      lol this is Alabama, it doesn’t rain unless it’s a heavy rain. We have a good rain about on e a week. There’s an overflow culvert if it ever gets that high

      Looks far too close to the lake to me, too. And too pricey for what it is. I've watched a lot of tiny home videos and these are very, very basic. Appreciate the detailed tour, though. More tiny home communities are needed.

    Why is the incredible cottage facing away from the lake? Wouldn’t you want to sit on the porch and look towards the lake?

      That's the front door also, so it can be turned around but the owner/renter would have to walk to the back to get in the home (which is ok). But there's probably an option to build a little sitting area in the back

    😮 damn this is a very nice place. But one thing you need to reconsider is that you are putting the tiny houses way way too close to the water's edge. If you should get a torrential rain the front of that house is going to be in the water. You honestly and seriously need to reconsider moving those trailers back on their lots, for the safety of the residents and the safety of the house and the cinder blocks. This way by moving those tiny homes back away from that lake waterfront and giving security that they're not going to fall into the water or be in water from a torrential rain as I said I've seen this happen before and it was sad so so sad. The lights are a little too small plus people are going to want a sitting area out by the lakefront or even have a deck out there this needs to be all reconsidered. So please take into consideration for the residents and the safety of these little tiny homes they need to be moved back away from that waterfront. Please get them moved back at least a good five to six feet or better away from that waterfront. This will make it say for all. It is not safe that close to the water's edge.😮😢

    Too close! I would like to have a bit of a backyard: a place for hammocks, chaise lounge, BBQ, herb garden, fire pit, outdoor table, shed, ...

      The home was designed with the porch on the front door. Pretty common here in the south. Otherwise you’d have to walk around to the back to get in or out of the house. Also, the bedroom area is on the opposite side of the home, so you can have the more private side of the home facing the lake

      This isn’t that kind of property, homes on the lake have the lake view right out their bedroom window. There will be communal fire pits, grills, dog park, walking trail, gym, hot tubs, gardens (in the sunny areas) that people won’t have to buy or maintain for themselves (and join in the community aspect)

    Thank you for the tour. I appreciate all the hard work you and your crew are doing to make an affordable and safe place for people to live. I've read some great suggestions and design ideas in the comments. Just starting to search out tiny homes and communities online, I've noticed that none have a murphy bed included in the build. In this style home I would block a window in the living area to have a murphy bed with TV attached on the underside so when it's folded up that space is usable. The bedroom space would be a sitting/craft/work area. Thanks again and happy home hunting to everyone.

    First, I will say thank you for all the measurements, that really helps put things in perspective. This is a cute house, but WAY to close to the water. IMO it should be pulled back until it is more level naturally, giving the resident a bit of space and also a way access the outside of the building. Never a good idea from an engineering standpoint to block on the side of a slope, especially when that slope leads down to water.
    Second major problem, Both windows in the bedroom don't open! Yikes! Why no opening windows? IMO those need to be replaced asap. That is a safety issue, as there is only one door on this cottage. This is a cute cottage and having a washer and dryer, plus a closet is great. I would probably take down the barn door to the bedroom, to be able to use the wall space.

    Hans, it would be helpful if you would put masking tape on the floor, outlining the actual footprints of both a queen and full size bed, along both the back wall and the side wall, showing both arrangements. Then people could see what would actually fit in the room.

    I would put a day bed, or something like that, across from the kitchen and make the back my living area. When you have company, all can enjoy the view and have better access to the bathroom, not walking into the bedroom. Or as is would be nice too. Love the cottage and the view

    They should put the higher toilets in the homes. Senior citizens need the taller toilets! It’s too hard for senior people getting up from the toliet. Especially if they have bad knees, hips, etc.

      You can’t even hardly put a down payment on a traditional home for $15k. And you’d be hard pressed to find any space for less than $300/mo, especially with access to all this property has

      He’s right! We are considering a move to a small community in 2026 when hubby retires. Our community in Ruskin Fl just raised our lot rent $75 each year for a 3 year period. Who knows what it will be after that. It will be well over $700 in the 4th year I’m sure. Amenities are big for us and would need to make a decision based on that as well. Can you tell me if there will be a storage area for boats, etc. thanks!

