    It's so cool to see the area that we just drove through. We watch your videos from Canada and we just got back from Italy. We rented a car and we specifically drove through Umbria and Palombaro because of your videos. The videos just don't do justice to how beautiful it truly is. 🥰

    This is a bargain, buy for 40000 euros plus fees then spend 20000 euros. Excellent place for under 75000 euros. Great place.

    Wow incredible value for £. I'd connect all the floors. Put a breakfast bar in the current dining room. I'd make a large lounge on the ground floor, two further bedrooms and a modern kitchen. You never mention bunk beds which are great space savers esp for kids. A great property for a crazy price.

    As the previous comments state, lots of potential, and at the price, you could have extra cash to invest in renovations. The terrace is great. I've seen properties you've posted that I liked better, but this one is definitely up there. Your videos always make my day!

    I love the potential of this place. Considering that bathroom and kitchen are so small, and there’s no laundry set up, it would be sensible to address those things. So - on the main floor take out those walls, shift the kitchen to where the fireplace is and add a nice bathroom where the kitchen was so you end up with kitchen, bath and a common room on the main floor. Figure out where to put a descending two level spiral staircase going to the lower rooms, keeping the stairs on the same side of the lower levels (providing two more common areas). Then, on the other side of the lower level rooms you’d have two more private spaces which could be used as bedrooms, office or den. The top floor becomes one huge master suite with private bathroom and communal access to the terrace. Terrace gets set up with outdoor kitchen and possibly a laundry room up there if it’s permitted. If it turns out that the laundry on the roof terrace is not possible, I did notice a sink in one of the basement rooms, which could be repurposed into laundry on that level. In any case, that area could also become a third bathroom/laundry room. This could be a very nice family home laid out this way. But I did also think that the bottom most level could be renovated for use as a studio, workshop, or office for someone who works from home. Lots of potential in this property. It’s a good thing it’s so cheap, because renovating those lower levels and finishing the rooftop the way I’m thinking of probably aren’t!!

      You laid out exactly what I was thinking!! This property has sooo much potential and could just fabulous if done the right way. And I love a big balcony with a view to sit out on and drink my morning coffee and contemplate the day ahead. Would have to change those tiles though; maybe to the ones I would put up on the terrace.

    Wow. What potential. I would want to open up the ground level. See if a water closet would be able to be fitted. Id consider a huge master suite on the first. then develop the lower levels into a guest/extended family area. So much potential.

    As a couple interested in another property...we hate these videos as they question if we are making the correct desicion.

      i had that "proplem" for 2 long .. what iff etc etc but keep in mind what you realy are looking for and stay with that plan because it WILL MAKE YOU CRAZY and that is not what you want 😊 ... i'm so happy with the house i find (it found me by the way) but iff it's the right one YOU KNOW !! and others don't matter anymore !! Sooo ?? 😅😅 good luck !

    It's just very small even if you knocked out some walls and know your going to have to hire architect to see what is doable and hire contractors and buy the materials . The upstairs is to small to start tearing down walls. If you want to combine the lower level which is equally as small that's thousands of dollars more besides what is going cost for the top level. That's a lot of money to end up with a one bedroom house with basically no living room or anywhere to do laundry. It would be nice for a retired couple to use for a vacation home so it would only need minor remodeling.

    WHat a fabulous apartment. Too many floors for me but that HAPPY HOUR TOWER. Unreal views. I can see the sea. UNREAL. This will be perfect for someone. I have restored historic homes for over 30 years. I don't want to restore an old property at my age. I will be looking for a place to live when I get there. I bought a small bolt hole in San Martino but it's not my forever home it will eventually be a rental after I get situated. Find me the perfect apartment dave....Hugs from Upstate New York USA. Gina moving to Italy/Portugal SOOOOOON.

    I would make the kitchen a bathroom for guests and the smaller bedroom. The kitchen dining would be half the lounge, which is large enough for both. Downstairs the second/spiral area would be a bathroom.. Put an arch in and make it connect to the other third room which would be a kitchen/utility room. The first room would be a lounge connecting to the bathroom through a door so you don't have to go outside Upstairs would be bedrooms, with a wall between the landing and the first bedroom.

    If you call 10°C freezing, it tells me summers must be 40°C or so.
    And in villages, where do you park?
    I LOVE that there are walls. That there is a foyer. I can't stand having the kitchen in the living room.
    However, the kitchen is minute, as in many Italian houses it seems.
    My husband's grandfather was Italian. I've visites twice and didn't much like it. Just had a general uneasy feeling.

    This place has loads of potential, i might not remove the walls on the main floor, but I'd certainly add some stairs to connect both houses. The idea of a summer kitchen also sounds like a superb idea.

    Great home in the center of town walking distance from local shops. I love the idea of making the ground floor into an open plan living. Lovely balcony with a view of the mountain. Very nice sized bedrooms with lots of potential.
    The roof terrace very large with amazing views. The space below is like having an additional living space with storage.
    What a deal for the price.

    interesting house for sure. I'd imagine a good architect could do wonders with it. For that price, you could still do a lot.
    What would I do? I'd defiantly open up the down stairs for a really nice kitchen family room. Every thing I could and still keep the roof from falling. I'd have to think about that red stuff on then walls. I'd probably have to paint that over. But that green tile on the balcony would have to stay. That's just too cool to lose. On the cantina level I'd have a decent workshop/ studio for me. and convert the rest into the house. More bedrooms and a bath. No kitchen though. Upstairs I'd lose that cramped bathroom and make it a closet. then use that small " bedroom" and turn it into a nice large bathroom for the master.
    Question though? Why do so many buildings here look so gray and moldy. Is the town undergoing a restoration? are more things being restored every year.? I do like Polemboro, but it has a tendency to look a bit dingy. I'm not sure how much that would bother me.

    Wow, what a place for the money! Personally, I'd turn it into an upside down house by changing the kitchen into a big ensuite bathroom. Close off the doorway and create access from the lounge, that would become the bedroom with the balcony. Upstairs, id turn the smaller bedroom into a galley kitchen and convert the master bedroom into the lounge diner, giving an Upstairs loo and communal access to the terrace.
