    The downside of this method is that if apartments with larger sizes end up paying on the basis of square feet, they may have to pay a larger share towards maintaining and repairing common services for which smaller-sized apartments will pay less, even though the utility and access may be the same.
    In Maharashtra we follow IX. LEVY OF CHARGES OF THE SOCIETY BYE LAW NO 64 , 65 , 66, 67 , 68, 69, 70.
    It says common expenses must be divided equally among all owners. Repairing and sinking fund as per sqft.And this is a very fare way of collecting maintenance.

    Builder collected lifetime maintenance by cash now society registered now society committee decided that take cash of lifetime maintenance from builder and give cheque of that amount to society is it legal? What the law says?

    Sir you are wrong in saying maintenance can be collected on basis of SQUARE feet. Maintenance is same for all units as per Byelaw.however sinking fund and repair fund are on the basis of SQUARE feet.

    Hello Sir, I need your suggestion on maintenance charges which I pay. I live in a society where each bunglow have one ground floor and a first floor. I have rented first floor and my landlord lives in ground floor. The maintenance charges my landlord pays 3600 INR and I also pay 3600 INR as a society maintenance charge. So my question is can society take two maintenances for one property? As I live on first floor of the bunglow? Kindly enlighten me

    My Society is charging per flat maintenance for which I have objection , as there are 1BHK 500 ( sq ft )and 2BHK flat (950 sq ft) huge difference is size , which should be charged per sq.Ft wise . Can you please suggest how can I legally ask them to change

    Hi, if property is owned by husband and wife.. can maintenance amount be divided between them? For eg, if 10k is maintenance amount.. each will have 5k and need not pay gst??

    Hello sir, mere flat ka maintenance july 2019 se start hua hai. July 19 me possession letter issue hua tha. Per flat complete nhi hua tha. Mujhe feb 2020 me flat handover hua tha. Mera maintenance kab se start hona chahiye?

    I m from mumbai. Humare flat ka sqft 638 hai carpet area. Builder 1030 sqft ke hisab se charge kar raha hai and builder per sqft 5 ra charge kar raha hai is it correct

    Sir 7th floor ki building hai lekin usme alag alag sf. Ke flats hai kya per sft.maintanace Kitna hona chahiye kya usko koi limt hai

    We have a small apartment in the outskirts of City of Kolkata and our apartment's name is Mohana apartment having 16 small residential flats in it. In our apartment too, we collect money from different flat owners as a maintenance for monthly expense like any other apartments do. You mentioned in your video that this money can be deposited in bank; however we went to bank for the purpose of making a bank account in favor of our apartment's name, and we came to know that bank account can only be made who is holding a PAN card, so it is very complicated task to make the PAN card in the name of an apartment, but not impossible though and for this, we need to register the apartment's name and then only we can make this happen. My question is that is there any other way to to do it?

      No dear . You needs to register your society and then prepare PAN Card so that you will do what so ever because post register your apartment become housing society and all rights will be with apartment owner .     Hello, Mr. Pandya, I am Jagdish Joshi, very helpful your information, in my case I did purchase resale flat, before society established 8 months. and I provided my registration documents to the society SM member. But still they made a Share certificate first owner who purchased directly from builder. and Society SM asking me transfer fees from me . Would you please, advise. Many thanks.

    If a flat has 2 agreement and 2 share certificate then society gives 2 maintenance bills. Do they have to pay double maintenance? 803 sq ft in total but agreement has 410 and 393 sq ft area

      Very good question and unique. If your flat having maintenance per sq ft then 1 bill ) 2 but amount remains same . If per flat then also amount remain same , bill not related with agreement

      @@BMInfoguide As per new Bye Laws for Thane, the flats are getting 2 maintenance bills based on the sq ft area but the common maintenance is not calculated for the 2 maintenance bills. Instead the MC is making other remaining flat owners pay for the same on humanitarian grounds

    Hamne lifetime maintainance pay kiya hai.. 3 years ho gaye abtak builder ne kio balance sheet ya statement nahi dikhaya..sirf mai hi is baat ke liye bar bar builder se bol raha hoo par sab owner ki unity na hone se builder mujhe jawab nahi de raha...plz koi rasta bataye..

      Sorry for late answer but first off all happy Diwali to you . If two flat even joint then also as per rules you have to pay two times maintenance charges but if you request to committee and if they agree for one or one and half maintenance then that case no issue . Hope you satisfy.

    Hamara apartment non register hai.aur apartment me 7 flats hai usme 4 flat 2bhk hai aur 3 flat 1 bhk hai. Builder ne parking me se kuch side garden flat ke nam par usi flat member ko bechi hai. Aur 5 flats ki car parkings bhi hai to maintainance kaise rahega. Mera flat sabke flats se sq.feet Kam hai aur Meri car parking bhi nahi hai to muze maintenance kaise dena rahega. Please reply sir.

      Good question. Total 456 but sale only 256 but remaining with builders so yet not 100 % sale then maintenance to be paid by Builder or if not then what do ever must decided by 456 . Hope you understand

      Yes . That is different. The rate needs to define and finalise by society committee and based on area but different in residential and commercial. Commercial having some higher rate

      This is very imp question . First off all how many floors in Flat and approx what is total expenses to run lift . Suppose two lift and both are working for also 24 hrs and having running cost more then 20 % of electricity cost then ask society to make proposal of share part based on floor rather then same for all .       Lift meter is separate and water supply and common lightings are separate meters are there in our society but they are demanding lift meter contribution along with common light and water supply also
      lift running from ground to 8 th floor total flats 92 and 3 lifts are there sir

      No property tax is not the part of maintenance cost. No property tax is tax paid to gov authority and maintenance is paid to local vendor.
