  • Are you planning to build your own house or cabin? Watch this before you start and learn how to avoid potential problems. Inadequate roof ventilation can cause condensation, Ice dams, leaks and black mold. In this episode, I show you how I deal withe these issues.
    Homesteading off the grid and on the mountain certainly has its challenges but there's no place we'd rather live. We restored the old camp and transformed it into a cozy home for ourselves, then we cleared more land, built a workshop and greenhouse and spent the late part of the winter starting seeds and now we're busy planting our first garden on the mountain. Little by little we're reaching our goals of having a self sufficient homestead.

    Sooner or later things catch up with you! That's the way it goes with me. There is always something to do at the homestead. Boss, you're spot on with the solution. If I was there in good weather, I would help put up some tin on your roof, but as it goes now, I am in the tropical weather with my toes in the "sand" so to say!!!     Wow I dealt with ice dams in Colorado forever best way I found is to build a cold rack on top of the roof insulate the bottom of the roof and let the cold rack keep the roof from leaking but then again I was in Vail and tell you right and steamboat springs and different world there. Very good way of doing that boss.

    Jim, I swear both of us learned construction from the same person. Awesome explanation of ice dams and how to properly ventilate a roof. I was however waiting for the blow torch to come out to melt the ice.

    Love that your thinking about the wild life. I had a wood pecker putting holes in my wooding clapboard looking for the flies hibernating, and it was noticeable damage, so the wife told me I’m going to have to shoot him(male) but I didn’t have the heart to do so. I just threw my glove at him and hope he finds food somewhere else. Never thought a woody wood pecker would get into trouble! Childhood cartoons. All the best. Great advise again bud!

    Hi Boss as always I’m happy to see you. Thank you for explaining how to use the venting material. I’m glad the leak stopped. I will use ice and water shield when I replace my roof this summer as well as continuous soffit vents. My vents are about 4 feet apart will change the soffits.     Love your stuff Boss. Here's the problem. Here's how it happens. Here's how you fix it. By the way, this was done before I was born so it ain't my fault. From growing veggies, building green houses, clearing land, cast iron cooking and care and more. This is the place to enjoy and learn. And? You can laugh along the way with voice over squirrels talking, dogs playing and more. And? They care for the wildlife. You're the complete package where I'm off, partial grid, or totally on the grid, you show an easier way of life. Thanks for sharing.

    Another timely video, I used to work for a roofing company handling hail and storm claims, supervising roofing crews and selling new roofs. You made roof repairs, maintenence and new construction quite interesting. The vast majority of people I dealt with could have cared less about the details, they had a check from an insurance company that didn't cover the repairs, so I would go to the insurance carrier and get more $$$ to properly fix things.

    I agree about the ice dam prevention. When I had my house totally reshingled about 5 years ago, the roofer quoted a price that included 3 feet of ice dam protection. I asked for and got 6 feet of protection for about $150 more. Cheap protection, in my book, as I only have a 6 inch pitch on my hip roofed ranch house. Had bad ice dams this winter, about 3 feet high, but no leakage whatsoever!

    I put a metal roof on 17 years ago. First I put 2x3 stringers lagged into the planked cathedral roof and then dropped 2 inch foam insulation into the bays. That left a space between the foam insulation and the metal roof that was fastened to the 2x3. Prior to the metal roof there was no insulation. It is a three season cabin. This method might work for you.

    Take a sock and fill it with rock salt and lay it over the ice dam. No damage was done and it will melt the ice. Easy fix,

    So many people do this wrong even contractors I bought a place all jacked up luckily it's a spare garage/ cabin that was used while our new place was being built. I don't heat it in the winter so no problem but I need to redo the roof but at 63 I'm not feeling like slugging plywood on the second story roof alone. I temporarily solved by removing the ceiling and insulation and put bubble foil and 2 inch foam board insulation in place of ceiling. This leaves a 6 inch air gap. Someday I'll fix it right.

    I was a roofer for 50 years and nobody really understood why ice dams form and I would explain exactly what you just explained, you just did a fantastic job explaining it and I couldn’t have done it better myself what i used for an ice melt after I chiseled a small channel in the ice dam is a pet friendly ice melt or Road Runner brand icemelt which is sold at Home Depot once again you did a great job explaining to the average person how this works and why it doesn’t work and how it will work if insulated and vented properly thank you

    We used asphalt based corrugated roofing panels , about 4x5 size.
    Fast install, can be done with one person. The surface has self ventilation built in.
    The ice and water block layer is an awesome product.

