    I'm overwhelmed with the variety of costs and living considerations. If I went any further, I would use a relocation service. I've bought a few houses and have handled a few estate settlements and this is a complicated procedure and timeline that also involves travel. I'm not sure about those, who say this is like buying a house in their own country, as the language barrier has enough anxiety on its own. Thank you very much for spending time with use to do this.

I thought your advice was as honest and as transparent as it could be, its hard to explain in real terms how to negotiate the administrative processes here in Italy but persistence pays off.     Dear Nick and Team, thank you for your totally informative advice regarding purchasing properties in Italy. I'm the Tour Manager for central Europe living in NZ feeling totally out of place. Anyway, dealing with terminal since 2016 WM & BN rare cancer have come to terms with "life is what we make it to be". Love all of your totally informative films considering you would normally charge a novis for your knowledge. Thank you. I'm of five ethnic groups and fell in love with Italy during my first tour as a manager from Germany.
    Have relatives also in Italy however they don't know about me yet! Promote Italy, cook it and eat it.

    Time-wise, buying a home in the US can also be a lengthy process - more than 2 months beyond a written offer. In terms of inspections (surveys), we don't have rules or laws governing what constitutes a thorough home inspection. The good thing is, you have an opportunity to look at the home multiple times before closing (legal acquisition). And of course, you can include conditions as with any contract and a window in which to withdraw the offer or even decide not to close (with legal parameters met).

    In a video I watched it said that to become a resident you need to learn to read and speak Italian as well they test you to be sure you can within a year of application is this true? This video may burst some people’s balloon about moving there. Great video Nick 🍻

    If I may add on a personal note, I love Italy too, and have spent some time living there. I always want to go back. Oone of the most important aspects of being anywhere is the people. I so agree with your personal, and open-hearted advice. So many Italians, that I have known, and met in many different situations, have been decorous, attentive, graceful, warm-hearted and welcoming. Italians are very often, on so many occasions, also, naturally, spontaneously affectionate. It is part of the beauty of the experience of being in Italy.
    You convey so much of these aspects to us, Nick, as well as taking us on fascinating and enticing property-tours. It's one-take, because you do it so well, and so warmly for us, and it's always just right, first time.

    Thank you! The process doesn't sound too terribly different than the sale/purchase of property where I live. Regardless, it is extremely important to have an agent (Realtor in the US) to walk you through the process. Agency would be an interesting follow up topic.     Fantastic job! Great information. My wife and I just returned home from 6 weeks in Italy ( 5 days ago) which we do every year and have for quite some time. We are planning to eventually move to Italy and have already started that process. We plan on getting our citizenship prior to purchasing a home there. Your video seems to confirm that doing so will streamline some of the concerns , fees, and processes of purchasing property. We hope to work with you in achieving that goal soon.     I've seen many videos on this subject and I must say you handled this extremely well. That's said from the perspective of someone who's not on the lookout for actual luxury estates, and not in the market until my ship comes in, which may be a while, BUT also someone who has extended family in Italy for decades and has some understanding of how old world te system there still is. Great idea doing this video I think, and I feel you did a good job considering there are so many ins and outs potentially regionally per every sale and plot involved. It seems to me you've taken your clients into consideration in several aspects and do a good job of explaining what's feasible in a short video like this regarding a very old school system. But to those willing to critique the system for this precisely, I'd like to insert: THIS is exactly why so much of Italy still enchants, and provides the very same unruined ancient views of the Roman Empire. Compare it to the countryside of Greece full of unfinished, unsightly conctete skeletons of mansions, hotel complexes and condos, and unpredictable projecting next doors and there it is. Unmatched. Higgledy piggeldy at first glance, super bureaucracatic at a second look, but in the end it serves a cultural purpose on a grander scale than who owns what at this moment. The complete opposite of the American way perhaps, but millenia not centuries old.
    Although I find it unnecessarily tedious and 20th (or even 19th) century in some ways (as with much Italian business) there's no denying it's of great importance for investments value long term.
    I felt a bit sorry for your fresh mixed sallad though. I'd have easily been very happy munching on that with a bit of balsamico off camera ;)

    KINDNESS. Thank you Nick, for your generosity in making this comprehensive video.
    It was also fun to see the people who work at that restaurant.
    I had to pause it and run upstairs to make myself some pasta( bronze cut authentic Italian) with shrimp and olive oil, and to pour myself a glass of very good Washington state wine, to have whilst we dined together, once I started it up again.
    As a realtor in Italy, you definitely earn every penny you make, your clients are lucky to have you.

