    I'm in the process of trying to be a first time home buyer. I went through all of this close to 20 years ago and decided to rent but now I believe in taking this next big step. The agent I started working with showed me 4 ranch style houses. I never thought of living in one of these types of homes because of safety concerns. One had water damage on the ceiling in the bathroom, the other was right behind train tracks and all 4 weren't in the best of neighborhoods. They also were well above my price range. I told her I wasn't a fan of ranch style homes and she insisted that that was the type of house I could afford and that she couldn't find anything that I was looking for in my price range. I asked about foreclosed homes for sale that WAS in my price range and she told me I couldn't get any of those because of the type of home loan I qualified for. She reminded me of the choices I had and should choose one of those. Needless to say I gave her the boot. It would be nice to get an agent who's willing to work WITH you not against you.

      Some of that agent’s arguments were legit, so there needed to be discussion on 1) adjusting your budget; 2) moving out of desired area to net more homes; 3) adjusting your timeline to allow more time to see newly listed homes that haven’t hit the market yet.
      If your loan won’t allow consideration of foreclosures, then don’t look at those homes. If the homeowner wasn’t paying the mortgage, They may have also neglected needed repairs that would only add costs to owning the property.

    Excellent video! I just had a consultation call with a real estate agent this morning and this helped me feel prepared. I was nervous about asking some of these questions, I didn't want to be rude by putting them on the spot. But I reminded myself that a respectable agent should be eager to answer these questions and I am so glad I asked them. Especially for #6, the agent was excited to tell me about themselves, and it was only through that question that they truly had the opportunity to showcase that. Great work!

    I was looking for the rent last year and met my realtor ( Frank Mayolo) he is a very professional and a good listener , very comfortable, I had a million questions he answered very well although my broken English he explained over and over until I completely understand, thank you frank!     I disagree with your statement in not working with new agents, a new agent might not have experience but they will work 10x harder than a seasoned one. in my opinion A new agent usually has a seasoned mentor to guide him through the process to ensure the client gets the best service. Everyone starts as a beginner. Experience is great but you should be searching for someone that will be loyal, hardworking and looking out for your best interest.

      +Shantee Haynes People will always be skeptical, no matter how much experience you have. I would tell people that in addition to hiring myself, you're also hiring my broker who has X years experience, and my brand, who closed $X million in sales last year

      LOL I know, just messing (sort of). I just know there is always a "canned" answer/script when we work with people the first time as new agents, yet there is an assumed notion that most won't want to work with a new agent and therefore brings the question "How did you get business at all?" lol

    Love your videos, I find that most agents will have the answers prepared, I know I always do , always good for the clients to just look around them and watch the success. I have also put a few videos together for my clients but I too am learning and working towards those huge rewards.

    Very informative. AND it doesnt matter what he said. As a good REA you should sell yourself hard enough to take the focus off of the fact it's your first sale. If you care enough and follow the steps he said I am certain the client will trust you.

    As a new agent, I was seeking questions that I could expect from future buyers. Hearing your answer to question 1 was not only discouraging, but hurtful to any new agents out there that could have nailed a potential client who happened to watch this video, but now that client probably won't trust them because you told them to avoid the rookies.

      that's exactly what I was going to say why would he say that cause somebody with 20 years of experience can be full of shit when a new person 9 times out of 10 they won't even know the agent is new like why would say that "avoid agents that's been around a year like wtf you're going to make people feel as if a new agent may f sum up and that's not true guys ion care how long they been in the business if there doing their job and representing me right ion gaf if they got they license that same day i interact with them!!!     Good info, makes me think my agent got a slam dunk, got him thru Zillow, he only answered questions, but with a hot Vegas market he doesn’t have to do much. I’m buying I feel at the wrong time when it’s over priced but I have to.

    I found a agent though Zillow, I talked with a few other before and most agents would not even talk till I had my pre approval letter, when I asked Zillow to see a house it sent me thru a questionnaire and I got a call and answered more questions and they paired me with a guy, he was cool sent updates of houses in my price range and what needs I had. Got my pre approved letter a month after talking with him and we are looking at places now. I’m in Las Vegas.

    Matt, great video! I just came across your UA-cam. However this video was issued a few years ago. I was just wondering what your recommendations are for out of state buyers. What kind of right questions to ask the realtor on how they handle these types of buyers and what we the buyers should expect as far as service. I’m planning to move to another state, but not sure what city or neighborhoods are right for me and how would the process be for me since I’m at another state? I would love to hear your thoughts.     My agent did pretty much NOTHING. We found our own place. She didn't have trend license in our focus area. (she was nice enough), but it burn me she got a big commission without much effort. We settled for less than our must-haves. A lot of "quietude" , a lot of question-dodging. She was more a seller advocate from the get-go, it was obvious. But having been through 2 others previous....thank God we leaned on some friends to help us move forward.