    You may be smiling now, but wait until you get to the building supply store. Building material prices have, pardon the pun, gone thru the roof. Not only that, many materials are in short supply. My water heater just schooled me on long term plans. I was going to replace it last summer, then decided it could wait until this coming summer. Well, it decided to go on Monday morning. Thankfully I caught it at the start and minimized the water damage. It's always something.

    All you have to do is breach the dam and let the lake behind it drain off the roof. I have used electric heat cables installed before winter to prevent ice dams although these are not feasible when you are off grid.
    If I get an ice dam I will fill a nylon stocking with rock salt and lay it on top of the ice dam perpendicular to the dam. Overnight it will melt a channel through the dam and the lake will drain. I don't worry about poisoning the critters. They usually know what's good for them. I still get a chuckle when I think about the look my dog gave me the first time he jumped into the ocean instead of one of our fresh water MN lakes and tried to take a drink.
    I would not physically remove the entire ice dam unless the roof is structurally failing. When you break up the ice a big heavy chunk may break loose. If some shingles are frozen into that chunk, the weight of the chunk will rip the shingles off the roof. If you have to remove the ice, the way you showed is the best.
    At least you have a source for nylon stockings. I get some very strange looks when I have buy some.

    Always a great video with full explanation. My husband usually handles that type of building and insulation but it gives me relief to see him glued to the instructions you give as well. I laughed at all the blue Maxwell house plastic containers. We have had so many over time I finally had to start giving them away as we don't have much storage here to store them but in time, as we add more buildings and more shelving then we will be back at it. I use a super big one to store our coffee grounds and egg shells until I walk out to compost them. Today we got our second load of sheep manure from a Jacob sheep farm for free, we emptied their feeding and sleeping shed in two days of labor for an elderly couple. They were super pleased with what we accomplished for them. We were super pleased with the garden gold. I have been planting already outside as well. I just put straw on top but my greenhouse is growing great stuff to be put out when I get more beds going. We are in zone 7 so have longer growing seasons than NH. I am going to help a neighbor half an hour away with her garden and she is gifting me with some blackberry and elderberry startings. There are many ways to barter labor for what you need. Many in my area have not started their gardens yet but I am doing things that love it when colder for starts like peas and mulch heavily with straw. I am also not afraid of failure because I try many methods and learning this homestead in our second growing season. I was reading last night Psalm 65:10 You (God) drench the plowed ground with rain, melting the clods and leveling the ridges. You soften the earth with showers and bless its abundant crops~~~~and then in vs 13 reminded me of the sheep farm I went to yesterday~~~~~The meadows are clothed with flocks of sheep, and the valleys are carpeted with grain.     Unless you use Ice & Water Shield under the metal roof. YOU will have leaks due to the rubber gaskets on the screws when using Barn steel, with the ribs. Standing Seam Steel won't leak because the screws are consealed. I would also assume using the new Steel Shingles would have consealed screws. I have barn steel on my single story roofs and now they are leaking. No one in my area of NW Wisconsin does roof sealing, so I guess I will have to replace the barn steel with something else.

      I fix leaking metal roofs in Texas.
      The rubber grommets on the screws rot or the person who put them in torqued them to tight.
      Search for a product called NP1. It is a commercial grade urethane sealant.
      There are several colors.
      Ace Hardware sells it here.
      Wear clothes you do not mind ruining. The stuff will not come out.
      Get a GOOD caulking gun.
      Wipe the dirt off around the hex heads.
      Shoot a spot of NP1 on top and then wipe around and seal the screwheads.
      Do this to every screwhead.
      After 24 hours run a water test on the roof and see if it leaks.
      Flood each screwhead.
      If it does you missed a spot. Fix it.
      While up there check the roof stacks and other penetrations for damage.
      The plastic roof stacks have a rubber ring around the pipe.
      They will rot over time.
      One fix is to NP1 a new gasket ring.
      A little bit of gasoline will get NP1 off the skin.

    Thanks for the ice dam explanation and solution. I have water damage to my home b/c of this. What a mess! Also it was clever of you to tape plastic sheeting so the water could drain into the bucket on inside floor. As you say it could have been worse.You always teach me something.
