number.

You just get title insurance. It's a one-time fee to defend your title. Since they have your signature page after page and is NOT public access, they pay the legal fees to prove forgery and seek prosecution.

Title insurance covers losses associated with title claims arising from BEFORE you owned the property, not AFTER.

County of San Diego now has "Owner Alert" system in place to combat this problem, but you have to register your home.
