Tiny homes rarely cost $20K anywhere. The typical price for a tiny home in the USA more like $40K. As far as ADUs in a California city, expect to pay $200K. ADUs have to pass inspections, be hooked up to utilities, etc., so it's not the same as buying a prebuilt tiny home and plopping it on an empty piece of land.
I just heard on another video that Gov Newscum took in millions in 2023 to build tiny homes that the state was going to pay $625.000 for each tiny home. The Gov promises the homes will be built within months and years later not a single one has been produced.

I used to have my own small business doing home repairs and minor other outside projects. I know damn well for the money all those people put out. I could’ve built most of those projects, even contracting out the parts that I couldn’t handle on my own. Whoever owns that company should absolutely serve jail time.
I have been going to College about to graduate with a second degree in construction, I am a certified ADU Specialist, I just passed my General B license test. Doing everything I need to do to learn how to protect myself and the CONSUMER the day I get the opportunity to build someone’s dream in our hardest times with affordable housing. I believe my hardest part will be finding someone to trust me since I have yet to build an ADU (reference) will not be possible, and now with scums like this company will make it even harder for me. CSLB should do more to protect these poor people.
All it takes is one customer. You do your best and don’t steal from people and give them a perfect product and show them you are trustworthy. The business will come. That’s how every business starts out without any references or anything just takes those first couple customers to give you a chance. Please help people always. Do your best. The rest will fall into place.
Contactors will never be trusted. Years and years of fraud. Yes you can start one by one but if you ask for cash up front you will get nowhere. I serviced Construction Loans for over 15 years in Texas and Arizona. I've never seen a builder that wasn't crooked. Some more than others but all steal what they can.

Canada that has done "Laneway homes" for twenty years now has a full facility in Vancovuer. My son just built his laneway. you pull up to 50 million (looks like this was well planned to cover legal tracks from the start; this isn't this guys first rodeo) and you have NO inventory to show?? But you have financing companies like selling vacuum cleaners "finance" at the ready, you just didn't delvier the vacuum. I t doesn't exist . Were there no tiny houses to go and look at prior to buying? When we got a new roof we were given addresses of homes that got the same roof so we could check it out and talk to the homeowners. Never fork out money before hand.
Absolutely horrific!!!!! I just got out of my car and got a place. I have spinal cord injuries and can't stand more than 15 minutes. I'm a veteran and my husband took his life during covid. I lost everything!! Stop waiting for help!! Help yourselves!! They don't care about you!! The government gave me no help whatsoever!! I lived in my car for 2 years after my husband died and my spinal cord injuries. I have had to go back to work at 57yo. Disability does not pay enough to live on. @@vivianblack2951 In many States, a contractor can only charge 10 percent or $1000.00 dollars(whichever is LESS) upfront. They are not a legit contractor if they ask for more than 1000 dollars upfront...Period. Now, about the materials issue. If you are being required by the contractor, to supply the material, that is a huge red flag. The contractor probably has no credit and that isn't a good sign. If you choose to go this route, I advise you to get a written contract with the contractor, that spells out exactly what you are required to do or provide and exactly what the contractor is to do and provide. I have been contracting since 2008 and I never ask for a penny until the job is completed to satisfaction of the customer. I understand that you are probably trying to get the work for as cheap as possible, but just be aware that you generally get what you pay for. Good Luck!

Because in California ADU's can be 800 sqft. That is not an 8x36 tiny home on wheels. There are a lot of ADU builders in Cali. Unfortunately these people got Scammed.
dont you need approval to build any type of building in a property?! Doesn't the city need to approve of the plans and see if its code to even start building? How can you just buy into something without knowing if it was allowed? They had many red flags that a lot of people ignored.

When you steal from a person $50 you go to jail. If there are 5 people in on the theft they all go to jail. Everyone in charge of the company should go to jail.
Where is the oversight?? A bank should not release all the funds at once. They are supposed to do their due diligence in authenticating a building company as well as releasing the funds in partial payments. I would be thinking about what the banks responsibility is in this as well.
People gave money to a company that had never built a single home, let alone a new classification of home, are shocked when company goes out of business before building a single home.
Never contract with someone that is not registered with the State and City. Make sure they have a history with REAL homeowners that you can confirm and talk to.
The consumer financial protection bureau needs to continue being a thing. Although I'm sure state regulators will do their best, we need a federal department that can bring charges in this type of case also.
Hey guys. Always always make sure that any company selling tiny homes has real pics of real jobs done. Request 2 or 3 references so you can speak to real people who had completed projects. Look into making sure your contracted job has a surety bond. They run 100 dollars for every 10000 dollars a project cost. This bond pays for work to be completed if contractors walk or their work doesnt pass inspection. We live in a world where there is little to no protection for consumers so please do lots of research to protect yourself. Never pay full amount upfront and negotiate..
The problem is we're all trained consumers: had over the "kash< get your stuff. I even had to cautiion a LEGAL ADVOCATE as she'd always had over the FULL AMOUNT to contractors. She's a consumer: "it'sl all about me, and what I want, and I want it now".
We are currently buying undeveloped land that requires quite a bit of research and even though we love it, I won't buy it unless it's researched thoroughly. Of course, we run the risk of someone buying out from under us if they pull trigger fast. That's fine, bc something else will come along. Not gonna risk instant gratification that leads to unusable land for the purpose we need

