Hi Kabayan! 😊 Welcome to our channel! In this video, my husband Albert and I will share our experience and answer questions sent to us about several topics including how to have an Apartment Business in the Philippines for OFWs, Tips before Building an Apartment, Apartment Business Income and Construction Cost in 2016 vs 2020.
In 2016, Albert and I decided to build a five-door apartment in Puerto Princesa City, Palawan to rent out by God's grace. We glorify God for allowing us to buy the land in 2014 . We praise Him for providing for everything throughout the build. It was built all by His grace that's why we called it ABG Apartments, short for All By Grace Apartments. We recognize that this apartment is not really ours for we are merely His managers. #StewardsOnly 🥰Construction took eight months and tenants moved in right after we secured our Occupancy Permit.
We understand that now is not the most ideal time to build an apartment because of the pandemic. Cash is hard to come by and getting a mortgage is equally hard with all the job cuts and pay cuts happening around us. But I hope you will still watch so that you can have an idea and PREPARE IN ADVANCE in case you would like to build your own apartment in the FUTURE. We're free to PRAY, DREAM and have a vision for our future anyway, the virus has NO say in that. 🥰

Malaki rin pala magagastos magpatayo ng apartment. Akala ko pwede na 200k kahit mga 2nd flr lang. May balak po kasi ako magpagawa and im only 20 y/o. Kakastart ko palng magwork and ito yung 1st investment na gusto ko sana magawa. Pero salamat po sa mga tips.
Hi Sarah! Thanks for watching! Yes po, medyo malaki magagastos kung kongkreto ang apartment. Hindi rin pwede na good lumber kasi mas mahal. Pero mababawi mo naman ang investment in 5 - 7 years kapag tuloy-tuloy ang pagpaparenta. I applaud you for your desire to invest in your future kahit bago ka palang sa abroad. Yan ang pinakamagandang step for you. Kung mababalikan ko lang ang mga unang taon ko sa abroad, ang dami ko sigurong investments😅 awa ng Diyos. Pero too late na. Sana sa journey mo, maging successful ka from the get go. Disiplina lang at tamang perspektibo lang.

Sana nakatulong. 😊 Bale sa apartment, ang kontrata namin sa contractor ay Php2.5 million pero umabot sa Php2.8million ang binayad namin kasi marami kami dinagdag after. Yung sa bahay naman, kami na ang gumagawa ngayon so wala kaming kinuha na contractor kasi ang asawa ko na si Albert ay civil engineer din at ito rin ang trabaho niya so siya na gumagawa. As for the expenses, isheshare ko rin siya dito sa channel in the future kapag tapos na 😊 para sure na.

Ang basic finish - ang structure ba nito ay pareha lng ba ang mixture Ng concrete? Standard ang bakal? Sa high end finish ?
Hello po! Yes po pare-parehas po ang halo at dami ng bakal ng isang structure regardless kung basic, standard or high-end finish siya. Iisang design and standard lang po pagdating sa structure. Hindi po ito pwede tipirin, otherwise delikado po. Ang nag-iiba lang po sa pagtatapos or pagpapaganda ng building kaya po may classification ang mga finishes. Mas maganda ang finish, mas tumataas ang presyo.

Sa Dubai kasi kung saan kami galing, merong government body na nagchecheck at nagbibigay ng range ng renta sa iba't ibang areas nito para sundin ng landlords. Sa atin 'di ko sure if meron, pero mukhang wala.
So idedepende po yan sa iba't ibang factors:
1. Location -- nasa sentro ba? Malapit sa sentro? (Mas mataas ang renta kapag malapit sa sentro ng city)
2. Apartment Condition - Bago ba ang building? (Mas bago ang building mas pwede ang medyo mataas na renta)
Konkreto ba or light materials ang apartment? Kapag konkreto mas pwede ang mataas na renta.
Kumpleto ba ang amenities? Like may sariling CR, Lababo? Maaaring mas mataas ang renta kapag ganun.
3. Apartment Unit Size and amenities - malaki or maliit ba ang units? May mga dinagdag ka ba na mas mapapaganda ang units? Like aircon atbp furnitures? Kung ganun,mas pwede ka magdagdag ng renta.
4. Market conditions - check mo if may kaparehas kang apartment sa area niyo at iparehas mo rin ang renta.
5. Tenants - ang sahod ba nila ay enough to cover rent? Kung hindi kaya ng budget nila, mababakante ka lagi.
So sa amin, since malapit kami sa 2 malls, airport, ospital; konkreto at relatively new pa ang apartment; spacious din ang bawat unit; may kaparehas din kaming apartment sa area na same ang rent, at may kakayahan ang tenants namin magbayad --- sinet namin na Ph6k ang 1-bedroom unit at Php9k ang 2- bedroom unit. Halos parehas naman kami sa market. Pero maari itong tumaas sa 10k kapag 2 ang aircon sa 2-bedroom unit, Php11k kapag magarequest pa ang tenants na i-semi-furnish namin ang unit.
So yun yung mga guidelines generally. Importante macheck mo rin sa area mo ang rent sa palibot niyo. Kung puno sila lagi, then good. Kung laging walang tenants, maaring masyadong mahal or may di sila gusto sa apartment/location ng apartment.
Pasensya na napahaba ha. Wala kasing hard and fast rule dito. Sana nakatulong! 😊

1. Mas mabilis i-install. Makakatipid ka sa manpower dahil mapapabilis ang build.
2. Di na kailangan ng palitada. So tipid din sa proseso unlike hollow blocks.
3. Mas hindi mainit sa loob ng bahay na may fahstwall kaysa sa loob ng CHB.
4. Mas matibay ang fahstwall kaysa CHB.
Ang disadvantage po ay:
1. Nung kinompute namin ay aabot ng 1M kami walls palang pag fahstwall dahil ibabarko pa ito mula Cebu papunta samin sa
Sa Palawan. Nakadepende kami sa schedule nila at kailangan fixed number sa container ang order. (Pwede naman ito maremedyuhan). Unlike CHB na pwede namin bilhin anywhere dito.
2. Magtetrain pa ng tao kung paano i-install. Okay lang din naman ito not really a disadvantage, magaconsume lang ng time. Unlike sa CHB, alam na agad ng skilled.
Kung wala kaming budget constraints dati, mas gusto ko sana ang fahstwall. Kaso limited lang ang kaya namin dati. 😊
