    Remember, a lot of homes in Tampa, sarasota, and venice, prices went through the roof in just 2 years. Buy a property in 2020 for 400k and put it back on the market 2 years later for 850k which is insane. A lot of those homes dropped their listing price 20k to 30k already. The combination of the hurricanes, interest rates going up, insurance going up and people willing to leave florida, the housing will most likely go down. Side note, a lot of the elderly people who lived in those areas didn't want to leave. Their kids begged a lot of them to leave and they wanted to ride it out. A lot of the people that passed away was in their 70s.

      Unless these home are built like Babcock Ranch. I agree "The combination of the hurricanes, interest rates going up, insurance going up and people willing to leave florida, the housing will most likely go down."

Wake up everyone this has been going on a very long time and it is not Climate Change, ( that is in today's meaning of the term.) It is H.A.A.R.P and Geo-Weather Engineering...look this rabbit hole up and be wise not propagandized. Try some Almanac readings for the last 100 years; that is if you can find them...being removed. And ask yourself why these devastating rips to the core, hover over spots to destroy hurricanes never repeat areas; only wipe out areas along the shore that are quaint and been perfect for decades. Why not the same locations periodically? Not being able to manipulate or change the rules in an area until a disaster comes in to change the rules, that is. Many people are unable to think for themselves and most are not wise. History tells and shows all the patterns including the answers. I spoke to a NASA engineer in Florida during 2021at a resort on the beach; that tried to pull that BS term on me; I asked why no-one is talking about the over miles deep freezing in Antartica and what is going on there. Hmmm I guess you need to do some homework, or you already know, I said to him.
      Oh, yeah remember the polar freeze North Texas....that was an interesting experiment that just added up to showing how worthless wind energy is, and most of that land is owned by who????
      We have the same amount of water on the face of this earth since the beginning, so why is the natural evaporation and rainfall that God created being messed with; Or is God messing with us or Man!

      @@AnthonyLeeBand it's a false market. I live in VA and my house went up 150k not 400k. People from the north east and mid West drove the market insanely high. Some cities will get hit harder than others when everything goes down. I always look at the price history when I look at homes for sale. Jumping 45 percent in 2 years is never a good thing.

    Why do people move to Florida? Because of warmer climate. Not for jobs. Ian is a big problem for the whole state, not just where it hit. Hurricanes can and do hit any place in Florida. People had forgot about that but now they remember. I believe a lot more people will be looking in warmer states that are not as hurricane prone or actually moving off shore. The rental market will be crazy for a period of time because a lot of people will have to live somewhere because their house was damaged or destroyed.
    BTW: Hurricane season is not over yet.

    Too many people move to Florida thinking they can afford it, specially eldery people that buy mobile homes that can’t withstand a hurricane like Ian.

      Funny that my manufactured home has went through 2 major hurricanes with no problems. But I don’t live on the coast for a reason .

      Not only mobile homes. The quality of construction for ALL single family homes in west and central florida is awful.

      @@toledojeeper2932 Where is this? Which hurricanes? A major hurricane is Cat 3 or above according to the National Hurricane Center. Have never heard of one that was still a Cat 3 when well inland as they usually lose power so quickly when they move over land.

    The problem for Florida will be the Insurance, and the overrated price for houses. They will drop either way , Home prices are again over priced, what go's up will come down period !

    Great video and advices ! I agree that properties more inland like GG Estates will go up. The biggest issue will be rent now.Average rent in Naples is $3,500 now, it's insane.Collier got much less damages than Lee, so now contractors and construction workers from Collier will be traveling to Lee. It's been always the other way around, that Lee workers goes to Collier. Which could result Naples more populated inland.All people and families who lost their home in Lee must keep mortgage payments to get insurance claims while must look for place to stay(rent), that's terrible situation.What's coming will be vicious cycle: Insurance claims delayed-Building materials delays(months)-Mortgage defaults and foreclosures- Lots of broken houses real-estate inventory ahead !! There are people who is still dealing with Irma claims from 5 years ago. This one will be construction crisis due to lack of general labor and skilled labor ! Most workers will leave because of low pay and shady contractors and flood insurance will be sky high to repel buyers..Welcome to Naples.

    I think the price of properties will go down on the coast to offset the price of insurance

    My prediction, home values in areas that weren’t destroyed are going to skyrocket. I have managed construction in Florida for over 10 years, you can’t find any workers to build anything. It has been impossible to get guys to job sites, and with subcontracting run amok everyone is just a middle man and the actual workers suck because of the fees all the middle men suck out of the deal. No meaningful union presence. All the displaced people will need places to buy and rent.

