  • Medieval Grade 2 building, which should never have had a Property Care Association person let within a million miles of it, tanked with gypsum and cement, and now falling to bits - historic lime plaster being destroyed by the damp wallies.

im north american and i see a different scenario , a damp old building that had problems and was patched using gypsum leaving the damp problem intact . my guess is the lime plaster breathes better so the moisture that is present in the wall evaporates but it doesnt solve the underlying problem .

Quick question, iv been reading "Period Property" and it states that most work carried out on listed buildings has to be approved by the local Conservation Officer.. It also states that most modern materials such as Gypsum plaster would more than likely not allowed to be used.. Iv seen a couple of your videos where modern material on listed buildings have been used such as gypsum and render.. how has this been granted or has it been done without prior permission? Cheers, James.

+James Graham Good question and one that vexes all of us in the Conservation game. Truth is that Conservation Officers are so over stretched that they struggle to keep up with legal applications. Most of the gypsum and tanking that is found in these buildings - together with injection holes and other horror stories, are applied illegally by damp proofers, often PCA members. Conservation simply don't have the resources to police it. Legally, a 'material change' to the fabric needs approval. Repairs and maintenance dont. There is such a wide grey area between r&M and change to the fabric - most Listed buildings with cement render are technically illegal, but nobody is going to do anything about it. If you google Carpenters Arms in Sherston Wilts, you'll see they just got told to rip off the illegally applied external insulation to the pub in a Conservation Area - so the system DOES work - but a whole pub as opposed to a couple of rooms of damp proofing plaster is a big difference. The damp wallies get away with it all the time. It's why I chase them mercilessly. If all the lime that has been hacked off were still there, the houses would be a lot better condition.
