So , i love the Abruzzo but yesterday and today uhhhh , it felt like back in the Netherlands, raun rain rain .... but offcause it's autumm , so everything is possible. 😅😝 but i don't like it. Well, Dave, here on the east coast of the USA it is 7:25 EDT and I'm drinking wine and watching your video! And you have hit it out of the park once again! Actually, to be honest, any property you show that has the possibility of a second bathroom knocks it out of the park for me! That little bath/laundry can certainly be turned into a bath as long as we have adequate water and drains, and my husband is a plumber! All jokes aside, nice property, I could see planting lemon trees in the back. Some one will snap this one up for sure. Thanks for making grandma's day!

FYI ..... the small one storey building beside church and across from castle is actually the doctor's office. Used to be town hall many years ago but its moved to newer building in lower piazza behind you in the beginning of video. The long cable hanging on wall in first bedroom that you pointed out is actually a "cheater" 3 way switch for lights. It can be moved to hang down over headbboard of bed so u can turn the lights off from comfort of your bed once nicely tucked in. In a new house or as part of renovations, they normally add wall switch on each side of bed location but these were afterthoughts from a long time ago, which still work perfectly fine ......

Wow, that is a million dollar view for a bargain price. I sure would want to investigate if the back of the house could be opened up. But it does look like there could be more repairs than first appears. But if the view could be maximized the money put in would be worth it. There are good possibilities either way this one I think. I always love watching your towns tours of these beautiful towns. This home needs work but has a ton of potential. The views are amazing, the outdoor space is very manageable. With a bit of creative work you could have an amazing home, at an affordable price.
An extremely deep clean and few gallons of paint should work wonders on this nice little property. Inside, I'd create a true galley kitchen. The adjacent room would be my day to day living/TV room, and I would line the other downstairs room with wall to ceiling bookcases along with a comfortable pull out sofa to create a library/emergency guest room. I'd tweak the utility room to make it primarily a more usable powder room, although the washer might have to stay there. Upstairs, I'd consider putting a tub/shower combo in place of the shower stall. The little area outside the bathroom would become a dressing room - housing some closet & drawer units which along with the bedroom would create a master suite. I'd wait to see what the 2nd bedroom was needed for ... perhaps eventually a study, hobby or game room ...?? I rarely use outdoor space, but would lean toward the terrace and balconies when needed. A little topsoil and some hardy ground cover would hopefully give a bit more curb appeal to the outside grounds. Thanks for an enjoyable video, giving me lots of fantasy decorating and furnishing to do.
I would suggest you get a laser "tape" measure, Dave, so that you're not basically guessing how big rooms are, but you're likely to forget to bring it along as you forget the flashlight/torch. 😅

Fantastic again but for me not flat enough and no condition for the style Parks in thoose hilltop towns .... i can't do it but beautyful. Guardiagrele and xs villages arount is my dream but it's fantastic everywere but see does friendley old bent over 100 year old lady's passing me in those stai streetd ... my god , they're used too that !! Gym every day off their life , so healthy !! Love it !! No car .. respect . Fantastic location David in the edge you get thoose amazing views!! Capestrano also , and the one in FSM peach one , fantastich build in stone mountains and drop down with the panoramic views,... in the evening god .. i would cry . Tonight is the big moon and the last time for maaaaaany years i win't see it again , so ik go sit and watch this special evant, but the clouds Hummm don't know iff they will let us see the fenomeen. The park beside bar that Dave pointed out is actually pretty flat, although not as big as the one in Guardiagrele. Guardiagrele also has lots of stairs, uphill, downhill........ its the built in stairmaster without the gym membership .....
The supermoon happens a few times a year, to a bigger or lesser degree, depending on where it is in its cycle when it is closest to earth in its elliptical orbit. It's more spectacular when it's a full moon like this past week. Great views when it's rising out of the eastern horizon ....
If what the woman said about the ruin us true, I would have no problem clearing the wood and running the lawn mower for another 30 mins each week. The children can occasionally set up their foldable soccer nets on the grass.

I'm sorry, Dave. This is a terrible property for the price. The cantinas and under the garage are for hobbits. You can't even show them or the garage. The communal driveway is a deal breaker because it's narrow, sloped and can't be gated. The rooms are small and the property is all old concrete and filled with garbage. The electrics are old and I'm sure the plumbing needs to be redone. The biggest problem is that the walls are so thick, you cannot open things up without compromising the building. This property would cost way too much to renovate decently and you still wouldn't have anything special. You have shown much better than this and views are easy to get anywhere in Abruzzo.
What a scumbag you are! Leave your negative thoughts at home and don't vent your stinking ideas about someone's property. Let the people who are interested decide 4 themselves.
Dave's sales patter really has bells on sometimes, more so in recent videos like the art studio one. I know it's your job to talk these places up and earn the commissions etc. but you're trying too hard fella! :) 80k, every area of the house inside and out is compromised or needs attention and there's a lot of cheap, industrial-looking blocks on show. I love your tours Dave and always watch them, and you've shown places three times as good for half the price, but if you don't diall back the hype people will find it hard to trust you. Just my 2c!
I love your tours but I’d not buy from you Dave, I MIGHT look at some of your properties but as it’s been said it’s a lot of sales patter and you’re not taking into consideration the cost we have to pay out to get there, accommodation, meals etc only to find so many aren’t worth the money.
I would open up that wall between the kitchen and dining room, expose the stone and expand the kitchen. Americans like big kitchens. What is with italians and their dining sets. I'm of Italian descent and still don't get it. Multiple dining areas and a couch in the kitchen....io non capisco!
I'm sure owners wouldn't mind selling. Would make a great project for handyman or have contractor turn into two bnb units. Then you could have a real villa area and offer access to your above ground pool ....

