    I used to watch Enes’s videos thinking “wow this is a stupid layout”. But maybe it’s just me. I’m not an expert. After finding this channel. I’ve been laughing my ass off, love this channel.
    Now I think Enes only shows homes that are crap and can’t sell

      @@JWCinPDX Indeed, that must be often the case. However, there are exceptions for instances where he engages in paid promotions for products, which is an extremely infrequent occurrence for him.

      Enes(or any of the tour channels for that matter) only tour houses that are stuck on the market for too long or brand new ones that the agents know it's gonna be tough to sell for a number of reasons. The agents call him to make a professional-grade tour for them to show their potential clients, since a lot of them don't even tour the houses before buying because of privacy reasons, and he gets the content for his channel. No millionaire or billionaire wants pics and 40 min footage of their whole house on the internet like that, especially since most of them prioritize privacy and security. Agents only allow it for marketing reasons.

      Obv he does show unsold proprieties because when you buy a house and you are rich you don’t want anyone to tour your home. He is like a real estate agent

    I'm a developer in Brazil, and I've watched ALL Arvins' reviews. I've learned more from his chanel in 5 or 6 months than from 8 years of real estate. I'd love to see Arvin analysis of brazilians mansions tho!

      Brazil has avante garde architecture. Oscar Niemeyer, etc. From an architectural standpoint, Brazil is at the forefront of architecture, and has been since the 1950s with the construction of the new capital in Brasilia.Just avoid having houses looking like Malibu and the TV show "Selling Sunset" and you'll be ok.

      Arvin is not an architect to correctly critique architectural interventions deployed by people who actually studied design. ARVIN IF YOU SEE THIS COMMENT LOOK UP THE WORD PEDAGOGY. That is something he does not have just because you sell and see houses doesn't mean you know how to critique them correctly. He is only giving his personal experience based on the LA Market because that's all he knows. A real critic has lived and experinced houses abroad to really give good statements. Imagine if he critiqued a house by Frank Ghery he wouldn't know how to critique it because not many are on the same level as FRANK GEHRY. Since he didn't study architecture he would make the shittest houses in my opinion. He would design it with what he knows in his life no creativity that's what we architects bring, despite it if people like Arvin agree or not. Houses arent for everyone.

    As someone who lives nearby - it is currently mid-October and yesterday was the first evening cool enough to open up the house for a cool evening. I also do not under stand the outdoor kitchen - no overhead protection from the sun makes it useless during the warm months. The landscape is typical, an attempt to have some
    plant material among the rocks.

      Well said, I don't live in Vegas but I have property in AZ and I agree about the outdoor kitchen. Not having a cover over it is a huge oversight, it'll be unusable in the warmer months ... Also, I get the appeal of these indoor/outdoor homes, but imo this one went overboard. If it was LA it'd be a home run, but the heat is so ridiculously unbearable, you're only in a pool if you're outside, otherwise you're in the a/c ... I'm guessing the (future) homeowners will only be there in the cooler months, but still, I think it's too much considering most of the year you won't be able to use it.
      As far as landscaping, like you said, it's typical. You can get away with a little more plants and flowers or even grass in AZ, but that ain't happening in Vegas. I've seen homes spend $1 mil on landscaping, only for it to have to be completely redone a year later (I own a landscaping business).

      In my previous house the deck and patio where west facing; meaning hot late afternoon sun. I didn't do much outdoor cooking because of it and I'm in a much cooler part of the country. And the black counter tops are nuts.

    Arvin, I live a few blocks away from this home. Regarding the fence, every house in the neighborhood has to have that exact fence. There are no ways around it. The HOA doesn’t make any exceptions. They won’t let you put a glass fence which is what many owners here want.

    Cool house but I don't understand why blue heron likes doing those tripping hazards in the house. They likes putting rocks inside the house and separate concrete slabs. The primary bedroom is a perfect example. And builders in that price range need to do more outdoor shade instead of leaving it open to the sun. Your furniture even if it is high-end won't survive a few summers in Nevada or Arizona.

    Another great video. Feels like a super upscale bachelor pad. I could see a professional athlete or a finance bro getting it. The indoor/outdoor feel is great-but the lack of bedrooms, no gym, no movie room, and the awkward tiny bathrooms are hard to overlook. I’d imagine that the garage probably has lifts that would allow for more vehicles to be fit inside of it.

    I love how fair you are with these critiques. It would be much easier to pick up on the stuff you don’t like and just write off the property on that basis but giving a nuanced opinion and highlighting the stuff they got right like the exterior architecture is hey I enjoy watching these so much.

