You can select the specific nights on the calendar and then adjust their minimum night stay. You may want a 3rd party app like Guesty if it doesn't allow you on airbnb though it should.

You simplified the whole process and offered key ideas and comparisons to provide successful stepping stones between short and long-term rentals. Did you prepare a regular lease for your renter? I’d be interested in your recommendations concerning important clauses to include in the contract? * Btw, your husband did a nice job filming the video!

I use apartments.com to draft my leases because it have out of state properties too and they account for legality I each state. I just add things like quiet hours, unauthorized pet and smoking and late check out penalties, and car maximum if there is one.

Can you please comment on single bed versus double? On my tight budget, I’ve decided to start out with the single twin beds that I already have, but have ordered new Tempur-pedic style mattresses for each. Have I made a mistake? Should I have bought new double beds? Am I going to significantly limit the size of my applicant pool by only offering a single bed in each room or are there plenty of people who are OK with a single bed?
Thank you! As an adult, I personally would be turned off at the idea of sleeping on a twin bed and may lean to another option that offers a larger bed. It's just one more competitive advantage. However if the room is too small for a queen, then I understand why a twin could feel more spacious. I've never offered a twin bed unless as a double twin beds in one of the 3 bedrooms of the house, so I don't have a real A B comparison to verify my opinion here. Congratulations to your new journey and source of additional income.
I use airbnb and furnished finders to list my MTR units. I researched that they were near major hospitals for travel nurses. But also I picked locations where I like to travel too so tax write offs are also personally beneficial.
Green tea memory mattresses had had some issues about contamination of the whole house. How long have you been using them and have you experienced any of these issues?
Thank you. Yes absolutely 💯 Not only for the guest damages but for the house in general too. For example, I had a furnace go out and due to covid it took forever to repair. My insurance paid for the repair and the canceled rental contract value since I wasn't able to rent it out. It got $10k!

How do you determine a good market for MTR , furnish finders , hospitals & etc thx
