Property taxes are brutal in Texas and NJ. They can go up and down all the time. Thousands and thousands of dollars. Also homeowners insurance, certain parts of the country you have to get extra coverage for things like flooding, tornados, earthquakes, it isn't included in basic insurance its extra! And always get it. You don't want to be that person that loses everything.
I ran into this when we purchased our first home (new build) in Heartland in 2022. Our mortgage went up $600 because of that 2nd year and the property tax including the actual house being built on it lol
So I'm having a new house built, the finance people/ lender is saying that I will have to pay the home owner premium at closing then monthly once I move in. My question is do I need to pay fir insurance when I am having a house built before it's even done? Like they are saying, I have to.. not sure if that is right
In my experience no. Unless you are doing something custom most production builders you dont own it until you close on it. Which means you cant insure something that is not yours. In order to close and take posession you will have to have it insured. Most of the time on that they will fund your escrow account with one year worth of premuim and then you will begin paying on the future months. But again none of that until right before closng.
4:57pm. I’m buying a new construction home in a subdivision. Can I request any upgrades while the home being built. Example, can add a ceiling fan even if it’s not standard?
Depends on the builder. There is a certain point you reach when no changes can be made. And often times they will charge a change fee. In the case of a ceiling fan I wouldn’t do it. You can do it cheaper and better post closing.
I do listings as well. I really enjoy them. Have a lot of fun and they get really great marketing with me. I just do a lot of new construction on the buyer side so if you want to list send me an email or shoot me a text and let’s talk about it.

I've also seen hoa assements to join the HOA on new builds. This can be up to 10% of the sell price.
