I work in real estate. Those new cookie-cutter houses are a dime a dozen now. They're sprouting up everywhere by shoddy builders. They wont hold their value at all. They may look nice cosmetically but they're not built well and not a good value because you don't get much land at all. You are literally right next to the neighboring house. The best long-term Real Estate value is in the land itself. You need to get a good sized plot in a good location. Don't be decieved by the shine of "new construction". Buying a BRICK home that is about 10 years old on a larger lot of about 1 acre is a much better investment actually. Siding and wood is crap. You gotta get all brick.
Also, what most people don't realize until they are sitting in front of their builder after they've already committed is what you see in a model home is LOADED with all the best of the best upgrades. You get all the basic baseline finishes. If you want those cupboards or fancy stone countertops, then u add 15k on. If you dont want the basic carpet or 18" tile because you want the hardwood you saw in the model, add on 6k. If you'd rather have a stone front on the exterior because the stucco is so blah, then the price goes up. Same with lighting and all the kitchen and bath fixtures. And on and on and on. However, since her parents have just gone through this, I'm sure they are well aware. And I wish for nothing but the best for her family.
@@lizzylou36 Yup! Also all the fancy furniture they "stage" the model homes with really fools your eyes. Just think about the expense it will be to furnish the entire home in that decor. Once you get all your old furniture in there, its just gonna look exactly like your previous house anyway.

Very true! I currently rent a home where they were built so quickly and eventhough they are beautiful they have tons of plumbing issues. Which becomes costly to an owner.
How are people affording homes in this current market? It’s literally so overpriced. It really sucks 😓

@@alizastaygolden no it’s not. I moved from north nj to Florida and food/ bills/ are all the exact same and insurance is actually much higher. The only thing cheaper used to be actual homes and property taxes but the homes here are now reaching nj pricing
@@Ewa_ I mean like the Carolinas, that’s why there’s so many people my age (30) migrating there. I live in NY and used to live in NC, plenty of friends moved to NC, hate it there but the price of living is nice

One of the most important thing for me when we bought our first house is i would never buy a house that my neighbors window is overlooking my backyard. I just can’t do that. 😅
Houses are going so fast right now no matter where you look so if you are not ready to buy ASAP it’s kind of pointless to look at houses.
True! Lots of people are ready with cash and they end up having to offer way over the asking price.

Just an opinion but why not get something with more land for your dog and kids? If I’m buying a house for that much it better come with a decent size yard.
From someone who’s family is heavily involved in real estate, and investing...
I would strongly recommend NOT buying a slab house. Trust me. No bueno!!!! If there are any problems with pipes etc... they are all under your concrete slab, thus you have to rip up the concrete to get to them. Also slab houses are prone to foundation issues, and drainage issues.
Also really do your homework on the builder, if you decide to build. There is a lot of new construction that is... meh not up to par quality wise.

The houses and area were beautiful! It's crazy when you said the first house was small, like girl in the Uk that's way above the average size! we live in a 3 bed and it's a shoebox compared to these houses 😅 xx
Just buy a plot of a land and build! Living that close to neighbors will suck eventually. The area looks very clean and pretty but if you can find land somewhat in the country in the Carolinas, I’d definitely take that over living that close to other people.
That last house was gorgeous it would be perfect if it had the entryway like the first house. House hunting is always exciting😁

I live in Florida, but if the right job opportunity opened up in SC, I'd be packed and ready yesterday. Although, since I have followed the real estate there for 20+ years, its much MUCH MUCH more expensive than FL AND WNY where I grew up.

Not hating but I raised 2 kids in a house half that size one bathroom lol I mean I didn't pay 6 figures for mine either so I guess If you're going for that then I get it.. I just never knew why ppl think a house that size wouldn't be good for 3 ppl 🤷♀️
Some people are used to more space. It’s honestly kinda hard to downsize once you’re used to it lol. I think my family is at the point now where we want space in the rooms we use most and not a lot of extra unused space.

