- This is truly a fabulous Italian Property. What style! What a views! It's chic! Situated in Umbria on The Tuscan border this beautifully Italian farmhouse has been restored to create a perfect luxury holiday home in Italy. The kitchen is one of the best I have seen and incorporates classic Italian style with modern amenities. Large rooms and bedrooms throughout with high ceilings and antique fireplaces in almost all the rooms. It defines Luxury living!
The ground floor of the main house has a wonderful kitchen, huge reception room and formal dining room with high ceilings, 2 studies, large power room, and an excellent bathroom and pantry. The first floor offers a TV room, two excellent bedroom suites with en suite bathrooms and the most phenomenal master bedroom and bathroom with an open terrace and kitchen.
Additionally there's an independent guesthouse with lovely terracotta floor
and ceiling tiles which is self-contained with 2 bedrooms, a big bathrooms,
kitchen and gorgeous outside terraces.
The swimming pool is in a commanding position with fabulous views of the Umbrian countryside.
There are many local restaurants within 20 minutes

Nick, oh my good heavens what a fantastic property! Charming yes, awesome definitely. The views, the rooms, the details, the ducks. Not just a room (or several) with a view, not just a house with a view, but a pool with a view as well. That was gorgeous and best of all seemed so homely. What is the asking price
I really tried to hold the “OMG’” as long as I could. It blurted out finally at the master bedroom kitchenette. Maybe an extra letter added. This would be the resorts of all resorts in the valley. A house for one family is almost too much to comprehend. You would get your 10,000 steps a day without leaving the house. A beautiful valentine gift for us; thank you Nick. You know I think this area is the center of the universe. I am jealous over your weather as well.

I enjoy your videos so much - my husband and I watch them together and then spend some time getting to know the areas, plotting out walking and biking paths we would use, placing the recording studio and art studio (because in this fantasy we spend all of our time in our beautiful home doing our favorite things), and then we sigh and go back to normal life. But some day, dammit. SOME DAY. :) Thanks for these great videos. I hope you keep them coming. And as the old saying says, "Keep your face to the sunlight and you will not see the shadows." But you will see the flare! 😜

ok, yes....OH MY GOD.....this property is astounding! The owners have impeccable taste, the house itself, w/ those beams, the beautiful tiles in the kitchen, I am obsessed w/ their stove (seriously, the white w/ brass finishing...it is everything), even the shell light sconces in the small entryway (near the kitchen prep area). I could seriously go on and on..lol..even the furnishings (hello, apothecary cabinet?? my dream)... also,I now realize that I truly need a small kitchen attached to my bedroom ...and those views.....thank you so much for sharing

I've always wanted a fireplace in the bathroom!! I'm picturing myself in the tub with a bubble bath, sipping on champagne (REAL champagne!) and a gorgeous mesmerizing fire going in the fireplace. Sigh... Doesn't get any better than that. Beautiful. OMG! I've always thought a kitchen should be attached to a bedroom! How else do you eat chocolate covered strawberries and drink champagne in bed??! One should never have to go far for that! LOL! So I was wrong - it does get better!!!

I discovered you a week ago and my entire renovations on my house have come to a grinding halt because I just can't get enough of watching these beautiful properties you've been presenting to the world. Not to mention your charming narration throughout the video eloquently describing even the most seemingly inane object like bricks with such passion...add in the mix the British accent and you have a successful cocktail. If I finish my house in time perhaps the sale of my house could very well pay for this one. Where's my passport. Nick you've created a charming platform to sell your homes. Some advice from a retired photographer...I have none...I love the rustic lens bleeds through the camera reminiscent to JJ Abrams movie ie Star Trek and Star Wars movies...he uses lens flare to create depth. Well done bud...an Aussie viewer from Melbourne. :)

Nick, your enthusiasm is delightful!! Magnificent property. Perfect video for Valentine's Day, as St. Valentine was born in Umbria and is burried there. My grandparents came to US from Umbria in early 1900's. So blessed to have visited there several times. I just love those views!!

This place has Elegance and refined comfort. Even with the expanse of the space, you feel comfortable and cozy. You could curl up on any one of those couches with a blanket and a good book and not feel out of place in any of the spaces. It's very inviting and charming. One minute you could invite a queen for a tea; and the next minute you could have a homey family gathering.
The views are majestic.
Set up a table and chairs, with battenberg linens, fresh flowers, platters of fresh fruits, vegetables, fresh hard crust breads, cheese and wine, a platter of lemon chicken, and steak marsala under any tree, with a picnic blanket, My Sweetheart, and the family dog. 🍾🥂💐🍋😍 Perfectionery!

This is restoration of an old, nice building done right. I love that they used other colors than white in some rooms too. Sadly you all too often see old places ruined by being all modernized inside.

Holy guacamole! What a beautiful home! I was amazed at the Master's bedroom has its own kitchen. I think there are times the owners get lazy to go downstairs for breakfast and will just make their toast and eggs in the bedroom, lol. I love this property's location. Its layout was properly well planned. If im going to buy this place all I have to add is a library in one of those living areas. Well, if not several kindles. Oh im dreaming right now......🛌😴

Hi Nick, great rummage today! The finishes are spectacular.... views exceptional and so much natural light. I love, love, LOVE it!! Dimensions aren't cozy, but the overall feeling of the house is warm and cozy indeed. I found the acrylic chairs a little jarring, but easily changed... thanks again Nick, for giving me a little slice of dreamtime😊💖
