I searched "how to find a real estate agent". I was unsure as to what video I wanted to start with. I noticed your six string chillin' on the wall and thought "ayeee, fellow musician, must know what he's talking about" (silly, I know)... in the end, I am stoked that I chose this video. Informative. Dig the ambiance of the room. Dressed to impress, and the notes were useful. You have earned a new sub. Good day, friend!
Hi Tori, I'm a fellow musician as well (guitarist). I have a real estate referral business (links on my profile) if you are in need of a good agent. Make way for the positive day!
As a Realtor- I thank you for this video, all great advice. Especially to have an interview to see who clicks with you. We go through quite the journey together, a good rapport and mutual understanding makes it all so much easier and less stressful!
I just called the top three agents in the area I was looking in (most recent sales) and picked the one I liked. I know it seems unfair to all the others (particularly new agents), but buying a home is a big investment.
I recently got my RE license in California and your videos are super informational and I think that you just helped me come up with a great pitch on how to help future clients. I believe that a realtor that is able to teach the process will be able to relieve much of the stress and unknowns for clients. Thanks for the great videos :)
Interesting video. You should also do one about people finding agents out of state. Many of us are moving out of the north and going south and the hard part is finding a good agent.
How far in advance of being ready to buy a home should you be getting a pre-qualification letter? If I'm looking to buy in June-September (2022), should I get pre-qualified in January? Love the vids.
It really depends on your personal comfort level. But, if you initially reach out to a real estate agent, a reasonable time to hear back from them is within 24 hours. Once you're working with them, I would expect that window to shrink down to within 3 hours during normal working hours. The same applies for loan officers.
Thank you so much for this. I’m one of those kids growing up rn w nobody teaching me how the real estate market works. Its honestly a very scary journey, but this video makes me feel a little less dwarfed. We need more educational videos like this for adolescents/young adults. Thank you so much.
As always, everything calm and information on point. Right what I was looking for after having an agent ghosting me and the other one rushing to sell what I least wanted. Wish me luck!!
Your videos walked me through everything. You are definitely a great teacher. Never seen someone like you giving some hints to the point. Love what you do.
How do I go about this when I’m moving out of state? And how do I know if they’re a dual agent on a place? And what are the signs of one of them being unethical? Yes I’m about as green as they come. Lol.
I have a question; How can would I find FHA accepted Townhouse in Henderson Nv ? I’m a first time home buyer, truck driver, 5 years $ 54,000.00 a year. Credit is 710 - 730 It’s not as easy as though. Thank you for your time 🙏
Thanks and.gd job. I've been trying to decide how to proceed 1st. Agent or lender. Other ppl videos have suggested getting agent 1st but living in the hot RE market of Atlanta and from the little I've experienced, the agents usually ask if I've gotten approved or chosen a lender. 1st time homebuyer so im still in the very beginning stage. So now I plan to focus on finding a complimentary lender 1st. Thx again
Most good agents I know won't show a house without a pre-qualification letter from a lender. They need to make sure a buyer is able to buy a home AND it's for the safety of an agent. Getting pre-qualified first is going to make the home shopping so much easier. You'll have the freedom to write offers because you know what is in your price range and you know exactly how much your monthly payment will be and the cash you'll owe at closing.

@@WinTheHouseYouLove As I have had Realtors tell me, Transaction agents can represent both buyer and seller. As I understand it, a buyer agent won't. What am I not understanding?
Can a lender be a mortgage broker, or does it have to be a bank? Also, I plan to move to a different county when I buy, about 2 hours from where I am now. Which area do I find the lender at, where I currently reside, or the county/area I plan to move to? I am aware I should find the REALTOR in the area I plan to buy a home.
My mortgage broker recommended against getting pre-qualified. Because a lot of banks will bar you from a future application if you fail the pre-approval process, even if you just missed a piece of personal ID.
Hmm, that sounds like a un-trustworthy broker. I've never heard of any bank doing that. Even if they did, I would never work with a company that chose to operate that way. Also, if you apply with a lender and get denied, there's no way for another lender to know if you were approved or not. That information cannot legally be shared. Anyone who directs you against a proven plan is someone I wouldn't work with.
I'd do some searches here: www.zillow.com/agent-finder/real-estate-agent-reviews/ And call a few real estate brokerages and ask for agents with new construction experience.
What about an agent who doesn't do real estate full-time? We're in contact with someone that we like; she's been insightful and responsive, but has many other jobs/things on-the-go. I'm worried about her other commitments getting in the way when things ramp up. Anyone with any experience with this?
I am in the process of buying my first home, so I haven't encountered this myself. But, with that said, you are talking about investing several hundred thousand dollars. You might want to think very seriously about trusting this kind of investment to someone who isn't committed to doing this as a full time job. Just keeping up with changes in the real estate market should occupy several hours of time each week, not to mention changes in local regulations. You could lose everything if mistakes are made.
So I'm a first time homebuyer and I spoke with a realtor who gave me a low amount do I need to speak with more realtors or is that the only amount I'm qualified for????
If people are first-time homebuyers, then their mortgage lenders will likely refer them to their most experienced realtor partners. This is how it's done now, and why so many realtors, especially newer agents, never get a chance to work! People aren't choosing their own realtors anymore. Mortgage lenders are now referring realtors, after they approve them for home loans. It's an unethical practice that leaves a lot of realtors out of the mix. What is being done about it? Nothing. Mortgage lenders are now acting as real estate brokerages, handing out realtors to clients. This completely defeats the purpose of realtors signing up with brokerages, if it's lenders who are assigning realtors to approved clients. To get work, realtors now need to kowtow to mortgage lenders. This isn't what many realtors signed up to do.
@@WinTheHouseYouLove Most people are well aware of the importance of paying dues. So, that isn't the issue. However, you can't pay dues if you can't get opportunities to pay dues. If everyone is getting their realtors through their lenders, then why should people look for realtors anywhere else? What about realtors who are door knocking, mailing letters with business cards, and calling prospects everyday? It seems people have stopped hiring realtors generating leads in these traditional ways, because they're either already working with or have worked with in the past, a lender's referral.
I know they want you to be pre-qualified. But how are you supposed to know what the market is like, without seeing some houses first. Especially now, where everyone wants you to over pay for a house.

In my experience, pre-approval is only good for 6 months.
How long should you wait for a realtor to communicate with you about their availability or house yours ?

Every realtor said they were a 'transaction agent', and had no idea of how to find a buyers agent.