    I like how the design makes it easy - when the house doesn't sell for a home - to remodel it into 8 doctor's offices (with parking for 11 cars of the patients). You should do a statistic where you add up all the hallways and corridors and steps to see how much walking would be required to live here. Like how many steps to the kitchen (to get some leftover pizza) and return to the primary bedroom. When you said the 3rd floor bar was the "Sky Lounge" I thought of every mid-size airport I have ever flown out of where I went to the Sky Lounge to get a drink waiting on my flight. Just picture this house surrounded by 6 similar house all grouped around the same cul-de-sac. What a high-priced slum.

    With regards to the first powder room that was shown, when the temperature control valve is so far away from the tap, making temperature adjustments to the water takes a long time to take effect.

    One of the many down sides of buying a home like this. Is that you cannot customize the home to your own personal taste. You cannot break down a wall, put a recording studio in the house, have a bowling alley or game room. Every room in that house has its own purpose design within the house. it would be great if it had a two-story basement. Underground movie theater or something. Bathrooms are too small. Primary suite is awkward. But it has a great view. But who wants to look at that ugly fence. Or someone else’s house at your primary bedroom. One construction starts on a new home. If I spent that kind of money on a house,, I would want more space between my home and my neighbors. And I would have to guarantee my views, will not be interrupted by future construction. That’s a lot of money to have to look into someone else’s house.

    I do have a serious question though. Where the hell are all the blinds and curtains in all these mega mansions???????? You'd think rich people would value privacy. Now I have noticed a few with auto blinds or curtains but not many at all........

      Arvin trimmed the original video for length (the original is 48 minutes) and cut that. There's a door between the driveway and the entry walkway that would have been between 3:00 and 3:25 and a pocketing sliding glass door that's open during the tunnel view of Vegas at 4:30. There is a link to the original video in the description.

    I think the designer did a great job of blending modern/industrial design into a unique Las Vegas design standard. The color pallet, materials (well most of them anyway), subtle design influences, etc. shows a good way to innovate without suffocating you with the design. For me, this is a great Vegas design style (even with some odd layout choices). I do agree that it is missing key things like a theater room. I think the design used so much square footage for architectural elements, you lost out on utilization - a form over function mistake.

    I see a problem w/the square concrete walkway tiles separated & surrounded w/a water feature. It's only a matter of time until a woman in high heels, misjudges it & the heel misses the edge of the tile sending her tumbling backwards. & w/2 Bars in the house excessive alcohol consumption is only going to make it a stumbling hazard for men as well.

    Great indoor outdoor and mostly great material choice...but the the problem with outdoor is that it's the desert, you're either boiling alive or getting hypothermia.
    There's a reason half of Coober Pedy (opal mining town in South Australia) lives underground.

      This is my dream mansion too, Arvin hit all the best parts while highlighting the worst of them. Love his videos for this! And he also picked up on parts that were missed or omitted by Enes. I understand Enes can only highlight the best parts of a place but Arvin just nails it!

    I’m a furniture snob. I have to say nearly every piece in this house is perfect. Really good stuff. Far better than the stuff you see in LA homes that scream “look mr. & mrs. buyer we had the house staged!”.

    The scarce landscaping might be intentional, so the house fits into the surrounding vegetation, who knows.
    The view from the end of the reflection pool isn't great... come on... the opening is way too far away. It's just a tease, a bad one, looks like a tunnel.
    The labyrinth to the front door is completely unnecessary. You know what that reminded me of? A themed queue at a Disney attraction.
    The kitchen location is fine, see that big island towards the entry/"foyer"? Perfect for welcoming guests (with snacks etc.).
    The real size of the garage wasn't shown (obviously?).
    The powder room with the slim sink sucks big time.
    Many rooms including the kitchen / living room area seem so dark even though it's sunny outside.
    Wine room is a failure.
    The grey rock areas next to the outdoor BBQ are horrible, why not a terrace you can actually have people hang out on??? BBQ setup should have a sun roof.
    Toilet in a closet, fantastic.
    Dishwasher in the primary, now I have seen it all.
    Sky lounge bathroom is for the escorts.

    This is my favorite mansion of all I've watched. The only one I could imagine myself really live in there (Im broke af, just fantasize). Seemless intigration in the nature, almost like just walls with pools in the middle of the desert. Awesome, I love it so so much, thank you for reviewing this episode (I rewatched Enes'es review like 10 times I believe, and I did it 11th time with you), thank you!

    The only comment about all the rocks on the floor was that they might get in the tracks for the doors. Aren't all those rock filled troughs a major tripping hazard, and who wants rocks all over their house anyway. And how about all the gaps in the walk ways. I'd want to be very careful walking around this place. That says nothing about all the gimmicks. The "Sky Lounge." Give me a break.

    This was the first Blue Heron house i saw, thanks to Enes. And even though they took some rather strange decisions here and there (like the rocks and unsafe pools inside), overall, i think it's a piece of art. I wouldn't want to live in the desert, but this house matches the palette beautifully.

    It's nice that the white is only on the ceiling, where it won't produce tons of glare--unless the sun reflects off the water elements. Looks like you'd need to carry a floor plan to find your way for the first year or two.