      Unions would just make it worse. The problem has zero to do with not having union labor and more to do with Marxist States chasing their taxpayers away. Those also happen to be union states, where murder is up 30%.

    Hes not metioning that most people in the hurricane path whos house was damadged or destroyed, still dont have internet or electricity. My parents live right in a "disaster zone" in cape coral. No one has electricity yet. They dont have internet to even list the house. Just wait till people finish thier damage assesment. Wait till the insurance companies start denying coverage. Or raise premiums to a level people cant afford. Properties will start coming on the market as soon as the inferstructure starts coming back. Inventory is coming ... these things take time.

    I pay regular homeowners insurance and flood insurance. In Fl homeowners insurance are extremely high. In Texas, it’s property taxes.

    We’ve had a few insurance companies give folks a hard time already after Ian. We’ve been getting calls and taking clients like crazy to help then fight these insurance companies. Homeowners deserve to get the peace of mind they paid for.

      They offer pennies on the dollar in these types of claims. Ft. Meyers looks like Hurricane Sandy that we had in NJ... The Ins. Co's #1 job is to find ways not to pay a claim. F them. Do not settle on the first offer from them. I went back & forth with them at least 6x before I accepted the $ amount they proposed. Also... They are going to fly in agents from all over the country because the demand is so great when it comes to processing claims etc. You'll get a guy from Ohio who's never seen the ocean before assess what is covered & what is not. It's ridiculous, this guy tried to say that our "bottom kitchen cabinets are covered but not the top cabinets" & the reason was that "the top cabinets didn't get water damage". I pointed out to him that one of my top cabinet doors are warped because the house sat wet for 7 days after Sandy hit. So the house was wet for a week until they let us back on the island to assess... Only then did he say "oh ok, I'll include them as well" These claims agents are like idiotic robots. Be there when they show up. Get ready to do battle.

      I was going to ask how the insurance people are handling the mess down in Florida? With all the destruction, are the insurance people following up with repairs and replacement costs. I saw a story awhile back how some insurance funds are going bankrupt due to all the destruction and property damage and that the State of Florida has to step in to help...

    About four months ago you did a video on new construction in Naples. It looked like the property was in Golden Estates and east of 41. It would be interesting if you did another video to see how this home faired after Ian.
    As a side-note, many of the homes are one-story buildings. I wonder now if there will be more of a push for two story cement or cinderblock buildings to provide an additional safety net or place to go as a last resort for deep storm surge.
    IMHO I think prices will drop given interest rates, recession, loss of assets in stock market and retirement funds, and cost to insure. Time will tell. I still want to relocate to FLA in a few years, and no doubt elevations and flood maps will be a factor to consider.

      Property value value have slowed down but do not expect a big drop. At the most a 5% drop in certain parts of florida. Price will not be dropping due to the hurricane situation. Insurance will go up a lot next year which will contain the value of all properties. Landlords will pass those increases to their tenants. Properties will continue soar but at a slow rate.

    You're assuming Florida population inflows will continue, this likely won't be the case. You neglected the costs of infrastructure rebuild. The citizens will need to foot that bill year after year. Many properties selling for 2M also being taxed, insured on a taxable market value of $300k.

      Yep! I read the other day that historically after hurricanes people flock to the area to buy. Why? How? I don’t believe that many ppl will want to live here after Ian, high rates, the clean up and crazy insurance prices. I just can’t see ppl flocking here after this.

    You made a good point when you mentioned people are not focused on real-estate I had lived through a hurricane where my home was destroyed, I don't think you can make any conclusions during the recovery period, as things get back to normal so will the reality market

    My experience in S Fl-- and I have been down here for 35 years--- prices will deflate for a minute, but they always bounce back, generally a bit higher. people still want to live here and memories are short...

    I agree with everything you said. I also feel that Ian, will prove to be the straw that broke the camel's back. It's going to be near impossible to get Homeowners insurance in Florida from here out.

    Insurance companies will affect Florida housing market a lot, in addition to higher loan rates on the way, plus less buying demand prior to hurricane Ian.
    All indicate that Florida housing market prices will go down faster. It will be difficult to get a loan if you can't get insurance for that house, this will lower chances to buy a housing.
    Without home insurance lenders will not approve a housing loan. However, buying in cash which is not the case for most of buyers, you may think twice the risk if you buy in a flood area.
    Florida housing market will slow down more than 2008 and it could be worse for those who just bought two years ago, and need to rebuild / repair their homes.
    On top of all this USA economic is not good. Rebuilding a home will cost a lot more. Inflaction in one side and world financial crisis ahead. Job lost on the way for large companies, and stock market in crisis. Hard times.
    Very sorry for all these people who lost their home.

