Does your buyer know that Bellagio purchased the strip of land right between the Jockey club and the area next to the fountains and is planning on making a 2-3 story entertainiment/retail space? That expansion could very well affect the fountain views and that expansion is set to start taking place relatively soon.
@@TheBrokerLife Nobody is disputing that, but your buyer is looking to buy an 800 square foot unit with the biggest selling point/value add being a complete view of the Bellagio fountains. As an agent, you don’t think that telling your buyer that their complete fountain views will most likely become partial views in the near future? I generally prefer having a real estate agent that actually cares about me and my investments.

@@AmbitiousBeasts yes-I have purchased 3 properties from the same realtor because he works hard to show me the best deals on solid properties and he goes over the pros and cons of each with me. I’ve also sent him lots of referrals because he’s such an honest realtor. I own several properties in Vegas-and if you know the strip-Vdara and the City Center Hotels are at Harmon and Las Vegas Boulevard. Between City Center and the Bellagio is a timeshare resort called the Jockey club-followed by an empty strip of land that is currently being used for storage for plants/service vehicles for the Bellagio-and then you have the Bellagio fountains. Bellagio just purchased that strip of land and they are going to develop it into a multi-story retail/entertainment/dining space that extends from the resort all the way onto Las Vegas Blvd-so that patrons from the strip can walk to the hotel/casino through that space. That expansion will absolutely be visible from this unit and it certainly isn’t going to improve the fountain views. It will either have a slightly negative effect on the view-and it could potentially have a hugely negative effect on the view. A good and honest realtor would absolutely make his buyer aware of that on a 1.1 million dollar property that is priced predominately because of that view.

ONE Million dollars for 800 Square feet?? Not reasonable and not happening. Views are not everything btw. For that outrageous price a double parking space should be MANDATORY. Skip it!

1.1 million seems steep, not for me, there pros and cons, pro is you’ll never be robbed in a place like that, and unless you are an avid gambler, or just want to party every day, hard pass, I don’t see no use for a place like this, instant congestion as soon as you enter LV blvd.. the other pro is if you do not live in Las Vegas but visit several times a year "which many people do", you’ll always have a room ready, so for convenience, so I do see a few pros, to each their own