    This house just screams, "Do you LOVE wearing shoes inside your house?" Do you enjoy stepping on legos in the middle of the night, then you love having lose rocks everywhere in your house that might end up in your walkway. Do you like the comfy feeling of heated floors, then you love oven-hot floors heated by the Nevada sun for 9 hours every day.

    If you feel like it... I have 3 questions about all these homes:
    1 - People are handy, they like to do stuff with their hands, why there never is a tool room, gardening room, shed or something like that?
    2 - Drier is fine, but most people hang clothes. In these houses the operation is always electrical? or you just put undergarments in the backyard?
    3 - There is always only one office, as if the other member of the couple's job is just existing. Why? Why not a workspace, a crochet room, a weaving workshop or a space craft design studio for the other one?
    Probably silly questions from an obvious member of the plebe...

    This must be one of the most short-sighted designs I've ever seen. For starters, the patios are tripping hazards that leave me scratching my head wondering how they even got approved or passed code. That green in the front yard isn't very green, God knows how many kiloliters of water must be wasted every day to keep that lawn lush. The designers of this abode clearly didn't take into account the practicalities or building and living comfortably in a desert, the extremely big windows will make cooling and heating the house a bitch. Not to mention the lack of indoor recreational amenities, with temperatures rarely dipping below the 50s C/110s F, it's too hot to stay outside for too long without protection.

    It's like someone wanted to constantly take showers but also wanted to have an eye on everyone in the house and also wanted to swim everywhere, like Aquaman build a house in Nevada. The problem with a lot of these type of houses seems, at last to me, that they probably were designed around the very specific wishes and preferences of the later owner. What is cool and I would do the same if I had the money but a problem if it comes to selling the house later on.

    I don't know if you've ever lived in a true desert, but with the way all the rooms open up to the outdoors, you're going to get all sorts of creatures as your guests, from birds flying in and getting trapped, to insects like spiders, wasps and scorpions. You might even get coyotes going after your pets since I don't think that fence is high enough to keep them out.

    As someone who lived in Europe, the dishwasher in the primary says many things, but here in the USA, to me, it says that even this man, doesn’t walk around or even live in the entirety of this mammoth house either. A dishwasher in a bedroom is just pure survival instincts when you can’t or won’t go anywhere else. Says to me, buy a smaller home, we don’t even think you’ll walk this far in your own home 😂😂😂 I mean, when you won’t even walk to the kitchen to ‘base-level’ function, it’s over. You don’t wanna walk, buy a smaller mansion.

      It’s beautiful, but the kids thing is such a great point. I don’t have kids, but most of my friends and family do. I could never have visitors. It’s a death trap for toddlers.

    the only way I see that garage accomodating that number of vehicles is installing lifts. So 5 car garage with enough height at one spot for a three high lift, the other 4 spots are 2 high lift, gets you to 11 cars. That would be so awkward to actually use, though.
    Also... so you put the strippers in that shower under all those shower heads then watch them from the "nightclub" bar? Just asking.

    For the dishwasher in the bedroom… there is a dishwasher that acts as the draw that you store the dishes in making it less like a dishwasher & more like where you store your dishes… the dishwasher senses when you removes dishes & then washes the dishes when you put them away… it needs to be “filled” with cleaner about once a month or so… so you get your house staff to do that or put a reminder on your phn to check monthly… easy…

    hello Haddad, I have the same bed. I hate that frame, every time I wake up that sharps edge on the frame hits my legs, it is very painful. i had to bring a good handy man and take the sharp edge away and give a curve to it, at least I don't get cut on my legs. I hate even to see it.

    I'm really confused about who this house is designed for. They include a dog wash - ok, what a nightmare it would be to have your dog at this place if you dog loves to swim. Like imagine a Golden Retriever at this place, just constantly moving from pool to pool, then to the couch. Knocking rocks into those sliding door tracks. Good luck keeping your dog out of the many reflective pools, a husky would just sleep there. And, same with kids. Do you want a 10 year old soaking wet going from pool to couch? Water everywhere? I'm also really confused by the smell - either all of this water is chlorinated and smells because you're dealing dogs/kids bacteria in the pool, or it's not chlorinated and you've got a pool maintenance guy basically living here if the pools get dirty.

    Also is the rust look fake? I'm assuming they have to make it fake otherwise it would affect the structural integrity over time but I'm no engineer.

    where was the extractor unit above the cooking range ?
    Only for the chefs kitchen ???
    At that height above the cooking area , need turbo fans .
    Aesthetics or functionality .
    I have a 60 cm office fan mounted in the ceiling above my hob , in the shroud is a commercial fat trap . Cleaned once a week am single :-)
    31 years in the kitchen field , and beyond .
    Just no way that extractor will work and how to clean it ?