    Nice video touching on important points. Thank you. I am a homeowner east of 41 and was not affected. Being 5 miles from the beach is plenty good enough. When I bought I did not want to be in a flood zone. I think most of the wood structures will be replaced with concrete and raised buildings. I wonder how what makes Naples and Bonita so great will be affected. The restaurants and the beaches etc. I have not been down there because I live in Ohio primarily. I wonder if there is anyway to make the homes less flood proof other then raising them? I do not know how they can build on the barrier islands - Pine Island, Fort Myers Beach, Sanibel like they did before. Lot's of unknowns

    Oasis in the desert are often mirages. Run away from any place that is called Paradise, there is no such thing in this fallen world. Live within your means and try not to impress people by incurring into debt to outdo others. Be content with what you have. Do good to others and love God and your neighbor. Bad situations in one's view could be for an unseen benefit in the future. Use your darkness to seek light, for it is written: "In His light we shall see light" Forgive, so you may be forgiven by the Lord. Ian is gone but its aftermath will be felt for ever, even after the market gets better, for people are irreplaceable. That is the central issue of humanity, in the mix of economic woes and triumphs. My prayers for all affected.

    Another factor: The increase in frequency in the number and strength of hurricanes. Odds are, unfortunately, Ian isn't the end of it.

    Its less about interest rates and more about insurance. The insurance carriers are going to absolutely crush property owners after Ian. To make matters worse many properties will probably end up uninsurable. If insurance isnt even available prices will have to come down because very few can afford to self insure

    Lightning does strike twice in the same place. Hurricane Ian was terrible & I pray for all the victims. However, memory is short. The relative lower cost for beach property, freedom from repressive government, lower taxes and overall great quality of life will bring more people to Florida.

    There is going to be a tremendous amount of homelessness. That will affect home prices along with extremely high interest rates. Certain areas will probably see home prices selling for more as there is less inventory. I do see a big correction happening in Florida in the next few years and think that prices will drop tremendously. If you happen to be a Florida homeowner that wasn’t affected by Ian (me! but it is my 2nd home & very modest), then you are extremely lucky. If you are at all worried about future hurricanes (all Floridians should be) then this is the time to sell. There will be more hurricanes & they will be significant. My prayers are with all that lost their homes, cars & livelihoods in Hurricane Ian. 🙏🏼

    Prices are gonna slide off the cliff nobody wants to live with a constant threat of killer hurricanes 🌀 that are getting worse due to climate change . I love Florida but that’s a huge deal breaker for me

    I love south Florida. Bought property and planing to built and feeling safe being 30 min away from coast. Safety is important but if people have money they do not care to live next to the water. I believe housing in south Florida will be going only up.

    With the insurance companies leaving and another storm on the way, if that one hits and devastates the area it hits houses in Florida will basically be uninsurable, especially if FL Citizens becomes insolvent and the state is either unable or unwilling to bail it out. Even if none of that were to happen the insurance market distortions will guarantee a big drop in Florida RE prices even in the light of ever-skyrocketing rents.

    something that a lot of people forget is the average age group in florida. people are really old. boomers and the generation before own 3 out of 5 homes in usa and a ton of them in florida. boomers have just starting aging out of their homes and will do so at very high rates in florida especially over the next 10 years. supply will go up steady despite the temp swfl shock.

    Prices will not drop but will go higher. There are still tons of people who want to move at least in my area in Naples, and small amount of houses on the market. Won’t be much new construction because of material shortages and people rebuilding damaged homes. The prices will go higher that’s for sure.

    I think the housing market might actually increase in Florida. If Florida lost a lot of dwellings due to hurricane, the inventory will be down. People who lost their homes,will need a place to live.

      I agree. SWFL will skyrocket, not going down. More people need to rent. Demand will increase. Supply is limited. This area is paradise, especially inland.

    We're here at the Jersery Shore on the bay. I wanted to go to Fla but just couldn't commit to move.
    Fla. Builders are nuts. They want HOA FEE'S PLUS CDD FEE'S. and look at the collapse in Miami. The HOA never fixed the building and people lost their condos. To many policing. Supply is low on water no one wants to sell here.