    Congrats for the most didatical and clear sintax of the implications and paper work on safely buying a house in italy. I did watch other videos on the theme and yours was the most revealing and, above all, concerned about the security of the transaction for the parties involved , your company included. I am considering moving to Italy on a mid-future and did started collecting genealogical documents that enable us to get Italian state Citizenship from overseas. Through your video I assured myself that getting this defined, at first, was the best to do. So here I´d ask you to be so kind to actually elaborate a bit on the legal and mortgages possibilities and demands for buyers that have just acquired italian citizenship status and, as so, Italian passports. As we are on the final stages of filing in the documents demanded to be delivered, I do believe that on mid 2023 2cd semester this process should be conclued and I am might be able to tell you that I´d be a future client possibility for your company , as each time, I grow more confident on your professional clear posture and straight forward approcah on doing business , which is great. Hoping that more people may have seen that by now, as well. Thxs for your diligent work. Best wishes, Almir Messeder

    Great job! Wish we had seen this before we bought our property in Piemonte. I would however, suggest mentioning the possible fluctuation in currency values. We were advised to move the money from the States before we signed the contract. This served us well. At the time we closed the euro gained 5 % on the dollar.

    Thank you Nick, for the wonderful information. While I do understand that things in Italy (not only property buying) can sometimes take a bit longer than usual, it doesn't sound too wildly different than buying a house in the States. I've only recently (maybe a month ago?) subscribed to your channel, and I must say that some of the properties you have shown are very tempting. I spent time in Italy, mostly up and down the western part of the country, in 2001. I must come back, at least to visit, but I remember loving it there and it's a much nicer prospect than finishing out my retirement days in my current town. I'll keep watching and, perhaps, you will tempt me to sell my current home and move across the ocean. Or, if I do win the lottery, perhaps that decision will become much easier.     Fantastic thorough and comprehensive way to cover this subject. Took me several conversation with several realtors there to put all that together piecing bits from each. So, again, fantastic. One thing I still grapple with the idea of being comfortable is having the same realtor that represents the seller represent me also. Too much conflict of interest for my comfort level.And finally, while you personally doo a fantastic job with the property villa showings here, I think you are certainly the exception. Can't t say enough how unwilling or reluctant I have found most realtors to going over to a property, taking a simple video with details, and sending it over. It is obvious that if you are overseas, you won't fly in every time you see a place on idealista or other places. Maybe it is a cultural thing or just simply difference in expectations fro one country resident to another, but still seems like something that hinders showing and sales/buying.

    I watched the video right to the end. I understand your sincerity and appreciate what you're trying to achieve. Life in Italy can be complicated, but I found it was always better to go with the flow and adapt rather than oppose. Law and rules can be flexible - it is what it is.

I spent 22 years in the UK..I would love to go back...But after 10 years living abroad..Brexit will not allow me to live there again permanently....Wish we could all be free to live where we love...without so many complications..But who knows..maybe I will go back to my roots in Puglia one day.     I bought a house in Puglia Italy I had to go through that process as well. It was really not that bad. You just needed a notary was going to check everything if house is free & clear I bought a land and I built it took me almost 3 years. That’s the part. That’s bad but location location location doesn’t matter what part of the world which matters so much.

    Great stuff Nick! 👏 I don't think it's really any more complicated than the U.S. different names to the facilitators maybe, same result, same time frame. It's good to understand don't expect a 80-90% mortgage, very important, it's also important to realize after buying a property you have 90 days, and 90 days gone to return for another 90, how long does residency take to accomplish so you can enjoy your new property full time? 😀

    Thank you so much for all helpful information. That food looked soooooo good! I visited Italy in 2016 with my sister and everyday since I want to be back there! We are nearing retirement age and want to purchase an apartment or small house in a small town in Italy that we can spend good amounts of time in ourselves, and have it available for friends and family to use when we’re not. We haven’t settled on a region yet and need to return soon to do some exploring. We’re from the west coast of Canada so sadly we can’t go abroad as often and easily as we’d like. But your channel gives us a lovely link to that place we want spend more time in and we very much enjoy and appreciate your videos every week. ❤

Also, when I bought mine, they had to translate the whole contract to English, but the person who signed first with the person who spoke Italian and then I signed first it’s very very interesting. How do they operate because they wanna make sure that I can be able to read the contract. It doesn’t matter how many pages for this.
