DIY: Sealing a Two-Car Garage Floor

  • Here is a brief recap of my experience sealing a new construction two car garage. This took me three full days and two afternoons and ran about $150 for materials! Overall I am very happy with the outcome and learned a lot!

    Tip, when spraying the etching chemicals out of the garage, make sure you spray all the way down the driveway, too. I learned this the hard way, and the spent chemicals left distinct trails all the way down my brick paver driveway.

    This is a great video! Just redid my garage floor the same way w/ eagle gloss clear acrylic based (not water based that indiana sells ) LOOKS GREAT!

      @@JuanPabloGallego1969 I actually moved but after a year and half, it was still holding up good. I probably would've put down a fresh coat around the two-three year mark but just to keep it looking new!

    Im planning on doing the same coating. I am planning on renting a diamabrush concrete grinder for the prep work instead of the cleaning and acid. Hoping it works out.

      Im not too familiar with using a Diamabrush but from what I’ve seen, they can work well and be an easier solution for prepping the floors. Good luck!

    I would have put a nice grey epoxy down after cleaning it with the acid, would have got a much more uniform look. But nice job!

      This was my first time sealing a concrete garage floor and I really like the look of just sealed concrete but, the finish of the concrete was not the best and the sealer exposed that. I am going to try an epoxy color on my next floor! Thanks for the comment🙏🏼

    I noticed on the can it says for exterior use only just wondering have you noticed maybe a smell or anything...just wondering why it’s exterior only?

      Yes, I believe it is due to the chemicals and strong odor it puts off initially. The smell only lasted a couple days for me though.

    How well has it held up to hot tires that normally peel up regular enamel floor paint?

      We moved after about a year and half but it was still holding up good to that point including hot tires. I probably would have put down a fresh coat around the three year mark but just to give it a fresh look!

    Good method. I used an 18 inch roller and a pan. Well worth the money. Good job. Hope it lasts now

      Surprisingly not as long as I thought, it was pretty much gone in 24-30 hours! I did keep the garage door cracked 2 hours after applying to help ventilate.

    Wonder how the floor would hold up against, snow and salt.

      Vini I don’t have any experience with salt but, it holds up well against water. I have a squeegee to push water out if I have a puddle form from a wet car or when cleaning etc. Per the product overview, it is supposed to protect from oil, water and salt damage!

      Yeah I'm in Canada, and salt is mandatory here in winter..lol. ive used another product from canadian tire here. I find its not even great with water. This year i did 2 coats of it. But i thought id ask you since ive seen this product in american home depot. Thanks for letting me know.

    Curious if you turned off the pilot on your hot water heater (if gas) for a few hours during and after applying the sealer? I have a similar setup and didn’t know if having the doors open was enough to reduce the risk. Thx.

      Hi! Our tank was electric so I didn’t have pilot light concern but this particular sealer is solvent based which is flammable and advised not to use near sparks or open flames. I would turn off if using this kind of sealer which is usually not a big deal but there are some water based sealers that don’t have same warning if you’re concerned about shutting pilot off!

      @@Chendyy great advice and great video! I'm looking into water based sealers per your input but might end up turning off the water heater so that I can get a nice lasting finish like you achieved in your garage.

      @@torreyap Thanks! Pilots are typically pretty simple to turn off & re-light so that's the route I would go but, at least you have have some options. Good luck with your project!

    Does it reduce humidity from bellow the concrete ?

      Yes it did in my case and I’m in the Southeast of US with a pretty humid climate!

    Can this sealer be used on painted floor .

      Joan I haven’t tried but, it probably won’t work well over painted floor as the concrete must be porous enough to accept water prior to applying. Per the instructions, you should remove any foreign coating unless previous coating is the same or a similar solvent-based sealer. Hope this helps, good luck!

      We moved after about a year and half but it was still holding up good to that point. I probably would have put down a fresh coat maybe around the two or three year mark but just to give it a fresh coat!

      I left the garage door cracked open for a few days which helped but it still took a couple days to fully dissipate.

    Can you paint first then seal later?

      Not using this particular sealer b/c the concrete needs to be clean of any stains or paint and etched for this sealer to bond to the concrete and last. If you prefer to paint instead and use an epoxy-seal, you shouldn’t have to use a separate sealer!

      ace wellington I recently moved but after a year and half, it was still holding up good. The only thing I probably would have done around the two-year mark is put down a fresh coat!

    Is there a product like that that i can use inside on my porcelain tiles?

      Like for tile you may have on the floor or wall? Typically the surface of most ceramic and porcelain tiles do not need to be sealed, although some require a light application of a penetrating sealer that you can purchase to fill micro pores on the surface of the tile or if you just want to seal them. The grout joints between the tiles however, is usually very porous because it's generally made of a cement-based material so it's usually recommended to be sealed which you can also purchase. The type of product is really dependent on what tile/ grout you have, where it's at and your desired outcome but most home improvement stores carry both of these type of sealers and should be able to guide you on what to get based on your situation!

