Next time you tear out carpet, before you start, park the truck near the front door so you can drop all the carpet into the back ready to go to the tip. Saves double handling it. Take a minute to think through the entire task and plan ahead and you will accomplish twice as much in the day. 😊😊😊
20+ years in flooring. I'd 100% go floating vinyl in that space. The type that clips together solidly. It's going to get wet. It's going to get dusty. It's going to get abused. There's also a substantial variance in temperature and humidity. Some vinyls look exactly like tile or wood, so it's easy to keep the wife happy.

I am a GC and I do Fix and flips. If you love tile, you can repair crack in the slab with an epoxy injection, then put down a crack suppression membrane. Otherwise, I would recommend a SPC (stone polymer composite) extremely durable, great for pets, not very pricey. I recommend doing all the walls do and door renovations first while it is still a concrete floor and install the flooring last. Love your channel. Good luck. Cheers, Marc.
If you want to use tile where the carpet was, it is possible. HomeDepot has a floating tile system. The tile has the foam underlay. Then the tile clicks together, leaving space for grout.. It is regular ceramic tile fastened with a plastic locking bottom. The grout is a flexible polymer. It is easy enough to put together. I am speaking of ceramic tile, not the synthetic but the synthetic is an option in that dry climate.
A clickable PVC floor gives you the benefits of laminate and vinyl; it's cheap, durable, soft enough that it's not noisy, and you can even cut it with a knife so no saw or tile cutter needed, though they do make a special cutter with a lever and a guillotine that makes it super easy
I got luxury vinyl flooring back in 2017 in SoCal. I was super impressed when I went to the flooring store and saw it sitting in a tank of water. They took it out, dried it off, and handed it to me. They let me try to scratch it. It had texture, looked great and I was super impressed. I have a son who was little at the time and I wanted something durable In all the ways that I was impressed with the luxury vinyl, I am still impressed. Where it has failed, and hopefully they've fixed this after 8 years, is that it shrank. I had it installed by a professional installer and the vinyl now has a 1/2 inch gap where it used to be under the baseboard. It is so weird, but where it is hot like where you are, I'd ask about shrinking before I got luxury vinyl.
We put luxury vinyl tile in our kitchen, and we like it. If you go with a hard surface, you may want some throw rugs because all the hard surfaces will cause echoes throughout.
You need to add a couple more rock piles, and maybe transplant a cactus or two, on the path to the door. You'll have a chicane, like we used at base entrances in the sandbox, to slow down the occasional explosives laden car. It would probably slow down the Jehovahs, too.😎☘️

They have an outdoor pool that sits inside a courtyard completely surrounded by "structures" you can't enter the pool area without going into an thru a building. And yet, about a month ago, they found a large western diamondback in that pool area. How it crawled thru one of those buildings without being noticed is anyone's guess... !
LVP is the way to go with pets, also less likely affected by the change in humidity from swamp cooler running. and quite a bit easier to install than laminate to boot.

Only thing I might suggest is consider buying a floor product that has a commercial warranty. I have a product from Canada called Goodfellow SPC (stone product composite) in my home. I am in commercial construction and saw talked to a contractor who installs a lot of commercial flooring in places like fitness gyms. They suggested it was bullet proof. It has I think a 30 year residential, 10 year commercial warranty. I get compliments on it all the time and it was reasonably inexpensive, really easy to install, extremely durable and has integrated foam underlayment. I don’t know if there are other brands that offer a similar product but I can at least highly recommend the goodfellow spc product since I’m abusive to my floor.

Herb build a 4’ X 6’ box using 2x6’s plywood on the back paint the whole thing black, make a PVC looped manifold for it with an inlet and an outlet, paint the pipe black and cover with plexiglass. Tap into it with your waterline and run it to you hot water line.

Load up all the scrap metals and cash in to finance some creature comforts for yourselves or I feel you may become discouraged & overwhelmed, It also make the place look a bit tidier, get some use out of that John Deere. You can load scrap out & come back home with more of the stuff you own at least that you want to bring out.What I'm trying to say is you have to live with some comfort to be happy & that includes the wife too. If the water is any good, make her a garden, buy some rolls of turf to nurture, a project that she can run herself. Spending all your time together can be hard so a little side project or 2 can be good for the soul. Wish you both well from Deception Bay Queensland Australia.

I would recommend renting a mid size excavator with a chuck blade and a thumb. Also a dump truck. That way you can clean the yard flatten and haul away the derelict buildings and dig a hole to bury all the junk/buildings. Chuck blades are good for landscaping. Based on those piles of rocks in front of the deck you need to do some landscaping.
I vote for the floating laminate. Ideally some leveling screed if you need to match the height of the existing adjacent tile. If not, maybe just the "official" underlayment paper or the cheaper verison I've used of rolled out black roof paper that is used under shingles. But I typically use that when luan goes down first then I can tack stable the paper in place and just snap the floating floor together on top. Good luck with your project - nice to see there are other masochists out there that create huge time sinking projects for themselves. Should be pretty slick when done if you get it back to where youcan fly in and out. Cheers !

I installed floating bamboo laminate that you click together. Pretty easy to install, and it held up well!
