I interviewed Atty. Barney Almazar, director of Gulf Law in Dubai, UAE. He sent answers to our most common questions regarding a Tenancy Contract or Rent Contract. We also showed a sample of a Tenancy contract as your guide.

Hi Verna! Good evening! Naku sorry hindi ko pa naexperience yun. Madalas maayos naman ang tenants namin awa ng Diyos. Nay 1 time lang na problematic. As in gusto ko na paalisin kaso di ko rin alam paano. Pero yung totoo, pinagpray ko talaga sila na ilead nalang sila ni Lord somewhere else. Kasi dami problems sa kanila. Then that month din, nagpaalam na sila umalis. So yun lang talaga ginawa ko.
In your case, pwede mo sila una ipa barangay? As in kausapin ng barangay. Kasi dapat may assistance din naman sila maibigay. Pero as per the law kasi, di pwede basta basta magpaalis ang landlord. Kailangan ng 3 months na di nakakabayad bago pwede kumuha ng court order to evict the tenant. Yun actually ang rule.
Naku sorry ha di ko alam paano makahelp. Pero yun ang nasa law.

Hi Sweet Dhey! Thanks for watching! Actually, I patterned our rent contract after Dubai's Ejari (lease contract from RERA). So yung principles are the same. You may check where you are if they have existing tenancy contracts and compare.

Hi po. How about if naka indicate sa contract of lease eh iforfeit nila yung deposit pag nagfailed po to notify na mageextend or ititigil na ang rent atleast 30 days before the end of contract.
Yes po, that is standard naman in almost all lease contracts for the protection of the landlord.
