At another point of view. You are definitely someone I would want to work for. Your humbleness shows through the foundation that you have structured for your business. I don't know what it is but I'm so proud of you. I've been watching your videos and think you are very inspirational and selfless. You're an amazing person from what I can tell. Keep it up and stay humbled
Exp uses a vertical marketing strategy, so the set up is to constantly build up people beneath you and you make money off them, so long as you have people under you and they are making money. So more time is spent recruiting than on the inventory and buyers out of necessity. It's not a bad system, but I have been approached by eXp, Exit, KW and they just haven't made sense to me, considering I also get full service for my brokerage share. I net more even without capping as an option, but I'm more than happy to pay 10% to our admin team, than to cap and still have to hire and manage my own admin team out of pocket.
Thank you so much for being willing to be so forthcoming with Amazing levels of information! Your energy puts a battery in my back everytime to go Make It Happen!
hey Chastin, I'm back with a new suggestion: Team vs Group structure, the differences, and how to structure them in a way you can break away from a brokerage intact
Chastain, I definitely am going to have my own team in the future and so I'm getting myself educated in the process until thank you so much for the video I do have a question however that ISA do they have to be licensed to make appointments? I'm guessing no, but just making sure.
great video. Question, what kind of support does the brokerage provide? Are any of the team provided by the brokerage, and if so, is that covered by the commission split?
No the brokerage does not supply team members. All staff members (admin) on the team are paid separately from the broker. Of course the team members have access to all of the brokerage resources.
@@ChastinJMiles Great and thanks for the response. Perhaps you could put together a video or course on how and when to build a team, i'm sure others would like help with that. Also, I'm having trouble getting into my rental boss course. Who do I speak with about this?
Hi Chastin, I really appreciated your video about team structure. I have just some questions: why creating such a team in eXp and not as independent? How many agents of your team are directly subscribed in eXp? How do you share commissions between members? Best Regards from Italy
Can we talk about the topic & what to look out for, how to prevent it? How is it all suppose to work if your team lead (who does listings) gives u leads on his listings? If it's a buyer am I suppose to keep him as my client? Or is the lead entitled to take it & do a dual-agency under him representing both sides? So now I dont understand the point of him giving me leads.
I just started a real estate team ,after I sold 40 homes as an agent but I do not have an idea how much I should pay my agents. Thanks the Video was great
Great video. I am wondering if you can apply this structure if you are at a flat fee brokerage. If so, how does the team lead get a stipend from the team sales?
Very good structure!! I just teamed up with a good buddy of mine to grow some of my business here in Charleston, SC. We are going strong currently and I see us expanding to a similar structure as yours within the next year. Let me know if you ever have clients moving out here, would love to set up a referral system for you
Depends, but for the most part, it comes out of the revenue. Each job has a salary or hourly number based on revenue for the past year. Then there are yearly reviews and increases are made if deemed necessary.
Where did you get your “Worth More” T shirt? I’m on a team as both the Transaction coordinator/ Buyer Agent and I enjoy hearing about your ideas and experiences
@@ChastinJMiles yes I guess since I'm new. Etc..I'm not sure what the boundaries, rules & expectations are geneeally once a lead is given too you by the team lead.
Fantastic, a part 2 video that explains the financial breakdown on compensation would make this complete.
Amazing

I was thinking of the same thing except I am in the DMV area and still practicing for my exam.
Great job. Thanks for sharing. Do a part 2 and maybe discuss when to start a team and the financial break down of how the team makes money.
PA Smith I think this is a great video idea.

First time looking at tour videos... thanks for the info! Where dis you find your ISA?? We’ve been looking for one for months!
I would like to start a team in the future and a video about financing the team would be great like. Thanks
Thanks for this! I’m thinking of joining a team as soon as I finish my training and was wondering what it’s like!
How much does your inside sales lead get paid? And how often are they working?
Love it! You’re the Best. Love how you keep it so simple. Thanks for responding so quickly. Keep up the good work!
Thanks for watching! I appreciate that.
Love the video.... can you recommend a great source for ISA?
Shoot me an email, I can refer you somewhere. cmiles@chastinjmiles.com
Thank you so much Chastin.
Thanks! How are the Buyer and Seller assistant positions compensated?
Bonuses
What system do you use to keep everyone on the same page?

Wonderful! Thanks for watching Reese.
Invaluable insight...thanks, Chastin!
My favorite video by far! Keep up the good content!
Yeah you've been waiting on this one!
wow. so hands on and surrounded by just the good people! I wish I lived in Dallas so I could join your team lol
Where are you located?
Love the structure! Would like to know how to build a team or realtors from scratch :)
How does one join a team, as a new agent, within a brokerage? Do you just kinda walk around and ask random agents to start a team together??
Yeah, you can look around for job postings or see if any team is actively recruiting. You can also start your own team with other agents.

No, they're just setting appointments for you. Just be sure they use scripts that don't cross the line of license vs non-licensed

You would have to check the agreement you have with your team leader.
@@ChastinJMiles the agreement just says 50/50 split
Thank you!
Do a video on sponsor roles
Awesome breakdown man. Are you currently out of production since your the team lead or you still go on listing appointments, open houses, etc...?
Correct. I have stepped out of personal production. I have one of my team members handle all of my personal stuff.

This was an awesome video, thanks for breaking it down. Now, 2 video ideas:
1) how to start a team
2) how to start a brokerage
I can definitely do how to start a team. I've never started a brokerage so I wouldn't want to speak about something I haven't personally experienced.
Hey! Have you done a how to start a team video?
YESSS!
Great video! Can you make a video on how to recruit people and make them want to join your team? thanks for the amazing videos.
How do each of the roles get paid
The staff positions are on hourly and salary depending on their jobs and the sales agents are on commission.
@@ChastinJMiles also how do I find a team if I just finished getting my license?
Do all of your agents and team members need to have their licenses hung with EXP realty as well?
Yes.

Love this and thank you for sharing! Can you share how your ISA is paid? Thank you!!
Hourly at $25 an hour.
Do you as a Team Leader have an assistant?
I do.
Only thing your missing is how everybody gets compensated. Thats the important thing!!
I have a graduating split structure. Starts at 50%

I think my team lead gave me a lead, & as soon as I left notes indicating it was a good cash lead, I believe he stole it.