    This absolutely beautiful and I would put two full sized bunk Murphy beds in the bed room and left and right sliding doors in the bedroom closet. Really wish I could have this sale!

    Are utilities included with the lot? That’s pricey. Title? What if lots are sold? A lot of unanswered questions and that’s sketchy

    What’s the monthly rental fee for the lot? Also it’s to close to the water and just 2 homes? No lights outside and where do you park?

      $300/mo. Property is still under development. Yes just 2 homes have arrived from the factory so far. Phase 2 work is underway; 1 parking spot next to or in front of home (depends on phase/lot)

    Hans, a tornado shelter would be a good thing to build on the property for the residents. Some tiny home communities have them in Texas. Also I have seen some tiny homes strapped down too. Residents should be asked to have a fire extinguisher on hand. Safety first. 😁

    There is no way a queen bed will fit into a space 80" (at least with any kind of a frame). Thank you for the thourough measuremets of the home.

      @@KatieAllison77 ITH's drawing shows this as 80" as well so his measurment is correct. Again, a queen sized mattress is exactly 80" long and there's no other way to get it in there without wedging it between 2 tight walls. I also suspect he didn't measure the space to include baseboards on each wall making it even tigher and near impossible to get a bed frame in there. Supposedly, ITH is now making that cottage 10-6 wide on the outside now. Don't know it this translates into a wider bedroom.

      @@vancey6072 Let’s say they full 6” is added to the bedroom. How much room would a person need in order to pull a fitted sheet onto a mattress - take into consideration the width of your hand/wrist and arm. I’m fine boned and can say that 3” would not be enough room to tuck a sheet under a mattress that close to a wall. I think someone just needs to eat crow and say they made a mistake.

      @@KatieAllison77 Yes, even at 86" it's hard. I have an RV with a tight queen and it requires the mattress to be "lifted" just to change the bedding. ITH generally doesn't think things through with their builds. In this cottage for instance, a taller person will hit their knees on the vanity. And there is no place to mount a TV on the wall that has the barn door in the living area... I'd just leave the door off. Speaking of doors, the main door swings into the living area which is aready cramped. Overall, the whole thing is just too small. It's more "cute" than livable.

      You'll need to seal the underbelly to prevent moisture-mold, it's all wood. I've seen a spray on rubber that companies do.

    A small Murphy bed/desk would work really good. Online they have a good variety of styles for twin, full or queen size, the lg ones would block the window though

    Per what Randy has said, 10' or 120 inches, is the exterior dimension of the house along the back wall. If you deduct 2.5 inches for the thickness of each of the wall panels, 37 inches for the shower area, and 2 inches for the bathroom wall, You're left with 76 inches max. No way a queen size bed, at 80 inches, will fit along the back wall, A full or twin will be a tight squeeze, leaving no room for a headboard, and barely enough room for your finger to put on the sheets. If you put a queen size bed along the side wall, not only will you lose the closet doors, but the bed will extend into the entrance to the bedroom, reducing access. You'd actually have to almost step over the bed to gain access to the bedroom. Not being negative, just doing the simple math, and numbers don't lie. Randy said that future versions of the cottage will be 10' 6" inches wide, and my guess is that he realized that a bed will not fit along the back wall as presently configured. We'll see if he actually follows through on that, or will it be another forgotten promise.

      Randy made the Cottages wider. The exterior walls are 2.78" thick and the homes were built wider so that there would be 80" for a bed. It's on several of the Cottage videos. Hans is not lying.

