      If this is an investment property, you should definitely put the second floor in for another bedroom & bathroom. Bedrooms, bathrooms & a good kitchen is what adds value! I’d definitely keep the aesthetics that’s in the bedroom through the whole house. That’ll be in keeping with the surrounding houses in the village. Idk if you’ve ever tried it, but you can take pieces of molding, cast it in silicone to make a mold that you can use over & over again. You can’t use epoxy in the mold, or plaster(but that’s not as strong) to recreate details you have. Another idea is to use a router to make detailed edges on some of your reclaimed boards. Your home is more modern, so you painted the old beams white. The bedroom in the new place is very traditional. I’d expose all the beams I could, sandblasted & just sealed. Same with interior stone/brick walls, just cleaned off & repointed. If you look at all the restoration projects in France, it’s those things that embraces the history of the house.

      I think the ground floor of the building should be used for commercial retail space. The small town should have a pharmacy, a restaurant or a post office. Locally, the municipality should be able to subsidize part of the remodeling for this purpose. The entrance to the house itself could be from the garage side. with a small fauier and the staircase to the rooms upstairs, two bedrooms, a small kitchen - dining room and a bathroom.

      @@Diego_Leon another excellent thing about embracing the interior stone/brick walls but repointing them, it’s a lot less work & cheaper then framing & dry walling them. I’ve seen people chip all the old mortar out between rocks to run electric cables to light switches. They chiseled out space for the socket then repointed it. The window structure looked sound too. Saving the old windows & hardware, just replacing glass, will save you a lot of money & keep the history. I’ve renovated 2 houses & am restoring our (America)1898 house. I’ve restored everything right down to the old locking door knobs & hinges. So, I’ll gladly share ideas & tips! I saved & reused any wood I removed, doors too. That’s a huge savings. Big thing to remember with an investment property is it has to be functional for anyone & everyone. Permanent structures/finishes like floors, bathroom tile, etc should be more neutral. Buyers can change paint colors & faucets if they don’t like what’s there. The biggest key with investment properties is to not spend more on the remodel then the house will sell for. Good luck!!     Congratulations on the acquisition of the new property. It has loads of caracter and potential. Personally, I would transform the loft into an en-suite bedroom and, at the far side open another window for an office area. On the 2nd floor (the amazing bedroom), I would keep all the original features and open up the two windows using them as light for an en-suite WC. Downstairs use it all as an open space kitchen, dinning room and lounge area . Where the "beautiful doors" are (old kitchen whatever area), I would build the staircase and in the stair case area, build a toilet & handwash basin toilet (no shower). I too would try to keep the beautiful original floor tiles for the kitchen area. In the living area having a wood burner is really nice making it cozy for Winter. Looking forward to seeing the great transformation you have for this one. 👍😉

    Really good idea Diego , build yourselves a portfolio of properties while you're both young and fit. Buy them at good prices for cash , renovate them and rent them out , AirBnB is a good idea . Good luck with the new project

    Wow, nice town house. HUGE potential. I think this is one I would start at the top and work my way down. The attic really just needs finishing: insulation, wall board, lights and outlets. A quick easy job, and that gives you a site office. Also, as you work down, all the debris can be easily handled on the ground floor without potentially damaging any work you did before.
    I suspect that small glass door must have been a laundry type room. I do like the general layout. Main floor bathroom, kitchen and living area, second floor two bedrooms and the attic as a studio-office and storage space. Very inspirational view!
    It appears to be a small town, what sort of amenities are there? Would it be a potential tourist rental? Or more a rental for someone living and working in town? Anyway, I’m sure you’ve examined all that already.
    Great project, it will be very interesting.

    Holy smokes you are ambitious! Looks like a great project. Even if you cannot completely save some of the features there are creative ways to incorporate them into the final build. The bits of wallpaper attached to the plaster and of course the gorgeous tiles can be used, or showcased as art and history of what used to be. So happy to see you are branching out with your talent!

    It looks like it was a business. a bakery or something. There are beautiful antique details. These birds on the plaster, frame if possible. The decorations on the cupboard and the floor tiles are worth preserving. It will be a wonderful house. just like your home. nice evening 👍🍀

    I think you are very smart to invest in this home. Soon the other homes that are next to yours will be found out by people looking to have a home to either live in or just a nice place to go . Homes like these are getting very hard to find and they are getting very expensive.
    I'm sure you two will turn this home into a beautiful place to rent out or have a rental apartment for people who are looking for a quiet place in the country to spend a few days or even longer to escape the city or tourists looking for a quiet place to stay.
    The wood work in the upper floor with the fire place is amazing and I hope you can restore it back it's original condition.
    I really like all the large windows and I would restore the two windows that were covered up . My feelings are when it comes to small places like this home is you can't have too many windows to allow as much light as possible into the room. My only concern is the condition of the roof on the adjacent home and if it leaked water that caused the connecting wall between the two homes to fail. You may need to fix the roof where it attaches to your home to stop any water from getting into the wall between your home and the home next to yours.
    I love the atmosphere and the potential of this home. I think you bought at the right time and once you restore this old home I'm sure it won't be long before this village and the old homes are discovered and will be bought and restored. I can picture the street and how it once looked and once the other homes are restored it will be a beautiful place that's getting very hard to find and very expensive. This is going to be a great investment and in the future will gain in value. I'm excited for you and I'd love to fix this home up and live in this quiet peaceful village. You are willing to work to fix this old home and it will pay you a great return on your investment in the future.