I don’t understand why people give that kind of money up front. For decades, it was a third and 1/ third and a third. It’s like that when it comes to building. Maybe when people give the full amount they imagine the job will be done quicker. I don’t know. It definitely would be a hard lesson to learn.
Oh, having been through the nightmare of home reno, I agree with so many others, never, ever pay up front. Didn't avoid all the normal pitfalls, but most and when it got ridiculous, sent them packing & still had my money for what they didn't do but were supposed to. Educational experience indeed.
Just throwing this out there. But $78k to build a 800 square foot home in Southern Cali seems way to low. Even if the state allows the builds you have to deal with local and county ordinances on the matter. And seeing how much trouble southern California cities gave to building housing for the homeless, I really don't see those same cities being on board with building a tiny home as an actually intended long term residence in your back yard on what is probably less than 1/3 of an acre lot. Even if the home is just 800 square feet, I'm not seeing 800 square feet or real estate in the backyard to build this thing. Which in itself might conflict with local ordinances. So with all of that said, I think two things may be true here. One, the company is guilty of fraud. I took money for services they could not supply or intended to supply. Two, the company was good intentioned, thought they had state law on their side, but then discovered they couldn't get local build permits for the homes they were looking to build. And then they burnt through the money they had already been paid dealing with the legal issues and operational costs. City beauacracy killed them before they even had a chance. And as to the women, good luck getting money from a company that shut down a year ago. That company was likely setup as a LLC to limit liability to the company owner. From the sound of things these two women didn't even take out a mortgage. They paid cash. Now neither one of them have the ability to work enough to go a different route with their home dreams. I feel sorry for the son-in-law. He is dealing with a moody wife, a new baby, and two butch mother-in-laws with multiple dogs all trying to co-habitat in the same home. If that isn't the definition of hell, I don't know what is.

Even when I attended public school (Class of 1971) there were no lesson units about practical adult matters such as filling out & paying taxes, how to pick the best credit card, choosing insurance or standard business practices & how to spot potential or actual fraud. That was public education's golden era & they failed; I can only imagine the sick joke public education has become today.

CFPB was a MAJOR victory for US consumers. Hard fought for by Senator Warren and others. It is continually under attack by US business and CoCs, and fights hard for federal funding from Congress . I fully expect it to get axed under the new Congress with R majorities in both Houses. You-know-who will definitely want it eliminated. Votes have consequences.
I am so sorry that this happened to all the people. Tiny homes are the way to go. And to have tiny homes as senior homes is a great thing. I do not like ADUs as tourist or temporary use.
These people should all be in jail! And the banks should have to return the money, as they are better equipped to absorb (and write off) the loss than a retired individual with limited income.
Imagine how quickly this would be resolved if it were the banks that were defrauded. They have the resources to promptly recover their losses. Individuals without resources will be lucky to recoup any of the money fraudulently paid by the bank in their name.
What’s also terrible about this, in addition to these customers likely losing their life savings, is the bad reputation it gives to the tiny home movement. For many people, a ti y home whether built on site or on a trailer, is the best option for their retirement or even in midlife. Costa are low, maintenance is low, I hope this doesn’t prevent the that people from pursing this lifestyle because of one unethical company.

MY HUSBAND WAS A CONTRACTOR AND he NEVER GOT ALL OF THE MONEY IN THE BEGGING & he ALSO WOULD TELLS THE CUSTOMER THAT THEY NEEDED TO PAY A LITTLE TO START & SOME IN THE MIDDLE OF THE JOB & THE REST AT THE END OF THE JOB ! & THAT'S HOW MOST CONSTRUCTION JOBS WORKED BUT UNFORTUNATELY NOT EVERYONE IS HONEST ANYMORE

Don't let anyone into your life that doesn't respect what you need to do for yourself. @@vivianblack2951 In many States, a contractor can only charge 10 percent or $1000.00 dollars(whichever is LESS) upfront. They are not a legit contractor if they ask for more than 1000 dollars upfront...Period. Now, about the materials issue. If you are being required by the contractor, to supply the material, that is a huge red flag. The contractor probably has no credit and that isn't a good sign. If you choose to go this route, I advise you to get a written contract with the contractor, that spells out exactly what you are required to do or provide and exactly what the contractor is to do and provide. I have been contracting since 2008 and I never ask for a penny until the job is completed to satisfaction of the customer. I understand that you are probably trying to get the work for as cheap as possible, but just be aware that you generally get what you pay for. Good Luck!

