The best for whom? The best gated communities are those that are not ran by the developer but by the home owners of in the community, which are mostly volunteers. I built a big house in a gated community in CA in 1988. The home then cost me $320 000 to build. The HOA fee at the time was $64 a month. Today after 36 years its $85. The home is worth today over 2 million. In communities with pool and gym etc. the developer lives of the HOA fees alone for the rest of his life and dictates the fees. He also usually hires people unrelated to home ownership in the community who work for a salary and do as he says.

And they all have HOAs. NO THANKS! I would love to purchase property in Aiken and have a house built on it.
I think you haven't understood the concept of Gated Communities. Someone has to pay for the benefits.