First house was definitely the most beautiful. It had craftsman touches. The others looked like your standard cookie cutter new builds.
I agree I liked the first one better but then she said it was to small lmao. I think she liked the other ones more because they were more open concept and they had the extra loft room for a play area
So interesting you guys don't have fences or walls around the houses, here in portugal homes do have some kind of limitation of property space! You can't just walk into someone's front door :D
Some people put them up themselves. My backyard is fully fenced.

It’s exhausting hearing all of the complaining… seriously there are people who live in homes the size of shacks with three kids and are happier and more grateful. She needs a big reality check! Those homes were far from “too small”. In this housing market right now she should be thankful and feel blessed she is even in the position to buy.

It’s funny how you said the first house is so small with only one sitting area and that the neighbours are so close, To me that house is so so big and you have a lot of space between the neighbours, here in the UK houses are only a few meters wide and all attached together, literally on top of each other, American houses are so so big with lots of space away from neighbours compared to here, wish I could have a house that big one day! I live in switzerland and 80% of the people don't even have a house! we live in apartements that cost over 2000 swiss francs per month and that is normal to us.. i'm sorry but whenever i hear somone say "that house is so small"🤦♀️ Others wish for a house like this.
And why do they need such a big house? They’ve only got one kid. Bella comes to stay once in a blue moon. Even if they have another kid a smaller house is plenty sufficient Jesus
I so hate when there’s not enough cabinets space in kitchen or kitchen space drives nuts. Also hope HOA fees aren’t too high if they have that.

Such beautiful homes! We’re in northern NJ and homes like these would cost a fortune here, especially with our outrageous property taxes ugghh. We only stay bc we still have lots of family here; otherwise we’d move to get more for the money. Wishing you the best of luck at finding your perfect home for your family! So exciting 🥰
NJ is terrible. I just sold my house in Sparta where I paid $22,000 a year in taxes!! I can’t wait to move to Florida!!
@@ashleygonzalez32171 I hear ya. $22k is really crazy! We pay $14,500 and our property is 155’ deep but only 50 ft wide. The tax dept will try and justify part of it bc of our built-in pool 🙄 Good luck with your move to FL! Wish we could go :(
Have fun in SC! You’ll love it! So many families with young children and everyone is so stinkin nice compared to Jersey and FL lol 😆 Plus you can get huge property and a large house for half what you can get elsewhere. We did what you guys are doing last year, didn’t pan out for us then but hopefully in the future ☺️

No idea where it is but it i know who the builder is and they are notorious for bad AC systems and systems being too small. Make sure you know how big the AC system should be. 2 story homes need 2 units

We are house hunting as well! Moving from TN to FL and man they are going QUICK. Beautiful home you looked at though!
I would really try to get a home that is already built and within an established neighborhood with a bit more land. Those look like Pulte homes to me, and it may look great once first built, but we toured an in-progress build and they skip so many corners. They also use very cheap materials and will charge you an arm and a leg, especially with the market so hot right now. Also, the home warranty from them sucks, and once your house starts to “settle” after a year, cracks will begin to form in the walls and potentially plumbing issues, which are not covered in the warranty. Buy a house that has good bones and is a bit older, when people actually cared about build quality and materials. You can always upgrade later and customize it to what you want for a fraction of what a new build will cost you. Just some advice as you house hunt!
Thats sounds like a solid plan to me. But I'm also not 25. When I'm looking at a house I can envision remodels and see the bigger picture. But there are those people that cannot do that and will pass up a house because they don't like the paint color or the flooring. Which sounds insane to me. But they're out there.
YES. This! My house was a brand new model build in 2008 & we started to remodel & the things we have found behind our kitchen cabinets is disturbing. Dry wall looks literally punched through for wires because I guess cutting a simple square was to hard 🥴 an older house with good bones or taking the time to go through a private construction company to build on a piece of land I would do in the future 1000%

So true, my husband and I just bought our third home, built in 1945 and the walls are so solid (shiplap) and a half acre lot. We’re updating the electrical and all in we’re at 153k.
