I’m no property expert but when I saw developers suggesting proximity to the airport was a good thing I laughed lol. Before even coming across this video I thought why the hell would I want to live next to a noisy, polluting airport 😂
Interesting take - maybe you’re not thinking about this issue properly? You’re thinking statically not dynamically. The master plan of the airport is expected to be completed by 2050 - you’re taking today’s lens and applying it to a world 25 years from today. Maybe planes will be electric by then? Maybe technology will advance and emissions will be reduced significantly? At the rate of tech advancement we’re seeing, those are likely scenarios.
Have you been to Al Baraha? Hor Al Anz? That's exactly how one would feel the noise and gas pollution near the upcoming DWC airport, but maybe even worse
The Realtors would tell you that it's a Good business tò buy a rat-hole on Mars, tò get their commission!! 😅😅😅😅 I've seen tons of Realtors. Now i wonder if the Demand is really more than the Supply..or the opposite...🤔🤔🤔🤔🤔🤔🤔🤔🤔 They do three new projects every given weeeeekkkk 😅😅😅😅😅😅
Bro good video but I would suggest you to educate people about the reality of Dubai Real Estate because many Real Estate Advisors are fooling foreign investors to invest in Dubai at the peak time. I would suggest you to make videos on 2 topics 1. 100k people who moved to Dubai in 2023, what do they do for a living because Dubai Gov didn't create even 1000 jobs in 2023. 2. Oversupply of Apartments in Dubai in 2027 because 75% of the off plan projects are of apartments and their completion year is 2027
Investing in brand new off-plan launches with completion dates beyond 2028 is indeed unlikely to be a good investment. However, all that upcoming supply brings the opportunity to buy units on the secondary market - ideally a few months before handover when some of the original investors can't pay the final outstanding installment and struggle to offload their investment due to high supply.
I agree - how realistic are the population targets for 2033 and 2040? We would need net annual migration of c.250k to meet them which doesnt seem feasible
@@dinofabrizzi2116 I put down the numbers. If dubai statistic center is not lying and if numbers keep being +200k people a year, I’m not that afraid with the +30 or 40k per year. What about you whats your opinion on this?
Great video! Lots of these communities are by the airport and on the flight paths. Palm Jebel Ali is sooo far away from other areas in Dubai and is right next to Jebel Ali port which must be massively polluting. Metro from Expo to Mall of the Emirates is 40 mins! All looks really bad for investment apart from maybe renting to airport staff and event attendees...but still not at these prices.
What is the Dubai Property market all about. These ae speculative schemes base on the "build it and people will come". The Emerati populaion are not buying these. Some how the lm and ps words come to mind so logic is not needed.
Thanks for the analysis. The airport’s master plan is expected to be completed by 2050. Your analysis is static not dynamic (ie you are analyzing 2050 based on today’s lens). Will planes be electric by 2050? Will technology significantly lower the noise and environmental pollution by then? Without those caveats, I believe you are just scaring potential investors and not really educating them responsibly.
