I just started making cold calls today. Most were just answering machines so left a message saying I was interested in their property and would love to chat with them about it. Also made a note to call them in the near future. If you have any ideas on how I can improve, I am all for it. Even if I were a lot more polished, I would be seeking better ways to improve. I was in another career for many years and I remember starting out doing it, I was more nervous than a cat on a hot tin roof, but after a couple years, I was doing it as if I had been doing that job all my life. Anyway, I would sincerely enjoy hearing more on how to better use the phone to make calls.
You won’t “get over it” if I had to put it into words I’d say it’s more like “going through it” just start doing it and every day that you don’t die after a call session you will gain more and more confidence. And then you’ll get a lead, some appointments, make offers, do your follow ups, and then eventually a deal. Good luck!

just do research on comps (find 3 low that support a justification for cash offer maybe even print out so seller can't deny) be confident in your delivery and you'll do fine!!
Dont waste your time on appts if you know there is no profit. Gotta know your arv and mao. If he still wont come down, see if he's open to creative terms such as subject to. In the mean time have your offer ready to email him. Everyone gets an offer!
