Further to this, It is my job to have a general understanding of the construction industry so that I am able to communicate with the different players of the industry. The information shared should be used as a guide to show the importance of the players within the industry.     But Ajawi, i also have a friend like that too. He worked on my first house. He did the plumbing, the electrical, my tiling, made my grille work...this was all 25 years ago

    yes, would definitely like to see a bill of quantities done by a Jamaican,
    all the examples on the web are in foreign countries.

    I have that problems too, people dont want to pay for your work and as result I loose alot of client sometimes, because they are looking for cheapness.

    but, AJAWI the QS should ask the client about what type of finishes they would prefer, if the client does not upfront provide that information. Remember for the QS to come up with a good estimate they would have to include the type finishes. Therefore if its not provided by the client, the quantity surveyor should ask instead of speculating.

    You can still have a contract and it still go wrong especially if you live overseas. Jamaican thinks when your are overseas money grows on tree and you can afford it just because you are building

      Yes you are right, having a contract does not mean things cannot go wrong. However it reduces the chances of thing going in the wrong direction. Additionally in the event things go wrong you are more likely to get redress when you have a contract in place. As it relates to the second part of your statement. to be frank, a lot of Jamaicans returning to Jamaica have the notion of getting something for little to nothing. In some instances they too are looking to rip off contractors and other building professionals. Its a two way street. They don't believe they should pay for what they want and in some instances they take the route that see them spending very little and demand the most.
      Look at it this way, you leave Jamaica to live in a foreign land where you have to pay for everything in full and then you return to Jamaica thinking that your fellow Jamaicans don't deserve to be paid for the work they do. Not saying this is you but I see a lot of of situations like this. Imagine a situation where we are willing to pay the value of what we want then those in Jamaica offering professional services wont have to leave to go elsewhere in pursuit of success leaving behind those that operate below standard.
      To split justice I would say try to understand that most times what you pay for is really what you get. If you consult with an architectural designer he will recommend a quantity surveyor who would let you know what the cost of your building should be, but because most don't want to pay for the professional they end up paying more.

      @@AJAWI_TV well the jury is out there, I did not leave Jamaica to go abroad, I no choice as a kid but I did return to Jamaica to build . I did have a contract in place and still got ripped off . The house wasn’t build properly but iI I waste money going the lawyers ways, it’s throwing more money about when I can used it to fixed the fault . You could say I learn the hard way and that goes to a lots of people returning home

      ​@@viragravesande6920Did you research the contractor? Did you talk to home owner's whom house he built? Did you go and look at homes he already built?
      All this has to be done.

      You are so right😁 regarding using the appropriate skilled person for the job.
      I had that experience in the USA. Someone recommended a contractor to me. He renovated my bathrooms. I thought he had a Plummer on his staff. He installed the toilet and didn't put in the wax. The toilet started leaking. He came back and pull up the toilet and ask me where is the wax? 😁😁😁 i asked him the same question. He installed it and wanted me to pay him for his mistake. I'll never assume a contractor has other skilled workers again. I'll bring in the skilled person for each job. I'll do that in Jamaica when I build.
      All licensed persons for every part of the house.
      I wouldn't hire an orthopedic surgeon to do heart surgery on my mom just because he's a doctor.

    Hello Ajawi, i really find your vlogs informative and helpful, keep up the good work. I also have a question for you. I'm building a house in belvedere red hills and is sometimes not sure whether the estimates I get for doing certain jobs are fair. For example I was given a quote of $190,000 for tieing up and pouring six columns in a 26×16 pool house unit.
