  • The reality of buying a 1 Euro home and the alternatives. Join me on this Italian property tour as we discuss buying 1Euro properties and discuss how it all works.
    This week's Italian Property tour is NOT a 1 Euro property but by the time you add up all the costs and time involved it works out to be exactly the same.
    The Italian government, brilliant decision, started selling abandon Italian properties in 2019 for a starting price of 1 Euro. Absolutely fabulous idea to regenerate and repopulate dying communities, however, the truth and reality behind this scheme is not exactly the bargain you might of thought it was.
    I still think it's a great idea and hats off to everyone who has started this journey.

I would be lost without the fantastic professionals my realtor recommended. 1 euro properties are great marketing but in reality, not for the faint of heart or the budget conscious.     Location doesn't matter much to me when purchasing a house in italy because every city in italy and europe is like a 1 hour train ride away. As an australian that is a dream. We have about 7 major cities in our country and our country is 100x the size of italy.

    Great video Nick! The first thing I do every Saturday morning is to open UA-cam and go to your channel. My wife and I love your enthusiasm and professional presentation. Your camera work is 10 times better than any other real estate videographers out there. Love looking at the million dollar houses and the renovation projects. If you have some turnkey properties in the 75-150k range, that is what we are most interested in. Once again, thanks for another enjoyable presentation!

    There ain't no free lunch! I figure a 1$ home starts at about 50k. Then you're stuck up in a teeny town with no amenities.

    Bravo Nick! It's really important to explain this to folks. Handful of relatives purchased in Trapani and it was hard work, but worth it. Something of note: Most places are really small and we ended up joining 2 (even 3 houses in one case) to make one comfortable property. Video ben informato.

    Based on my research, from afar, purchasing a habitable property for €50K-€150K that ticks all/most of one’s boxes as far as size, number of bedrooms, bathrooms, location, local amenities, etc…is a better option than buying a €1 home.

    This place is overflowing with potential. I can see the gelato shop in the garage, the open plan modern on the first floor, and, as you said, Nick, take out that false ceiling on the top floor to expose the original beams. Spend 130 grand on renovations to make it an ultra chic air bnb, and you'd easily make your money back and more..

    Thank you for bringing us this video! This is exactly the right size, kind of location within a town, and budget, that my sister and I want to spend. We have to wait another 18-24 months before we can buy, but in the meantime your channel is here to give us ideas and show us possibilities. We’ll be doing a driving tour in Italy next spring to see the various regions and narrow down where in Italy we want to purchase - north, south, east, west…so many wonderful choices!

    Hi Nick! Any thought to a video from a remote buyers perspective on finding and working with local contractors? The entire contractor relationship, from initial contact through project completion, is a major undertaking, and I'd like to hear from a buyer's perspective what their experiences have been - both positive and negative working with local contractors. Always enjoy the array of properties you present each week.

    This is a nice find Nick, and I loved your opening explanation of the realities of a 1 euro property purchase. It (the 1 euro concept) truly is a great idea and (potentially) a rewarding adventure for many people, but it does need to be faced realistically. It's a mountain of work to renovate in Italy! We have a piccola casa in Montepulciano that we have been (slowly) renovating. We've loved every minute of our adventure, but it takes a great deal of patience to navigate Italian bureaucracy, to find available/quality builders, source materials, etc. Everything will take a least double the time that you expect it will and will likely cost 50-100% more than planned. And don't get me started about the crazy rules about car ownership in Italy...🙂

      @@veronicaprolo9958 - honestly, it's a bit of a challenge to find builders these days. So many big projects are underway with Superbonus money and have consumed many resources. Where is your friend from? We have a contractor that we could refer your friend to. She's an English lady that is married to an Italian. So for us (as Americans), it's helpful to have her help us with translation. If your friend speaks Italian, they would have more options...

    That was awesome Nick! As I always tell people...if it costs 1E there's a reason and there are caveats! You'll spend a whole lot more and you'll. have restrictions, so why not buy what you want, where you want with no "hidden" caveats? Makes sense to me! See you next time! 🥰🤗

    I really liked this property. It definitely has potential. I agree with the owner's idea of removing the kitchen/living room wall and raising the ceiling in the second bedroom. I also would remove in part or completely the wall enclosing the stairs from the kitchen to the second floor; that would open things up even more. I think the price is very reasonable, if not cheap. After renovations you could have a really special place for 125-150k euros. This video was nicely balanced, with the opening discussion followed by the tour. Nick, you're working hard at keeping things fresh and interesting...and Puglia next week. Grazie!