      Sorry to hear that. Good agents are hard to find but bad agents can completely sour one's take on using an agent and the industry as a whole.

    Do you have any suggestions on HOW to get an agent? I have gone through 3 now that, when I first contact them, tell me "Let me get your information and I will call you back tomorrow." And no matter how many times I call them back after waiting a week or more it's always "Oh, I got really busy and it slipped my mind, but I will definitely make time to call tomorrow", but they never do. After more than 2 1/2 months, 3 homes I have been interested in are now pending or sold. I thought getting pre-approved for my mortgage was going to be the hardest part.

    Yeah what I'm getting is they want to have a quick phone call and know your price range and just set you on the automated list and ask a couple of questions and that's it. They don't talk about markets and Trends or anything in certain areas that are within your budget. They don't want to try to find pre foreclosures either!!

    The lender I’m going with asked me if I’m working with a realtor. When I said yes that I had someone in mind, her response of “oh ok” almost seemed like she wanted to say something but didn’t.... do lenders prefer not to deal with realtors or is there some kind of fee or commissions they don’t want to pay?

      Quite the contrary, lenders love Realtors. They try and build relationships with them to get all their transactions (more business). Realtors give others alot of business (inspectors, appraisers, lenders, surveyors, title companies, attorneys) and get very little in return- they are left to find their own customers.

      Learn the neighborhoods. Do as much research as possible. Visit if you can and have dinner/walk around in areas that interest you. If you can't visit, find an agent that will FaceTime you. Maybe even consider renting your first year before buying if you are unsure of the area

      The buyer pays for the house and the seller pays for the buyer's agent commission out of the proceeds of the sale.

    I disagree about many of your questions.... and I’m a nurse! Lol - never sway people away from new agents. You need to start somewhere. Like a nurse, I had a first patient for everything I did, that’s what made me a great nurse.

      if thats the case you as an individual have to be even more careful when looking for a house cause of his or her lack of experience, cause remember this could be the biggiest purchase of your life. don't want to make a mistake when comes to a hugh investment.

      True as long as they can give a HOWEVER. Example, "This is my first year, HOWEVER, I've trained under (insert reputable agent name) for 3 years". A however can go a long way when you're inexperienced.

    This guy is the perfect example of the type of agent you don’t want. I’ve been an agent since 1998 and a broker since 2003 in the Atlanta area. I also lived in Virginia, Maryland and California. Those questions sound robotic and rehearsed. It’s about the honesty and knowledge of the agent. If an agent is new then the broker is the coach. Being a “Realtor” is just being a member of a club. I was also a Realtor, it made absolutely no difference. My first broker always said “you know what you know what you know “ so true.

    The last great question for a buyer's agent should be, do you share the portion of the commission. Generally, for a new house, it is 2.5% agents share with the home buyer and for the old home, it varies. For a new home buying process, the agent has at least 250-400/ hour remuneration.

      Help me understand- did the agent do a poor job? Did the agent make a mistake that caused the buyer to pay more?
      Why would the agent return part of their commission to the buyer?

    I disagree. BOTH of my agents very very seasoned. One agent got me my house, one agent sold my house. Neither one informed me of anything. They had been agents for years. Also, most new agents are more detailed as they’re still learning and care a lot more. That’s why I’m currently only working with new realtors now.

    I just made an offer , my realtor started to call and talk to my bank. The bank said realtor should never communicate with the bank, because that's unethical, the realtor was so in a hurry to get the deal done, pressured the bank that in less than a week the bank should finished all the paper works. Please tell me about your thoughts.

      after I signed an offer, the following day the realtor called the bank if I am approved for loan. Second, he was pressuring the bank to finished the paperwork in seven days. Third, the realtor told the bank to convinced me to let the "first bank", (the realtor's friend, where I had the first consultation, but in a higher interest) do the approval. The realtor called the bank morning and late afternoon telling the same thing. the bank said, "it's not my job to tell the people what to do." Until the bank told me my realtor is unethical, he was really so in a hurry to get the deal done, though the house possession will be Dec. 2 and I was told might be Jan 2020 if the bank will delay. (bec. there are still tenants). The bank told me my realtor did not even search condition of the house, he does not even know how many car parks allowed when I asked. He didn't even read the minutes according to the bank. The realtor even reprimanded me that I should have done the approval a month ago. and I said I just deal with my new bank with a lower interest rate 7 days ago. The bank said " there is something fishy going on with your realtor, he also talk to "first bank" how much I am approved. He does not really protect your interest. You will be hooked with $27,000, security deposit non refundable, without knowing if the realtor did not even inform you if there is a special levy in that strata." "change your realtor". Your thought please . Thank you.