Might even manage a solar panel array on that SW facing roof tied in with battery banks in the attic storage spaces that would give you lots of hot water for in floor heating loops or run split AC/heat units for those very hot and humid summer days or cool winter nights .....

Hmmm ..... Not in this town or immediate area. Possibly up in Roccaraso/Rivisondoli area about 30 min away where a lot of German and northern Europeans have apartments and chalets, mainly for winter skiing but also for great summer hiking.
Many people like to have their own personal pool that they can just go outside and use. Lots of work to keep clean and filtered but those are choices people make.
I have seen this property. It is nothing like Dave describes it here. It will need at least $50k to bring it to a comfortable living condition. House has zero direct views towards Maiella Mountain, not even one window on that facade facing the Fara San Martino and Civitella M.R. Dave after selling so many properties and gaining peoples trust you don't have to lose that trust on false advertisement. Unless seller is your close relative it's mindboggling for you to describe this dungeon the way you did on this video.
You must have seen the wrong house ...... €50k will turn this into a nice villa with backyard above ground pool, not just "comfortable". The "back" wall doesn't have windows as that faces south/southwest and would get the most sun/heat in summer. Our house in main town is the same with windows/balconies on the three other sides ...... but I'm sure you could add some windows on that side if u really wanted to 😊 The "view" towards CMR, Fara SM and the mountains is from the side windows/balcony in the dining room and upstairs bedroom just like was seen in the video if u watched it .... That second dining room/lounge would actually be good for a new large kitchen with an exit out to the large side terrace. The first bedroom could then have an extended balcony/terrace in place of the small one that is missing part of the railing. Then you would have a partially covered terrace below for those really hot days with access to your very own above ground pool in that space beside garage that Dave pointed to. It look to be just about the right height relative to terrace at about 1.8m and u would have sun from mid morning to when it sets behind the left mountain of the two u see from there ....
The existing small kitchen could then be turned into an opulent main floor washroom with walk-in family sized shower, jacuzzi tub, toilet, bidet and a double sink his/her vanity ......
By the way, above ground pools are apparently much easier to install as they have fewer restrictions, being considered "temporary" structures. Doesn't seem to be an issue regardless since Lexi and Craig that Dave mentions and points out across the valley have had an in- ground pool installed on their property.....

The property is 79k including all fees and taxes, I have been doing this for almost 20 years now and know how sales go in these areas and know a bargain property when I see one. Still confused Heard you can open a non income corporation and corporation can buy a car .insurance is higher. Is this true? Would really appreciate a reply I'm really interested
You have to be RESIDENT to buy a car and u have to get Italian drivers license after 1 year when IDP runs out. If its only a holiday home, easier to just rent a car or get a long term lease to get around restrictions. U can then leave back to home country abd get a new 1 yr IDP ....
Stayed with friends when I went on Dave’s tour in April. My friends bought a lovely house on a ridge outside of a tiny town so they have to drive EVERYWHERE. They are just 90 day visitors (2x/yr). Initially they did long term car rentals (for years) but then their friend who is their Italian architect knew someone selling their old car and helped facilitate the car sale. Don’t know any other details other than they do not have citizenship or their permisso di soggiorno. They pursued it for many years but they are now in their 70s and tired of the bureaucracy and obstacles so they decided to just fly back and forth once or twice a year for as long as they can instead. They would prefer to live there but feel it’s not an option for them at this point in life.

If you live here you get an Italian ID card with tax code, the codice fiscale. With that you can buy an Iralian car, as long as you have a valid driving license. Even BrexBrits can do that. American have to redo their driving exams and get an Italian license. So what's the problem? You don't get things on a gold plate in life, do you now? And when you move here, it's NOT like home, right? If you want that, just stay home

We had 2 inches of snow last night at the Grand Canyon.
I think I'd convert the dining room into a nice new kitchen and strip the kitchen and make it a dining room.

I know it's your job to talk these places up and earn the commissions etc. but you're trying too hard fella! :) 80k, every area of the house inside and out is compromised or needs attention and there's a lot of cheap, industrial-looking blocks on show. I love your tours Dave and always watch them, and you've shown places three times as good for half the price, but if you don't diall back the hype people will find it hard to trust you. Just my 2c!
I love your tours but I’d not buy from you Dave, I MIGHT look at some of your properties but as it’s been said it’s a lot of sales patter and you’re not taking into consideration the cost we have to pay out to get there, accommodation, meals etc only to find so many aren’t worth the money.

