Ayon sa Rent Control Act of 2009, maaaring magtaas ng renta kada taon sa Metro Manila at Highly Urbanized Cities (HUC) kung same tenant din ang titira dito. Pero applicable lang ito sa may renta na Php10k and below. Meron ring limitasyon ang pagtaas ng rent ayon sa batas. So kung nasa MM o HUC ang apartment mo at ang kung ang renta ng Unit mo ay Php4,999 pababa, maaari mong taasan ang monthly rent ng 2% kung same tenant pa rin ang titira. Sa apartment naman na Php5k - Php8,999 ang renta, 7% ang pwede itaas. Kapag Php9k to Php10k naman ang renta, maaaring magtaas ng 11%. So halimbawa, ang parenta mo ay Php5,500 kada buwan ng 2020, kung nasa MM or HUC ang apartment mo at same tenant pa rin ang titira sa 2021, pwede kong taasan ng 7% o Php385 kada buwan ang renta after ng 1 year doon ng tenant. So magiging Php5,885 per month na ang rent. Pwede mo nang isarado sa Php5,800. Sa amin, nasa HUC nakalocate ang apartment namin. May tenants kami na nandun na mula nang magbukas kami 4 years ago awa ng Diyos. Pero di pa kami nagtaas ng renta kahit minsan. Balak sana namin magtaas sa 2021 after 5 years, pero dahil sa pandemic, iniisip pa namin kung makakabawi na ba ang tenants next year. We will see. Pasensya na medyo mahaba. Sana nakatulong! 😊

Isang filter for us is the Security Deposit. If they can't pay for it up front, then it's a flag na baka hindi nila kaya magbayad ng rent in the future. But then again, as you always said it's not always 100% full proof. Nung pandemic we were lenient on the Security Deposit. :)

I'm not sure din kasi if legally binding ba itong ginawa namin na sinignan din naman ng tenants. Sa Dubai oo, yung contents ng contract namin dito pinattern lang namin sa Ejari or sa Standard Lease Agreement doon. Yun lang ang recognized ng government and police. Protected parehas ang landlord and tenant. But I will check din kung pwede talaga siya dito sa Pinas para magamit din dito.

So for the apartment, may love gift siya monthly. Ang tasks nya ay yung mag entertain ng inquiries kapag may vacancy (text or online), meet ng tenants for viewing, and rent collection kapag month end. Kung may aayusin, either siya kung kaya or karpentero talaga. Pero hiwalay din yun. 😊

Kung di halata na parentahan siya, and walang chance na macheck kayo ng BIR, yung ganun po na case na iba ay di na sila nagaregister sa BIR. Lalo na kung isang unit lang. Hi Ebenezer! Thanks for your question. Bale sinasabi lang po namin diretso na may tenant requirements din po kami. Like for example may gusto mag rent pero tumutugtog daw sila and medyo maingay during the day, sinasabi namin na hindi po pwede dahil mga nagtatrabaho sa call center ang karamihan ng aming tenants. Kapag sa pera naman kasi ang issue like mataas na rent, kapag di talaga pasok sa budget nila, sila na mismo ang hindi tumutuloy. We also give restrictions against overcrowding as per the Builfing Code. So tinatanong namin agad ilan ang tititra. Kung sobrang dami, we tell them pasensya na and we tell them the truth that (1) it's for their own good dahil 'di maganda overcrowding, and (2) bawal sa batas yun. Basta importante po say it nicely and be firm. We (landlords) have very right to refuse. That's our property. Pero be nice pa rin tayo.

Yes we do have that stuff checked for apartment rentals sa US. And the usual thing, one month advance and one month deposit. Prayer helps a lot.

Hello good afternoon po. Technically po lahat ng business ay dapat registered sa BIR. Bahay po ba paparentahan niyo? Kung di halata na parentahan siya, and walang chance na macheck kayo ng BIR, yung ganun po na case na iba ay di na sila nagaregister sa BIR. Lalo na kung isang unit lang. Aw, I'm so sorry Karen. Ang haba na ng 5 months. Dahil ba ito sa pandemic? Tama po si Jayz sa comment niya. Sabi sa Rent Control Act 2009, after 3 months na di makabayad ang tenant, saka palang pwede kumuha ng Court Order para maevict ang delinquent na tenant.

Hi Ebenezer! Thanks for your question. Bale sinasabi lang po namin diretso na may tenant requirements din po kami. Like for example may gusto mag rent pero tumutugtog daw sila and medyo maingay during the day, sinasabi namin na hindi po pwede dahil mga nagtatrabaho sa call center ang karamihan ng aming tenants. Kapag sa pera naman kasi ang issue like mataas na rent, kapag di talaga pasok sa budget nila, sila na mismo ang hindi tumutuloy. We also give restrictions against overcrowding as per the Builfing Code. So tinatanong namin agad ilan ang tititra. Kung sobrang dami, we tell them pasensya na and we tell them the truth that (1) it's for their own good dahil 'di maganda overcrowding, and (2) bawal sa batas yun.