    My idea is to use the whole attic as an indoor relaxation space ( because there is no garden)
    with many relaxing areas to chill out and catch sun in winter.
    Put lots of big windows in the attic that can be slid open for fresh air, leave the space as one large room. use the space as a sunroom with lots of plants.
    Include a place to you can sit and relax in comfy armchairs
    Add a kitchenette where you can make coffee and have breakfast,
    gym/yoga space
    Music room
    Library
    home office

    Oh wow! That house is fantastic! I love the bedroom upstairs a lot. It just needs some TLC. I'm not crazy about the wallpaper, it's kind of a lot all by itself. The attic area would make an excellent office space! The small room that has the doors looks like it would be a perfect laundry area! What an exciting new project and a great investment for you.     Oh wow! A new house! I would open up that wall to the street in the garage and make it two rooms. One to hold the car and beside it, a space open to the street on one end, to sit and have a coffee and to have a few plants. I would want a small outdoor space and that would give me one sort of lol🤗 I believe there would be enough room, but it would be a huge amount of work and at least one massive beam to hold up the upper wall. Just a thought❤️🤗🐝

    Je hebt een goede zet gedaan. Nu je nog jong bent kun je een tweede renovatie nog goed aan,lichamelijk gezien. Ik vind het een goede investering. Wat de toekomst brengt,verkoop of verhuur of als vakantie huis is nog ver weg. Daar kun je rustig over nadenken.Ik weet zeker dat jullie dit huis erg mooi en goed gaan maken.

    It looks pretty rough but if anyone can fix it you two can. I watch Life of Ryan and he is fixing a similar house in France. He had to take out all the floors and beams and start over so at least that is already done for you.

    Congrats to a new property! I think the ground floor will be good for a rent to a small business, like a bakery, small shop or a pharmacy. You can also have your local municipality subsidise you for this project, or maybe get you a good credit. You may also have a lot of help from the local community. If you make a separate entry to the second floor, you can rent it as well. So it is a hood investment and you made a smart choice 🥰🙏

There are businesses in France that specialize in old tiles from homes like yours for restoration. You are a smart couple, investing in real estate .     Wow, this new house is absolutely gorgeous! ♥♥♥I can see so much potential here and I'm very excited to see what you guys do with it. My first thoughts are that when restoring this house, you should try to keep a vintage feel throughout. Old style furniture and decor too, being in France it will be easy to find old things. The attic would make an amazing study with such a beautiful and inspirational feel. a desk facing out the window if the layout allows. Definitely use it as a rental/AirB&B. I'm sure even viewers of the channel would love to visit.
    I love how your current home is a mix of modern and old, it's nice to live that way, but your side project should be old vintage where possible.

    I would make this house like a country cottage feel, with oak beams and oak fireplace, all window seals in oak, counter tops in oak with a white mat finish back drop on the walls in the kitchen, all doors in oak or oak finish, we see the house as a one or two bedroom, is there space for a small Balcony at the top of the house maybe going into & through the roof? If so then I would expand if regs allow it. It would be wise to give it the love it deserves as the potential to sell or rent will exceed other houses around it and not impede its value if you were both to put 100% into it, from past experience of your methodical work I believe you can both pull this off to a zenith level of excellence, Regards Sharon.

    ❤ You have made good move to buy this house. It will make good renting or B&B income to support more projects. Good thing roof and some walls already renovated. Try to have optimum bedrooms with en-suites to maximise income. Really looking forward to seeing the progression as you both have time. ❤️❤️

      but houses in italy are a scam, if you want to do some diy, your are .... in italy. you cannot do any thing,
      lots of papers and every thing gets expensive. thats why people move to spain portugal france etc.

    This is an amazing starter home for a young family. I would put back the second floor for an additional bedroom, bathroom and walk in closet. The attic could serve as a home office and storage space.
    There used to be so much space downstairs. You can use the room with the beautiful glass doors as a utility room.
    The d trance hall is huge. You can put in lot of built in cabinets to create a mud room with lots of storage.
    This house has a lot of potential and is very charming. Congratulations on your purchase. It was a good choice and a great investment into a future income property.