I would open up that wall between the kitchen and dining room, expose the stone and expand the kitchen. Americans like big kitchens. What is with italians and their dining sets. I'm of Italian descent and still don't get it. Multiple dining areas and a couch in the kitchen....io non capisco!

Might even manage a solar panel array on that SW facing roof tied in with battery banks in the attic storage spaces that would give you lots of hot water for in floor heating loops or run split AC/heat units for those very hot and humid summer days or cool winter nights .....

This would cost way more than €40k to make it as nice as you want to think. Not sure where you are getting your costs from and I hope you see what a geometra says first!

Just stating some "realistic" facts as a structural engineer for the past 30+ years and familiar with these house constructions and what can be done at what cost. Unless you plan on putting Carrara marble everywhere, not sure what you're planning on doing that would cost an arm and a leg as you seem to think. .....
The location was nice, but in my opinion the house is not, need to renovate and spend more.

Hmmm ..... Not in this town or immediate area. Possibly up in Roccaraso/Rivisondoli area about 30 min away where a lot of German and northern Europeans have apartments and chalets, mainly for winter skiing but also for great summer hiking.

I have seen this property. It is nothing like Dave describes it here. It will need at least $50k to bring it to a comfortable living condition. House has zero direct views towards Maiella Mountain, not even one window on that facade facing the Fara San Martino and Civitella M.R. Dave after selling so many properties and gaining peoples trust you don't have to lose that trust on false advertisement. Unless seller is your close relative it's mindboggling for you to describe this dungeon the way you did on this video.
You must have seen the wrong house ...... €50k will turn this into a nice villa with backyard above ground pool, not just "comfortable". The "back" wall doesn't have windows as that faces south/southwest and would get the most sun/heat in summer. Our house in main town is the same with windows/balconies on the three other sides ...... but I'm sure you could add some windows on that side if u really wanted to 😊
The "view" towards CMR, Fara SM and the mountains is from the side windows/balcony in the dining room and upstairs bedroom just like was seen in the video if u watched it ....
That second dining room/lounge would actually be good for a new large kitchen with an exit out to the large side terrace. The first bedroom could then have an extended balcony/terrace in place of the small one that is missing part of the railing. Then you would have a partially covered terrace below for those really hot days with access to your very own above ground pool in that space beside garage that Dave pointed to. It look to be just about the right height relative to terrace at about 1.8m and u would have sun from mid morning to when it sets behind the left mountain of the two u see from there ....
The existing small kitchen could then be turned into an opulent main floor washroom with walk-in family sized shower, jacuzzi tub, toilet, bidet and a double sink his/her vanity ......
By the way, above ground pools are apparently much easier to install as they have fewer restrictions, being considered "temporary" structures. Doesn't seem to be an issue regardless since Lexi and Craig that Dave mentions and points out across the valley have had an in- ground pool installed on their property.....

The property is 79k including all fees and taxes, I have been doing this for almost 20 years now and know how sales go in these areas and know a bargain property when I see one. It may not be to your taste but that is the way property viewings go, one person's house of horrors is another person's dream.

You have to be RESIDENT to buy a car and u have to get Italian drivers license after 1 year when IDP runs out. If its only a holiday home, easier to just rent a car or get a long term lease to get around restrictions. U can then leave back to home country abd get a new 1 yr IDP ....
Stayed with friends when I went on Dave’s tour in April. My friends bought a lovely house on a ridge outside of a tiny town so they have to drive EVERYWHERE. They are just 90 day visitors (2x/yr). Initially they did long term car rentals (for years) but then their friend who is their Italian architect knew someone selling their old car and helped facilitate the car sale. Don’t know any other details other than they do not have citizenship or their permisso di soggiorno. They pursued it for many years but they are now in their 70s and tired of the bureaucracy and obstacles so they decided to just fly back and forth once or twice a year for as long as they can instead. They would prefer to live there but feel it’s not an option for them at this point in life.

If you live here you get an Italian ID card with tax code, the codice fiscale. With that you can buy an Iralian car, as long as you have a valid driving license. Even BrexBrits can do that. American have to redo their driving exams and get an Italian license. So what's the problem? You don't get things on a gold plate in life, do you now? And when you move here, it's NOT like home, right? If you want that, just stay home

I'm sorry Dave, but you're enthusiasm over sold that place by a long shot. The layout is horrible and I don't even think a good architect could save it. The kitchen and bathrooms are a joke. I like so many of your houses and can see possibilities in even thous I'm not that impressed with . Except for the views and location. I liked the town., that one left me completely flat. Of course it is full of junk.....What is it with the tiny hot-water tanks in these towns ? If they are electric , it takes a long time to reheat the water . No wonder tat tere are no bathtubs ....The town is just too run down for my taste.....but ...
