My business was actually built from buyers coming to me because they trust that I will tell them the truth and do what’s right by them. Also, if you watch the whole video, I go over the pros and the cons. I do work with a lot of real estate agents and none of them are threatened by this video. They know they’re worth and they’re able to communicate it.
The bottom line is some Americans will not be able to afford representation. They should not be denied an opportunity to own a home because of that.

OK. But it's even better imo to try and buy a house before it gets to the MLS.
I slow flip houses. When I sell a house I tell buyers they can back out anytime up to the time the keys get dropped in your hands. Cost me nothing because for the seller a purchase "contract" is worthless. If the buyer backs out there's no way I'm hiring a lawyer to force the buyer to complete the sale or give up their deposit. That would tie up the property for months because the contract would still be binding on me. What seller would sue? The contract is just instructions to escrow and to stop the seller from selling to someone else. Download a free contract or just write instructions on a piece of paper. Properties only close if both parties, especially the buyer, wants to complete the sale.
Thanks for the video, it was helpful. I actually enrolled in the missouri 48 hr realtor course just so I could sell my current house and buy a new house without an agent. $150 for the course over 2 months of online classes and a bunch of youtube videos to supplement is still cheaper than 6% commission. I don't know everything but I feel im definitely more informed than the normal buyer.

Great video! And yes, the listing agent works for the seller. Their best interest LEGALLY is to the seller to make them the most money on the sale.
For my first house i would have to pay my agent because I don't have experience to do it on my own or the time
Great video. I’ve not used an agent on several transactions. One frustration, the last offer I wrote up, the seller agent wasn’t comfortable reviewing my offer because it was not in the NAR format she was used to. I’m hopeful these new changes allow more options for buyers and sellers and a more competitive marketplace.
It will be interesting to see how it pans out. I am not shocked that you had a listing agent push back due to contract format. What should be simple can often get dramatic for no reason because of lack of common sense. Hopefully this will weed out agents that don’t understand contracts etc..
On my listings, if a buyer shows up unrepresented, they will need to sign a no brokerage disclosure so there is no confusion that they are unrepresented. I will not be preparing any paperwork for an unrepresented buyer. It needs to be crystal clear that I work for the Seller. In my state, anythig they do or say can be used against them in negotiations. They should be very careful what they say or do.
I think it is good. You’re drawing a line and letting them know that they’re unrepresented. The worst thing is that if they think you’re representing them, but really representing the seller. Transparency is going to be key moving forward.
The hottest realtor in the area isn't returning my calls so I was starting to wonder what it would be like without one even if I found a house myself. I think I'd rather have a good realtor, based on what you are saying, even if I have a good lender too. Understanding of the market is very important to me.

If they are indeed the busiest, do you really think they have time to provide the best service to everyone? Ask friends if they have recommendations of someone they may have used. You don't need the busiest to get the best service.
@@s48grouprealestate Yeah, I found another one. I wasn't necessarily looking for the most popular, but the first guy was recommended to me by someone in the know. The person I went with was also recommended and is pretty awesome.

Interestingly, I in 2019 I bought my first house over the internet without an agent. The listing agent put together everything. It was all good, no problems. I offered full asking, and I had a VA appraisal. Went smoothly.
Now, as Jennifer explains, things may be different.

Ppl buyers and sellers need to educated yourselves on the process of buying an selling a home. Thunk about how much money you can save as a seller that without paying that bug commission that the broker is making from the home you just worked hard to pay off or paid on for years. Look at why they be driving those BMW, Mercedes big suv. Plus most won't take a client to see a home they feel is not worth this er time to take them. Bit make ot sound as if the client can't think for themselves. They say things like oh give me list of homes you would like to see. Once you give them a list "us doing their job" they ask are there any priorities? Like yeah all of them that's why I gave u a list. Come ppl wake up to their tactics.
Spoken like someone who has never lost an escrow deposit for accidentally breaching a contract. By all means, you are entitled to represent yourself. Just like you can go to court on your own. If you are up against someone with strong representation on the other side, good luck!

If its a new build and they require you to use their lender to get incentives, do they still require a pre-approval letter to get access because I spoke with one of your agents and she said she cant give me a pre-approval letter without pulling a hard credit report and she suggested not to do that until I was ready to put in an offer. Also, my last buyers agent seemed like a sellers agent and not mine. Just wanted to know if you do realtor recommendations.
Hi Dante, without a hard credit pull it’s a weak prequal and not a real preapproval. I am all about fully underwritten preapprovals so if you’re thinking of writing an offer within 90 days, that is what you want. In regards to builders if they’re offering incentives they will also require you to get qualified through their lenders who also will want to do a hard pull of credit.
Once you are preapproved. We are always happy to recommend real estate agents. if we don’t have an agent in a market that we’ve worked with and really liked then we look at reviews and how many houses they’ve sold, talk to them on the phone and then ultimately give you a couple names to decide from. We do not charge for this and we do not take referall fees from agent.

What are you telling me? The LA does nothing? He is going to do the seller a big favor and show the house!! The LA is obligated to take every offer back to the seller. NO?
The LA doesn't know what the house is worth?? Will the LA take a listing if the home is way over priced? No matter what the BA thinks the contract will make the deal. Some banks will not offer a mortgage without an inspection to stuff in their files.
You say the buyer writes the contract? Since when? ( Then why should the seller hire a lawyer?)
If the seller pays for the BA HE is now responsible to the buyer. If the deal falls through or the buyer gets miffed he will sue the seller for misrepresentations. NO you say? Tell that to the judge.

Can you do a video on variations in timelines from pending to close? They say up to 60 days. Why? There are two homes on my block I’m waiting to sell so I can use them for comps. One has been pending over a month. I’ve used VA loan for both my homes and took right around 30 days to close, if not less. First was new construction. Second was a fairly new home, so nothing to really fix after inspection. So appraisal and then close. So what else could possibly hold up a closing to up to 60 days or more? TIA
There is zero reason it should take 60 days to to close a house. I have no idea why anyone is saying it will take 60 days. It sounds like garbage to me unless the house is not complete. Feel free to give me a call 786-933-2077.
It's possible due to summer traveling the buyer & seller agreed to a longer closing to accommodate their respective schedules. It's also possible the contract was contingent upon the sale of the buyer's property which could add additional time to the contract period on those purchases in your community.

Buyers agents open doors and turn on lights in desirable areas around the US. There’s very little negotiation in these areas.
