West River Homes are awful. No insulation in garage walls or in the ceiling over the garage. One wall at a door isn't tied to the slab and wiggles (the wall) when it's closed. AIr conditioner instead ofa heat pump (heat is heat strips....$500+/month elec bills in the cold months). Part of the roof decking is heat-barrier OSB, part isn't. The build process was awful and they used the base-level carpeting. MDF shelving and trim throughout the house (if that doesn't make you cringe then you don't know MDF: Think of those little compressed sponge capsue toys for kids...what happens when they get wet...). All around wretched.
Little Texas did "God Bless Texas." King George took the "Express" Greyhound bus to get from San Antonio to "Amarillo by Morning." It didn't work out (according to the song) but he learned a hard lesson and wrote said famous song about it. He later took a sponsorship from Chevrolet, who actually COULD get him up to Amarillo by Morning with time to spare (especially with the new "Avalanche" aka Silverado EV).
They are pretty similar but I feel like Perry is slightly higher in price on terms of upgrades. As for standard features a lot depends on community and price point but I would give the edge to highland for what comes in base price.
Could you do a Texas builder video. I'd like to know if you have experience with Anglia. Century communities just bought them and I'm kinda bummed out about it.

They left bricks/building materials in our yard and put sod over the top. The worst part is that they gave about 8 feet of our yard space to the house next to us, without telling us, even though the land was zoned to us. We got it back, but it was a nightmare experience.
I'm out of state and been following the housing scene there. I saw a similar story about a couple that were building with them around that time.I never forgot their name for that reason.
I closed with Brightland in December 2023. Worst decision of my life!! Thank goodness I’m under warranty for a year because I would have been out of thousands of dollars. Brand new AC unit broke in June, my kitchen built-in appliances are separating from the countertops, entire house makes humming noises when we turn on the water…that’s just a few. I’m going to have them come in and fix everything and I’m selling.
Do you look at the before and after (after a few years) of some of these new construction builders, to see how they hold up in terms of competition and their build lv quality?
I think DR express line you plan to use as a rental should be your only option when buying from them. After buying one, i would never buy a forever home from them.
Good points, why developers can’t use common sense and put things people want/need instead of a “beach” or similar concepts in a place where they obviously shouldn’t be is beyond comprehending 😅😅 if you want a beach you should live near a beach town not a one of the biggest cities in a land locked area 🤦♂️🤦♂️

I’m just on number one and having been someone who’s always lived in East Dallas, and my dad was a zoning consultant for developers for 40 years I know all about you know what’s where etc. etc. I get your point but at the same time I think a lot of people are like me When I bought my house three years ago at age 48 I’m not worrying or even thinking about resale value. And people might jump on me and say I should or other people should, but to me do what you want and enjoy it and let’s just say they break even then it’s all good because they didn’t lose any money and they got to enjoy a townhome in Forney or Royse city etc. Not trying to Butthead or argue just pointing out there’s a lot of people like me who we buy things cause we enjoy it and we’re not worried about down the line because about that you’re buying the house to live in now. As I keep driving Lyft I’ll listen between passengersand maybe I’ll have some other thoughts And now adding after hearing the end of your thoughts on number one, maybe more of these developers will add more units like that in these areas especially if there’s a little downtown type area etc.
I think thats insightful and appreciate the thoughts. At the end of the day i think you should buy whatever makes you happy and functions for what you want it to function for. Everyone has different use cases and goals, not knocking that. just here to give perspective
You should tell us who is the company saying not to you know have the inspection or whatever it is and let all of us go on Google reviews and yelp and contact the Better Business Bureau and whatever else we can do, I’ll go fucking protest in front of their headquarters or a model home That’s just BS. I of course also would tell people look in some of the older areas of Dallas and Richardson because you can still find things that might need work but that way you don’t have to drive as far if you’re out in Forney or Roy city, you’re gonna have actual treesand more character in the neighborhood as well. I know that’s not the gist of what you do that thing about the burbs that is just so cookie cutter and I know that’s what Dallas was like when my parents were young. I would love to do In Monterra update, but there’s really not much left to update. The first phase is closing out most of the builders. They only have a handful of things left that are on their inventory. And the next phase probably won’t open up until spring to summer 2025.