      @@KatieAllison77 It 's psychologically impossible for the members of a cult to criticize the leader, so they would not blame RJ. These are the rationalizations that you'd hear from them: 1. A queen size bed is such as waste of space, The average human body is less than 24" wide, so who needs a queen? 2. The buyers of these houses are most likely retired single females on Social Security. They only sleep by themselves, except for the cat, so a twin will be fine for them. 3. I had a happy childhood, so I'd be more than happy to go back to using the same size bed as I had an an eight-year old.4. Washing, drying and folding queen-size sheets is such a pain. With my REI camping pad, no need for that! What's frightening is that the cultists would actually say things like that, and mean it.

    One thing I don't remember from the video Amanda & Randy showed at ITH , there wasn't a narrow space in the kitchen,( unless it was at the other end of the counter, by the door). Also there wasn't a sliding barn door in the living area. That's where the TV was supposed to fit. I would remove the barn door put a recliner to the L of the door, TV on that wall and maybe storage or a shelving unit by the wall.

    In the kitchen I would install a trash can attached to a cabinet door panel... Everyone needs a trash area in the Kitchen, and I would do a Daybed under the Beautiful Window for better floor space and functional closet.

    Could you please measure the width from wall to door and length of the area across from the kitchen? Id like to know if a daybed would fit there. I would leave the barn door off in the kitchen. Also, could you show us where all the electrical outlets are?
    Do we have to purchase our tiny homes from incredible tiny homes? Nothing against them but Ive been seeing some very nice tiny home videos out of Texas.
    Id also like to know what sort of restrictions there will be? Id hate to live in an area where people were allowed to junk their yards up with excessive lawn ornaments, etc.

    You gave exact measurements on almost everything inside the cottage, but when it came to the bedroom, you said “around 80 inches”. That is misleading, you had your tape measure right there to give the actual measurement. Mattresses are expensive, it would be pretty sad if on of your senior residents purchased a queen side bed then had to arrange returning it because it doesn’t fit.

      Say he knew it was not 80” that’s why he didn’t precisely measure it like he did everything else and every other room in the cottage, knowing Randy has insisted a queen would fit there. Even if it did measure 80” (we know it doesn’t) you still would never be able to put the fitted sheet on the bed.

      @@KatieAllison77 Yeah, seemed sort of weird that he measured the shower area and closet so carefully and exactly, and sidestepped the bed area. I mean, really, is the width, depth and height of the closet all that important when compared to the bed area?

      @@BeDoHave-so8nr Exactly. I noticed it right away and immediately shook my head. He knows darn well it’s not anywhere close to 80”. The way he worded it was weird too after so precisely measuring the darn closet.

    Since he has a laundry mat onsite, I'd skip the stacked W/D and put a small DW in that area. And put shelves in for storage above it.

    Such a cute house...things i would like if it was mine...the porch facing the lake, windows that opened for the breeze, windows the same height as the front door...$15,000.00 for the lot and $300.00 per month, not much of a yard ...pretty trees...

      Yes, you can use self tapping metal screws. Just make sure they are not going more than 2" into the wall.

    I agree. The porch should be facing the lake not the back of the house. I'd be out on the porch as much as possible if the cottage faced the lake.

    Being that close to water is probably not s good idea for allergies plus if you include all the pollen from trees.

    I'd put a twin bed and small chair in the back room and still have just enough room for a small drawer tower or bedside table. I think I like the natural wood look better than the one that was painted all white.

    So you have this beautiful lake, but the porch is in the front of the house looking at nothing? Seems like an odd choice. Still great location and a beautiful cottage But, where's the outside plumbing for the shower and bathroom? Is it a cassette toilet that you have to dump or there a septic hookup that I didn't notice in the video? Or does it just fall out onto the ground? Hope not as that would be pretty gross.

    A layout like an RV would be most suitable for this style home. Convertible bankette seating/bed in the kitchen would work well. Most people want to leave their bedroom fixed but a murphy with convertible couch could work. Personally, I would conceal the kitchen behind a barn door wall.

      Thought about hiding the kitchen too!!! Who the heck wants to stare at a kitchen when many people don’t even cook? Maybe make the kitchen in that back room and have a nice living room/bedroom up front. Barn doors are a great idea!
