I've always thought it's crazy how high school prepares you for college but doesn't prepare you for life. Not everyone goes to college. Then again college doesn't prepare you for life either. For some reason the school curriculum in the United States leaves out some of the most important aspects of preparing for life as an adult. That's why we have some of the most educated people in the world that make the most idiotic social and moral decisions. Financial planning should absolutely be a subject in school.
The federal gov does everything with a purpose, nothing is an accident. The feds want compliant slaves who get stuck in the "9 to 5" rut. All about control.
When I was in High school I ask our government and Econ teacher to teach us about life useful things . He said what are you planning on doing in life ? I told him an Entrepreneur, that I own my own auto repair business now . As a result I bought my first house at 21. I repaired a lot of teachers cars !

Really check put what restrictions apply if you go VA.We declined ours and went conventional loan.That was 20 years ago so things change.Govt..tends to have restrictions at times.

I've been wanting to make a sheet to handout to my buyers of what NOT to do when purchasing a home. Do you have anything like that? Lenders should be asking these questions but they simply aren't. Buyers don't know what to inform the lender about, if the lender doesn't ask 😅
How is the insurance issue working out in Florida now? I think from when your team had me prequalified two years ago i have been priced out with home and auto insurance. Hope you have a great new year. Ill be heading to Destin for snowbird season shortly.
There is some new legislation they’re working on to try to make insurance more affordable. The increases depend on the area you’ve been looking at. I would just say when you’re in Destin get a quote on something you like and let’s run the numbers and see if we can make it work.
Is paying off student loans gonna boost my credit score by any significant amount? Or having a tiny bit of student loans gonna hurt when applying? Student loan is $5k at 2.5% Bank is giving me 5.5% interest so I’m leaving the money in the bank since I’m making money that way and hopefully boosting my credit with small monthly payments. I’m just not sure if student loans are looked at the same as credit cards or car/mortgage loans as far as credit worthiness.
I believe Student Loan is not looked as much compared to CC. The payment you make for your student loan will get calculated in your DTI unless its still in forbearance.

I added up all the rent I've paid over the last 20 years and the amount was disgusting...around $175,000'ish give or take burned in rent...And that was paying cheap rent. Could have bought a decent 2 bed house by now in some states.

This is quite a statement. Please provide the data that is helping you come up with this. I would love it if the houses were 50% off because then more people could buy houses but I don’t see how that’s going to happen with an inventory shortage. Also, I don’t really see Fannie Mae or Freddie Mac or Ginny Mae getting out of Lending and over 80% of the mortgages in the United States are backed by them so, the banks are not relevant as they are not the ones that actually lend the money for the bulk of the homes in America

Student loan is $5k at 2.5%
Bank is giving me 5.5% interest so I’m leaving the money in the bank since I’m making money that way and hopefully boosting my credit with small monthly payments.
I’m just not sure if student loans are looked at the same as credit cards or car/mortgage loans as far as credit worthiness.
I got a big boost when the forbearance made my loan look paid. It dropped when it reappeared.
The DTI ratio is very important

It actually can lower your credit score when you pay off as the credit line closes.