      Go to open houses in your area and see if you like any of the agents holding the open houses. Go on Instagram and search #YOURCITYrealeatate and see if there's any agents that you would want to work with.     How does one even come in contact with these "buyers agents". If I call up random real estate companies in a town I want to move to won't they just tell me "sure we work with buyers all the time" and then just show me houses that they've already contracted to sell?

    I appreciate the information and the time you put into helping people. However I have to disagree with you regarding agents with only one client. What you are describing when an agent goes against a client's wishes to not buy goes against the fiduciary duty of obedience. Maybe you speak from personal experience which is unfortunate, but this behavior is not exclusive to new agents. Also as a new agent myself in Massachusetts, whoever is lucky enough to become my first client will get my undivided attention and my best efforts. I don't know what I don't know, and being aware of my lack of knowledge makes me a pretty good agent I'd say, never stop learning. Hopefully some day I will have the time to make 150 videos and represent all of my future clients. thanks again for your time .

      angie707 No I still haven’t closed a deal, so now I got a part time job :( but I’m gonna keep grinding real estate after I get some money to market myself better. See I moved to a new city before I became an agent and I don’t know anyone here and it’s really frustrating but I refuse to give up! I literally don’t know if I’m even going to be able to pay my MLS dues that are due next month rather less market myself online. Ughh, I’m to the point I’m gonna just start going door to door knocking on peoples doors, I’ve called countless FISBOS and it’s just going nowhere! I’m starting to think 90% of it is just knowing the right people but I don’t know anyone up here. Pray for me!!

      angie707 thank you closed my first deal the other day... finally! They always say the first one is the hardest I hope that is true, my motivation is wayyyyy up now and I’m as motivated as the day I started. Give me 2 years and imma kill it just wait.

    This is bashing on new agents. Most new agents are mentored and helped by their teams. They all gotta start somewhere.

      It is still generally good advice from the perspective of a home buyer. In general, you are better off with someone with experience under their belt to be on your side, rather than someone experiencing unexpected issues for the first time.

    i fawked up when i signed a BRA contract looking for my first home. I didn't even know there was such a thing. I told my mom i was looking for a house then she went on ahead and effing set me up with some dude...
    then everything happened so quickly, i felt overwhelmed by all the information he was giving, and i came from a night shift just before our meeting, handed me something to sign, i don't even know why i signed it to be honest. i'm usually more skeptical than that...
    i went home, researched if i could cancel the contract and all articles said no unless you don't work well with your realtor and even with that it'll be hard for you to cancel it. the more i know

      Sorry to hear that. You should be able to cancel your Buyer Broker Agreement easily without penalty via written notice.

    So you're saying nobody should deal with inexperienced agents..?...well how are they supposed to gain experience then?..If everybody followed your advice there would be no new agents gaining experience!....not sure you've thought that statement through !

      He didn't say "nobody" should deal with inexperienced agents. Other buyers will end up dealing with them if they didn't heed his advice and shop around for a better agent. People who don't know/don't mind about working with a new agent will be the foundation of that agent's experience.

      Yes, he is giving advice to HIS AUDIENCE, exactly, so your original comment "if everybody followed your advice" is the issue I've been trying to get across. Everybody in the world isn't going to watch this video. So you don't have to worry about new agents not being able to gain experience. Other people WILL deal with them, and they will be fine. I don't see how this is still worth arguing about.

    Can't agree with you. Stay with ONLY experienced real estate agents? True enough that they'll have more experience to offer you but this also means you are saying those new real estate agents who had a chance to become the real deal should not be given a chance at all. Let's say you had 10+ years as a real estate agent, all of a sudden the new suggestion is someone with 25+ years of real estate agent experience and that you are worthless and should not be looked at... How would you feel?
    There's this very successful real estate agent who started out new at some point. He didn't have experience to offer the potential buyer but what he did offer was that he'd go the extra hundreds of miles to prove himself that he could do it and is looking out for your best interest since your best interest.