Where is the oversight?? A bank should not release all the funds at once. They are supposed to do their due diligence in authenticating a building company as well as releasing the funds in partial payments. I would be thinking about what the banks responsibility is in this as well.

Never contract with someone that is not registered with the State and City. Make sure they have a history with REAL homeowners that you can confirm and talk to.
The consumer financial protection bureau needs to continue being a thing. Although I'm sure state regulators will do their best, we need a federal department that can bring charges in this type of case also.
Hey guys. Always always make sure that any company selling tiny homes has real pics of real jobs done. Request 2 or 3 references so you can speak to real people who had completed projects. Look into making sure your contracted job has a surety bond. They run 100 dollars for every 10000 dollars a project cost. This bond pays for work to be completed if contractors walk or their work doesnt pass inspection. We live in a world where there is little to no protection for consumers so please do lots of research to protect yourself. Never pay full amount upfront and negotiate..
The problem is we're all trained consumers: had over the "kash< get your stuff. I even had to cautiion a LEGAL ADVOCATE as she'd always had over the FULL AMOUNT to contractors. She's a consumer: "it'sl all about me, and what I want, and I want it now".

We are currently buying undeveloped land that requires quite a bit of research and even though we love it, I won't buy it unless it's researched thoroughly. Of course, we run the risk of someone buying out from under us if they pull trigger fast. That's fine, bc something else will come along. Not gonna risk instant gratification that leads to unusable land for the purpose we need

I don’t understand why people give that kind of money up front. For decades, it was a third and 1/ third and a third. It’s like that when it comes to building. Maybe when people give the full amount they imagine the job will be done quicker. I don’t know. It definitely would be a hard lesson to learn.

Didn't avoid all the normal pitfalls, but most and when it got ridiculous, sent them packing & still had my money for what they didn't do but were supposed to. Educational experience indeed.

Just throwing this out there. But $78k to build a 800 square foot home in Southern Cali seems way to low. Even if the state allows the builds you have to deal with local and county ordinances on the matter. And seeing how much trouble southern California cities gave to building housing for the homeless, I really don't see those same cities being on board with building a tiny home as an actually intended long term residence in your back yard on what is probably less than 1/3 of an acre lot.
Even if the home is just 800 square feet, I'm not seeing 800 square feet or real estate in the backyard to build this thing. Which in itself might conflict with local ordinances.
So with all of that said, I think two things may be true here. One, the company is guilty of fraud. I took money for services they could not supply or intended to supply. Two, the company was good intentioned, thought they had state law on their side, but then discovered they couldn't get local build permits for the homes they were looking to build. And then they burnt through the money they had already been paid dealing with the legal issues and operational costs. City beauacracy killed them before they even had a chance.
And as to the women, good luck getting money from a company that shut down a year ago. That company was likely setup as a LLC to limit liability to the company owner. From the sound of things these two women didn't even take out a mortgage. They paid cash. Now neither one of them have the ability to work enough to go a different route with their home dreams. I feel sorry for the son-in-law. He is dealing with a moody wife, a new baby, and two butch mother-in-laws with multiple dogs all trying to co-habitat in the same home. If that isn't the definition of hell, I don't know what is.

"Paying in advance" is a terrible idea....a set up for fraud.
Even when I attended public school (Class of 1971) there were no lesson units about practical adult matters such as filling out & paying taxes, how to pick the best credit card, choosing insurance or standard business practices & how to spot potential or actual fraud. That was public education's golden era & they failed; I can only imagine the sick joke public education has become today.

Try contacting the Consumer Financial Protection Bureau and/or Bureau of Consumer Protection, both federal government agencies. They're good people.
CFPB was a MAJOR victory for US consumers. Hard fought for by Senator Warren and others. It is continually under attack by US business and CoCs, and fights hard for federal funding from Congress . I fully expect it to get axed under the new Congress with R majorities in both Houses. You-know-who will definitely want it eliminated. Votes have consequences.
I am so sorry that this happened to all the people. Tiny homes are the way to go. And to have tiny homes as senior homes is a great thing. I do not like ADUs as tourist or temporary use.

Imagine how quickly this would be resolved if it were the banks that were defrauded. They have the resources to promptly recover their losses. Individuals without resources will be lucky to recoup any of the money fraudulently paid by the bank in their name.
What’s also terrible about this, in addition to these customers likely losing their life savings, is the bad reputation it gives to the tiny home movement. For many people, a ti y home whether built on site or on a trailer, is the best option for their retirement or even in midlife. Costa are low, maintenance is low, I hope this doesn’t prevent the that people from pursing this lifestyle because of one unethical company.
