What's unfortunate is you cannot legally own land as a foreigner in Thailand. There are loopholes, but with them you always have to involve other people, usually local Thai. And you don't want to trust your life savings with other people...

You can own 49% of the LTD, but at that stage you can mess around with the voting share structure and contractual obligations to ensure full control. If you are shopping for houses in this price range you will have access to good lawyers that will ensure bullet clad arrangements and contracts to ensure ownership and control of the land.
it IS legally possible for foreigners to buy property in Thailand. Foreigners are allowed to own property with some restrictions. Foreigners are allowed to own condos but are prohibited from entirely owning land (such as villas or townhouses).
I first came to Thailand in 2002 on an extended vacation and spent a couple of months on Koh Tao. It was a very sleepy destination and it was so easy to relax. I recall there wasn't much other than beach huts for Bt150/night, one small road that never had traffic, and a bunch of dive shops. If you wanted to extend your Thailand visit endlessly you only had to give your passport to "Mr J" for the one day visa run. I was impressed and thought other Thai islands would be similar. A few years later I made my first trip to Koh Samui for a wedding. The crowds were maddening, that ring road [esp on the north and east sides], was non-stop traffic, and as a holiday destination I felt it was overpriced. I did notice that the south of the island was so much quieter [nothing to attract tourists], so it makes sense to build a villa down that way. The places shown in the video are very luxurious-looking, but just not something I would ever spend that much money on. After many years in Asia [mostly China] I've always been skeptical of "owning" property in countries where the laws don't apply equally to foreigners. As someone who's recently become a "low-budget retiree" [whatever that's supposed to mean] in Bangkok I'll likely be a renter for the duration of my stay here [and I'm happy with that].
I expected this beautiful home to be way more. Only 603K USD amazing!!!! I am talking about the first home. The other two are a lot more but are absolutely breathtaking, especially the last one with the most beautiful views imaginable.
A 10% decrease of THB vs USD over the last year does not explain this particular property going down 25%+. The Thai Baht is still stronger then it was in 2015-2017, it's still atm around the 2018 level. Also, prices is already going up, it started months ago, the buyers are back already. Well, the prices were so low after Covid hit that it could only be going up after that.
Well, I really love Koh Samui, but for US$ 5M, I'd get a fantastic house on the French Riviera. #3 house is magnificent, but seems way overpriced to me...
@@marcushojring8415 rich people don't get or stay rich by throwing away their money. Most Chinese millionaires are noveau rich and are therefore clued in to the world or at least will have advisers. I am not saying there are no rich people who overpay for things but it doesn't happen as often as you think. I Would be astounded if anyone paid 5million usd for this admittedly beautiful house, and I am pretty lame when it comes to finances .

Samui always will hold a place on my heart ❤ I had such a great time there in 2018 when I first went travelling, I didn't want to leave samui 😁 such lovely people there, great environment to stay in, nice beaches, beautiful scenery, nice nightlife, it had it all! Would actually break my heart to visit now and see it a shadow of its former self due to the last few years 💔 I would love to get myself a basic condo there or in BKK for sure 🙏 love from Ireland to my lovely Thai brothers and sisters 💜
Beautiful places for rich people who would come for 2 weeks a year. Nice for a party, wedding, or if you bring 10 friends. For me, it's the definition of boring, but it's just me. Foreigners can't own land directly, so it would be nice to have details of the "montage"

There is a problem, because you cant own land/lot as a foreign person in Thailand, but you can rent the land/lot for like 30 years (not sure about the 30 years). It means that you rent the land/lot and then build what you want..
It would be nice if you can explain how a foreigner can own land in Thailand. From what I know a foreigner cannot, unless a Thai person is involved with the property.
I was in Koh Samui in 1992 it was so much nicer then what you can see in this video, it was a Thai island with some backpackers. The place was "far" from the rest of the world.... a place to smoke and relax in an authentic environment, I think it s really sad that this beautiful place became a tourist spot where you can buy these sorts of "houses", has nothing to do how I remember this place..
WOW, that 2nd house is amazeballs. I would want to build a "fire watch" style tower that would let me climb up and sit and read with a gorgeous 360 view of atop the hill

the 3rd is very nice I do think that the 2nd one is in need of an update and could rival the third ... they all are nice in the end. 5 million for the last but 1.2 million for the 2nd is a good deal .... I would take the 2nd and renovate !!!

i live here and i dont find the mozzies a problem. Not many on the hills...u get alot on the roads at about 5-6pm on the way up the hills though. Literally some days not 1 in the villa even with windows open all day. But what thais do is turn is most effective ..turn a fan on. Mosquitoes are the 1st insect to take a break from wind since they are terrible overweight fliers. Snakes dont tend to go up footings , preferring to stay in long grass. Occasionally they get lost and wander in the house. So 2 things keep snakes away, houses on columns and footings (or bridges) ...anything where design reduces their cover, and short / less under growth around the property. Snakes like holes , warm dry areas under houses, they rarely just go in houses. At night we tend to close bedroom doors just in case. But they are really shy so u dont see many. U do get green tree snakes but they arent dangerous. Spiders arent dangerous here, nor scorpions. The most dangerous things about Samui are cobras, inexperienced motorcycle drivers, cement truck drivers and corrupt officials...oh and insanity from having fun!
Funny thing; a normal run of the mill terraced house in the Netherlands that could house 1 family of 4 is just about the same price as a beautiful Thai modern villa. I’m going to cry.
What's the ownership situation on these? Is it the usual Thai owner or Thai Company arrangement? Is it leasehold? Can farang buy leasehold properties alone, or do they still need a Thai partner/Company?
The first two houses reminded me of land locked Hawaiian estates. Never really saw the point of that. Thailand and Hawaii are about the beaches and the ocean. I like these videos better than the "on the cheap vids," though. I'm thinking of moving to Thailand, primarily for the time difference, but don't have much interest in living like a Thai, off of small 1K rentals and street food. One of the things I like about Thailand, is it runs the gamut from "on the cheap" to just as expensive as the West, depending on what a person can, and wants to, spend.
At the current prices for inflation in America this is ALOT of house for that price. You'd easily pay at minimum $1.2 million for something similar in Texas.
Most of the land in Koh Samui are National Parks and for agricultural purpose - according to the land zoning laws. Better check at the Surat Thani provincial office before attempt any buying. Otherwise, you might wake up one day and the whole place has to be knocked down.
Before a house is purchased a lawyer must conduct due diligence which includes a visit to the Land Office to make sure the purchase is registered and legal.

Nice properties, but 600k USD.. Damn. The build cost is likely around 150k USD. Land 50-150k... That's a nice profit for the builder and seller.
You could have similar properties in north Bali for 1/5 of those prices and Bali has way more to see and do than Samui 😀
If you like road traffic , polluted nature and requisitions for everything Bali is definitely your choice, lol.

I was at Western from 1995 to 2007 (yeah, I know, crazy!). Now my wife and I are looking for a lifestyle change and considering a future move to Koh Samui or Phuket. You guys are inspiring me!

It’s a beautiful house, no doubt about it, but living in Samui I would be bored out of my mind.