      @@Chendyy Thanks. Sealing the floors is a must. But I am upsest with white mirror floors. I was thinking about adding the epoxy on top of my porcelain floor but I have hard some bad stories about those epoxy.

      @@leonelcadet3833 Interesting... I've heard decent things about epoxies however, do not have experience putting them over porcelain tile. I'm sure a quick google to YT search will give you some ideas!

    I'm not criticizing anything, but would it be worth it to rent a concrete sander to prep the floor? I have a very similar garage and may do the same vs epoxy because the investment is so low and I have doubts about the longevity of epoxy (for the $$$).

      I personally think it depends on the condition of your floor. Ours happened to be new concrete so there wasn't any old glues, caulking, stains or residue of any kind etc. so it was cheaper & easier to etch with acid. If you had an older floor with various buildup from the years, I can see how how a sander may be the better option!

      It just has to be clean. Acrylics will stick to any cean surface. It's the same thing that your wife puts on her fingernails

    Is it slippery when wet?

      Yes they could be a little slippery. I did use little anti-slip additive mixed in the sealer could’ve used more. I never had an issue with the cars sliding while parking, just walking usually if water had puddled somewhere.

      No, I believe I used 2 gal for the first coat and 1 1/2 or so for the second. This garage was about 400sq ft

      ⁠@@bailey9r No, I used more then 1 gal! This garage was about 400sq ft so ended up using about 3 1/2 gals in total for 2 coats

    Any reason you filled the control cuts?

      Yes... one to give a more seamless look, two to help prevent moisture from seeping under the concrete pads and three, to help keep insects (mainly ants) from coming up through! I used a flexible silicone concrete caulk which is recommended by many.

      No complaints as far as durability. It looks the same as it did when I completed and is still very easy to maintain with no issues! Some of the caulking in the seems I filled has started to crack which is expected so I'll be replacing that this spring then will apply another coat of sealer at that time to keep a nice finished look.

      @@Helmuesi911 Good question, the Eagle Supreme is a solvent-based sealer just acrylic and at the time, this is what I came across in my research that's easy to apply, durable, affordable and give a clean, high-gloss wet look. At my next place, I will look at using an epoxy and compare to the acrylic overall!

      Stumpys Fishtank’s The floor is not slippery or slick unless it gets pretty wet however, a quick squeegee sweep gets it’s dry again so hasn’t been a problem for me.
      I believe most solvent & water based sealers can be tinted depending what you’re trying to accomplish. There are a few things to consider when doing this from a quick google search I did but, I don’t have experience since I didn’t go down that route.
      I recently moved but after a year and half, it was still holding up good. The only thing I probably would have done around the two-year mark is put down a fresh coat!

      Yes, a flexible silicone concrete caulk which is recommended by many!

      Those cuts are there for a reason.. that’s where you sweep all the dirt dust and cigarette butts when you don’t have a dust pan

      Yes I was kidding about the cigarettes 🚬
      But if you want a level floor with no visible cuts or joints, hydraulic cement is superior to any caulk .. although you only have 3 minutes working time per batch it dries and cures within hours.. it’s waterproof and forms a bond that is unreal.

      @@Helmuesi911 You cannot use hydraulic cement in an expansion joint because it's uhhh...cement. It sets up like mortar and doesn't flex, it cracks. Expansion joints are cut into cement slabs to give the slab a place to expand and contract; and crack if it has to. A flexible caulk like the OP used is used to make the joints look more appealing and blend in with the floor while allowing the slab to do it's physics thing, not as waterproofing. The hydraulic cement would end up giving the opposite aesthetic. You'd end up doing all that work to make the slab look better just to have a bunch of unsightly cracks in the expansion joints and possibly the slab.

      What was the additive you used? I am debating about using this to finish the concrete floors inside my barndominium and I don’t want the grandparents falling if they come in after rain.

      @@peterdaniellewillcott1689 It was just a clear, non-slip grit additive from Home Depot. I used a cheap one which definitely helped but, I should have used a little more and better additive because it is still a little slick when wet depending footwear!

      I was not heating the garage but this was also in SC where our average low temps did not get very low!

      Most concrete sealers can be used to seal interior & exterior and will perform equally as well on both. But yes, odor is important as it’s toxic in solvent-based sealers and does last a couple of days. Water-based sealers are recommended for indoor use as they have low VOCs & odors and Eagle Supreme Seal is solvent-based. Some water-based sealers don’t last as long as solvent-based sealers however. The smell I had lasted about 2-3 days and that was with garage door cracked a couple hours each day.

      @@Chendyy thanks for the info. Another Question have you ever welded or cut hot items on the concrete because I was wondering if it would catch on fire because how it says that it is flammable but I’m assuming only because it’s a liquid and after supply it’s harmless

      @@Martyimgay I have not but, believe the flammable warning is more for when it’s in liquid form and the vapor it puts off while applying.

      @@Chendyy I emailed the company and ask them about it and they said the solvent is only flammable when it’s not a applied. Also I got a piece a test concrete and tried setting it on fire and even put paper on it to catch on fire and all it did was burn a spot into the sealer