    Love your videos great information. I’m a realtor in Canada EU prices always leave me in shock. 150K here might buy you a trailer. Or vacant land in a rural community. Our affordable housing crisis is no joke.

Can you educate us on the mechanics of yearly taxes, insurance and other basic costs. As an American, we have so many rules and regs, mold remediation etc. I really enjoy the history and diversity that you show us.

    Thank you for all the important information, Nick. Love your videos, they are so professional - and you must be the funniest real estate guy in Italy! This apartment could be really nice with the necessary work done, to a rather affordable price. But too much to me, not young and patient anymore - and perhaps a little bit lazy 🤭. Hope you could show us more of these townhouses at reasonable prices, and (almost) ready to move into. The great luxury houses are for the multi millionaires, and most people, like me, are not in that group I guess. Already looking forward to next Saturday, as always. 😊

    Firstly, this was the best presentation AND explanation of 1. Euro properties. 2nd, a wonderful showing of this property. However, my heart is breaking because Brexit has ruined our chances of moving to Italy. Besides all the red tape and 'Italian hidden red tape', to move there now, we also need to maintain our UK driving licenses for work we still do in the UK. Bloody Brexit.

    Thank you Nick for the information abaut the 1 euro houses. Allways you need an investment, and you explain it clear. You need 1500 by square meter, in a low stamation. The property that you show need that cain of investment,whithout a doubt. Is beautiful and in a perfect location. Bheaind the garage you could have an amaizin winer garden.     To be fair that's what you would have to do with any other house you bought. I always thought there are caveats and conditions behind these 1eur offers, but seems like that's not the case here. The price just reflects the environment, so this isn't for working family more like for retirees or a let conversion. The renovation cost of 1500eur/m2 seems a bit high for south Italy where the standard of living is much lower than above Rome, I'd expect it to be 500eur lower, but still cheaper than buying elsewhere.

    Absolutely love your tour videos mate. I came from a suggestion but became a lifelong subscriber haha. One suggestion if you want to try it, for your tour videos have you experimented using 4k HDR resolution, because the locales you're shooting are fantastic & well-lit for High Dynamic Range videography.

    Italy’s population is in severe decline. As a consequence, the number of vacant houses across Italy is astounding. Numerous once charming towns are vacant and crumbling - in large part because the Italian bureaucracy absolutely stifling.
    For the last 30 years, young Italians have been fleeing rural areas and small towns in search of opportunity in the EU and abroad, that better welcome creativity and new ideas.
    The one Euro property program was started to help Italy rebuild its self inflicted decay. Italy needs to attack its bureaucracy before inducing foreign dreamers to pay the graft they can’t get the Italians to pay anymore (because they’re all gone).
    Where Nick is really right is - you’re better off buying something that’s in large part ready to live in - skipping the bureaucracy that will stretch a 6 month project into 24.

    This is a great project ....
    I think I would make it vintage and keep the tiles in the kitchen and bathroom , and certainly the upstairs floor tiles .
    And agreed ...take out the wall and let the sun shine in .
    The workshop ...needs work if you want to use it , but it's so cute and it represents a person that loved spending time there ...
    Will you take us to the Antique market ?
    I would love to see it !

    Good video, helpful to hear the finer details. It's common sense really, no-one is selling a house worth five figures for $1. No-one. So as for a "nice" house for 6 figures, it's not going to happen.
    I bet there are some genuine bargains to be had - is this true? I imagine you only succeed with those if you live there and can spend time investigating properly. Remote buying is a huge risk.

    Hi Nick, only people that do no know Italian low can bye this property, renovate. It will never be theirs, because Italian government protecting theirs beautiful land and country from strangers. No citizenship in Italy regardless you have home renovated, or not! I think there right.

      Thanks for your comment. Normally on a house purchase there would be a negotiation on the price, but in this case it seems little point negotiating on an asking price of €1. Best wishes, Nick.

    I would consider that 1€ house but it’s orange color would clash with my furniture. Having said that, I am the type of guy who makes it a hobby to buy old stuff and rebuild it. A (real) and low cost property just might be a lot of fun for someone like me. I lived in Rovio and Taglia De Po for a few year while working there for ExxonMobil. Okay, to check some boxes, I love the mountains, I hate large cities, and as long as their is medical help somewhat close by, I am good with where the cheaper homes are located.

    Very informative. I still have a question is it 1 euro or 58 thousand? 58 thousand is the valuation but 1 euro is the price right?

    All you mentioned, the same structural alterations must comply with our Australian Building code standards. And it costs! And if you presume buying an Italian property, it does NOT give you automatic rights for permanent residency in Italy.