    Очень интересно будет наблюдать за ремонтом и реставрацией этого дома. Очень понравилось окно в ванной комнате и светлая спальная на втором этаже. Думаю,стоит открыть те два замурованных окна. Добавится пространства,воздушности и света. Конечно ,обои надо будет менять, но я бы сохранила в рамочке кусочек этих старинных обоев, где- нибудь возле камина. Как память о прошлом этого дома. На первом этаже невероятно красивая плитка на полу. Удачи вам в возрождении этого прекрасного дома. Очень красивый вид на улице на церковь😊

    Diego and Joana, Beautiful property I would try and keep all the old trimming especially the ones over the chimney and also as much of the old floor tile if possible and don't worry this won't be the last properties you and Joana will restore with your enthusiasm and hard work you will succeed , like you said you have the majority of tools needed to do the work

    It’s a beautiful house. I love the facade and all the beautiful woodwork and mouldings around the doors, windows and the chimney. The doors that do remain are beautiful and the windows depending if you want to restore with new glass or get new wood clad windows made will let in so much light. If you can add the ceiling/second floor back in, I think I would. It makes much more sense for it to have two bedrooms. Did I miss the bathroom or was in already torn out? It looks like you might want to start by making sure the house is sealed from the elements. Will you be plastering the exterior? Ah, I can’t wait to see those shutters painted blue. I imagine that the village has an ordinance about exterior colors. I will love watching whatever you and Joanna show us! Thank you!

    For your new property, given that you are in the middle of the village what about commercial space on the ground level and then an apartment for rental Airbnb. A little cafe, bistro or bakery might be nice.

    A new blank slate ! It's interesting that you don't have a vision yet for this ; when I visit a place like that, I immediately get my head filled with ideas XD For instance it's kinda sad that the previous owners gutted it so much, it's very likely there was at least one other bedroom like the one that remains, and it was probably just as pretty. Plus, the ceilings are pretty high already, it's such a waste of space to empty half of the second floor... I'd look into rebuilding that, probably.
    But overall, I think the function will dictate part of the form : if you want an Airbnb (which sucks imho) it's very different from trying to have a summer house to spend time in when you want some time off, for instance, these are two very different things to plan for. If you want to sell it, it's going to be necessary to make it look mainstream and bland, although I think would be a crime (that bedroom is gorgeous !)... So the end goal will matter quite a bit, and the rest will follow.
    Either way it's going to be interesting to see what you do with it. I'd love to see 2D or 3D plans for what it looks like now, and then for the projected result of the renovation. It's something that I regret not finding for your house (unless I missed it ?), some visuals to see what you're starting with, what you want it to look like, and what remains to be done. It'll make things easy to discuss in your comments, too.

    If you want a temporary staircase to access upper floors, Dan from Escape to Rural France made something pretty useful but temporary to avoid using ladders all the time. Might be useful here.

    Hi Mr Leone. I admire you and your wife very much. Restoration of an old building is a privilege and a major project. Clearly the two of you have the skills, energy and determination to accomplish whatever you set out to do.
    I think the little room was a kitchen because the counter under the window has a drain hole. Not uncommon for the kitchen to be completely separate and closed off from the other rooms in those days to keep the cooking “mess” out of sight. Nowadays everyone seems to want an “open concept” living space. But not me and it seems like you don’t want that either. Is the second house still in the southwest part of France? Is it in the Languedoc region? Fantastic wines from there. You are both amazing. A bientot….joe.

    Absolutely gorgeous! I hope you can preserve and restore as much of the remaining features as possible, like the woodwork, the cement tiles and even the windows (I've heard it is possible to get old windows double glazed). It could be a really great opportunity to learn even more about restoration and the use of traditional materials, like lime. It could be a real gem! 😊

    Well done on the purchase! Very exciting. As one of the others commented, two bedrooms (with a possible third child’s room in the attic) and two bathrooms (one upstairs and one downstairs ) with a quality kitchen and lounge/dining area would be very attractive. Very rentable and a good investment for you

    To make the attic space useable, you might need to put a little more work into the roof. It would be nice the get rid of the diagonal braces that break up the space, but I'd worry about some of the old beams. To be confident the roof will hold up without them you would need to shore up the dodgy areas and slip in replacement beams (as has partially been done here and there). I agree that the place has potential and it is within your reach. Looking forward to seeing where you go with it.

    I would love to see a terrace out the window that opens up to the roof from the attic. It would be an awesome place to have one for the view. Just think if you put your office space up there then you could work from the terrace. Would you have to get permission from village counsel to be able to add a terrace on the roof? Love the new place , lots of possibilities for this project. Love , Love, Love the old tiles especially the ones with the birds on them and the ones you said was probably the kitchen area. The room you said might of been a laundry or bathroom , I don't think it would be a bathroom with windows in the doors. Well I'm excite to see what y'all do with it and also your home.

    My husband and I have renovated 12 houses in Australia, like you we have loved every bit of it. They are a ver y good investment, we sold some to finance the next one or build a bigger house to live in. We are now in our 70s and have a great nest egg. Well done