    Another great presentation. I've been in Florida 35yrs, so I've seen many changes. Yes, real estate is still good down here, but an ever bigger housing crash than 07 is coming. At least one quarter of all US money has been printed over the past 2yrs, which has lead to climbing inflation. The Fed (which is not federal, nor does it have any reserves) keeps raising interest rates in an attempt to avoid a total collapse of the US dollar, but will ultimately fail. The position the US and the EU have on policy concerning Russia is going to lead to total economic collapse of western europe and the US. We lied about Iraq, and Libya because they were circumventing the petrodollar, which is a debt based currency with nothing to back it's (lack of) value. Now we see Russia, India, China, etc. buying and selling oil and natural gas in other currencies which ARE backed by gold, precious metals, or natural resources. We are witnessing the collapse of the US petrodollar, and the fall of the US dollar as the world's reserve currency. This will bring hyperinflation the likes of Weimar Germany and/or Venezuela. Add on all the food processing plants, livestock farms that have been outright arsoned over the past year, and the growing scarcity of Blu Def and diesel motor oil, which won't be forcast to be back in production until the 1st Q of 2023, will bring massive food shortages and starvation worldwide. The hurricane shut down the Florida phosphate industry which supplies half the US with it's fertilizer. 2 more plants in the Netherlands and the UK have also shut down due to high energy costs there adds to the problem globally. It's a really good thing we have Alfie Oakes who grows tons of food down here. That's at least one saving grace. But displaced people coupled with rising inflation will lead to even higher rents down here. My buddy Marvin D. Rouse's studio on 4th St S took on a bit of water, but could have been much worse, seeing he has art valued highly in his gallery. But he's thankful his family made it through safely. Here, on the 700blk of 97th av N, we didn't have flooding, so we're fortunate as well. Keep them coming, and I'll keep watching.     My brother went thru a divorce in 2020, and they sold a beautiful home on Bounty just off Alico Rd in San Carlos Park. Split bedroom plan, 2 car garage, pool, and on a lake. Proceeds split, and he was very fortunate to find a fully furnished 2/2, 2nd floor condo in
    Golf Villas off Shangra La in north Bonita for only $150K in early 2021. Hardwood floors, tile baths and carpeted bedrooms. He's happy with the place, but ultimately going to look for a 3/2 home. But is aware of what's coming and def isn't going to make a purchase until the market drops. I know many who bought high before the crash of 07, and ended up losing money becaue they then owed more than the homes were worth in the end. I help him here and there and am going to install new carpet in the bedrooms and do a bit of painting for him. Remember though, if you purchase carpet and the installers just use knee kickers, you should demand they use a power stretcher to install your carpet. A knee kicker is to be used to assist in installation, but never to be used as a primary installation tool. Unless you want wrinkles in your carpet a yr down the road. Word to the wise. Been in flooring installation since 1995. Got a blown out back these days, but can still hold my own. 👍

    Florida was already one of the most expensive Home Markets in the Nation . Due primarily to the massive influx of people during the last 2 years . The influx of people to Florida will not slow . So Rents and Home Prices will probably get even worse with Ian taking so many Rentals and Single Family Homes off the Market .

    Another story.. I took in an elderly couple, who had a 50 year old mobile home, so they did not have insurance. They were going to sell it last year for I think right around the same amount of money the sister who who’s name was on it didn’t think it was enough money, and now it’s worth 17000 shares.

    I chose central and huge downsized from nj in 21. I found homeowners very high for a condo and almost equal to 3br home in nj. I took hurricane coverage and umbrella policy. What I did not take was flood. Grateful I did not get a flood but looking to invest in the future again. I’ll be considering carefully when it comes to location.
    May just pick up another condo north of Florida- va looking like possibility to be safe. Before Ian was banking on west Florida but now- can’t put all my eggs in one basket- state-

      Hello 👋 I can answer that question for you. First off you have to take a lot of things into consideration. How old is the house for example and what temperature are you setting the A/C. But in my experience and I have lived in the areas you are talking about. The average price for running the A/C along with the rest of the appliances is roughly 500 to 700 dollars a month. Hope I answered your question. 😂.

    One of the problems facing Florida is global warming. Global warming will intensify hurricanes, tornadoes, and increase flooding. The natural disasters that occurs in Florida has already caused many insurance companies to leave the state, therefore increasing the cost for people. Imagine what the next 10 years will be like for people down there. There’s also the problem of people in Florida not making as much money as people elsewhere in the country. I’d say Florida is not looking so great as an investment.

      Ability to detect these storms and hurricane has improved tremendously. Anyone living in that region should have an escape plan (obvious I know) and the ability to execute it. Older people especially who are unable to mobilize quickly should have family in the area or avoid it entirely. But life down there can be beautiful if you are smart about it and healthy enough.

    I wouldn't move to Florida if they gave me a home for free. You basically gambling with your home when you live in Florida, you got insurance companies dropping you in a second because they don't want to pay the insurance you paid. If I were this guy, I leave Florida and move to another Red State. Tennessee got jobs and a great place to live. Sure we get Tornado warnings but it almost never hits in Nashville or Franklin.
