Hey Ebanks, if I may help out here, your audience should know also that some of their questions can be answered by :the Jamaican Institute Of Architects The 5 Oxford Park Avenue, Kingston 5, Jamaica 876-926-8060 jia@cwjamaica.com You create a blindspot on your project if you omit the architects' services from your design investment ( sadly not many parish councils retain architects inhouse& that just a 🇯🇲shortcut). That phase is the final stage of the architects services ( supervise & check to ensure engineers, contractors and other members of the team are compliant with the clients needs & design vision) & to opt out is to drive at night, blind folded & with no lights on the road.

You will waste your money if you have that dream house drawn up by a pro and then the land you actually get doesn't match the house you designed. Play around with the design on your own on paper or whatever, or at least the layout of rooms and areas, but definitely make sure get the land first then get the plans.
In your expert opinion, is it cheaper to buy or build? I am looking at houses in a gated community for 250,000 US and I am wondering if it would be cheaper to build a 3/2 (3 bedroom 2 bath). I just discovered your blog and I like your content, been watching a lot of your videos.
It's cheaper to buy and less stressful but building also have It's advantages like you get to customize your house as you wish you and you don't have to pay any HOA fees.

If you get a piece of family land which you completed a land survey for it but it is not yet transferred into your name can you use it to apply for a building permit to add on a kitchen or garage to an existing structure? Existing structure was there since 2000 or late 90s.

Point well taken, it's important to have someone back in Jamaica who can act on your behalf someone who you can trust. Or you have to visit often to manage your own affairs which I know isn't easy for most.

I am from northern St Elisabeth, the problem is we don't have running water, therefore we can't have indoor plumbing. So how do I go about buying a piece of property in places like Treasure Beach. Is there real estate agent available. By the way I am living in New York City but plan to return home
Thank you for watching but even though you don't have running water you should still have indoor plumbing, you can build a water storage tank and have a pump supplying water to the house. Please email me and I can give you some information on land in Treasure beach.
My land is in Rose hall and my family is in lover's leap Southfield area and we don't have running water either. You have to build a tank and buy truck water. There are big Mansions in St. Elizabeth and many of them don't have running water.

Yes you can still get approval but you will need a more recent diagram, being that it has already been surveyed you will need a surveyor's report. In regards to the proof of ownership, you can use the sale agreement.

If you want to know exactly how much the house will cost to build so you can build according to your budget you can go ahead and get a quantity surveyor.
If I got the land from my grandad what proof of ownership would be needed, and if there are squatters on part of the land do they need to prove proof of ownership before they get free title under adverse possession. I chasing by the square foot so the cost is determined by the rate per square foot times the total square feet of the house.

Is your grandfather still alive? The squatters would need to do adverse possession in order to get a title.
@PJEbanks yes he still alive, going to get solicitor to serve notice to vacate, not sure how long they been there but don't think it 12 years yet.
