Glass double doors in the middle, stud walls either side with insulation because of the front door

I'd remove the wall that used to be under the windows, along with the nib of wall down the side. Then, install Bi-Fold doors. That way you could have the open space when needed as they'd fold flat against the wall, or closed off, when needed - in winter!

we hada very similar situation with an open arch. Over 40years we have tried it open, then with a curtain, then with double doors, then curtain again and finally are happiest with it being open. Double doors seemed like a very good idea, but really they looked daft in the middle of the house. The curtains ended up being drawn open all the time , as did the doors (because of the cats). You may find the same with the doors left open so the dog can wander around.

I would go for central double French doors with fixed glazing panels either side for symmetry and light transmission.
Would be interested in what your plans are longer term with a heating system. At this stage of the renovation maybe you should be considering air source heat pump, with wet underfloor heating and incorporating the underfloor coils now will be less disruptive/damaging and expensive than x years down the line.

From having a similar situation to resolve when renovating my own home, I would advise you to remove the brick wall below the window and then live with it open for a few weeks before you take any decision. You get to see if you like it. In my case I came up with the perfect layout for a difficult room after several weeks of walking past the space every day. I would never have come up with the Idea if I'd not turned the space into a blank canvas first 👍

I would definitely add a big set of glass doors with glass panels either side. We made our house very open plan downstairs, and it definitely has drawbacks in the winter months. Have you thought about adding a velux sun tunnel or roof light to the hall?

I think the double doors idea works well depending what's at your Dads, it definataly looks a bit brighter there now i think how dark the window frame and that beam was, just made the area look too dark if that makes any sense ha ha ha. You will have to get Mr TCD to talk, grunt or say something when you ask him a question, heck even the dog is talking in a way when your asking about food, he has even barked before now ha ha ha.
Take Care you are both doing a great job on the Bungalow.

I'd go for double glass doors in the middle with matching panels on either side to maximise the amount of light. I did think about perhaps bifold doors across the whole width but those take up a fair amount of space when open and can be a pain.

*Looking at the plan... Make the kitchen and dinning around into one big room... with a big island in it. So then you can also entertain in that area. 🙂 So the short wall that you have been left with... remove... but extend the wall in the hallway along to where it says CPD on the plan. 🙂 Lots of people enter in thru the kitchen door in a house 🙂 Then you wont have to walk so far with dishes and plates etc to the dinning room... 🙂 I hope that all kinda makes sense 🙂 Which means that can have the perfect kitchen/dinning room area that you have always wanted 🙂nz*

It makes a nice open space and flows nicely. I'm not really a fan of double doors they just end up being left open most of the time. That being said a lot of people go too open plan. I opened up my dining room and living room but made the conscious decision to leave a small sofa lengthed bit of all to separate the front door from the living room and have a door creating a vestibule for isolation from the weather in winter. If you plan on going underfloor heating it's probably not that bad as long as you don't have drafts, the heating is much more even throughout.

We have a very similar arrangement with our dining room and we installed glazed double doors which fold flat against the walls either side, but can be closed. This not only keeps the heat in, but it makes the dining room feel like a room rather than a passageway. For additional light have you considered installing a sun tube in the dining room?

  • @BrookeSimmons

Double pocket doors! Had them in a previous house and they were brilliant. Open when we wanted openness, closed when we wanted to trap the heat (but glass, so they still let light through).

Just my opinion...... I would put in double doors, so that every time you open the front door on a cold day, the cold air is confined to the hallway corridor, and cold air doesnt waft into that great big open plan room.
Thank you for another very good video.

Is your floor concrete? If not I'd consider putting the kitchen in the dining room with a light well and turning the kitchen into another 4th bedroom with en-suite (the plumbing is already there in the 'cloaks'). You could open out the bed 2 into the kitchen and all round the central fire chimney breast. With a bungalow there's so little holding up the roof there are almost too many options but a concrete floor would prevent a lot of plumbing and waste routes. Loving your progress.

  • @jwall6006
    @jwall6006 3 місяці тому +2

Disassembling correctly is just as important as assembling. You have less mess and less repair after. I wonder if the lounge was an add on. Originally I think the window you just took out was where the opening between the lounge and dining room is. That meant the dining room was the original living room. I hope that makes sense. I’d cut the half wall down and put French doors in the center of the opening. I think that getting light from the outside is impossible in the dining room. Also do you really want a door to the dining room in a dark hallway? It’s already dark in there. You really want people invited over to have the easiest access to the dining room, lounge, powder room and the front door. Yes right now you aren’t doing a lot of entertainment, but that might change. Setting a house up correctly for flow does help with resale value too. Having a proper entry hall is really nice for not just entertainment, but also to break up the rooms and does help with the transfer of heat when opening the front door. Here in the desert southwest of America, we deal with scorching heat, this week it was 118°f. Right now we live in a small house having moved to be near our kids and grandchildren. The front door opens directly into the living room. And the heat comes in. Just little things to think about. Can’t wait for the next video.

When ever I do any maintenance or upgrades in my apartment, I throw away all the slotted screws and even cross or Philips head screws I come across, and replace them with Torx crews.
My sister is selling her house to move somewhere she can get a job, and we've been doing a few updates to increase the value of the building. And every piece of trim around the ceilings is made of MDF! Even the trim in the bathroom. Yeah, it was a mess. I replaced that with proper wood trim. Normally you can't do anything to a bathroom that will add more value to a building than what you paid for the materials, but in that case...
We did as bit of wall painting outside(regular maintenance, really)
And I stripped and repainted the wrought Iron railing on the stairs outside. Wire brush on a battery-powered grinder(needs lots of batteries and chargers... )then hammerrite paint. The old paint was peeling and the white was mostly brown from rust.
    Oil radiators...
They're bl**dy dangerous! When they get a few years old the metal can crack because of fatigue, and spill hot oil all over. A genuine fire hazard.

I like it open plan and I would take the half wall out too. Looking at is practically, the price of fuel swerves me to doors as you have the back or front door in the room. You could compromise and put pocket doors in so in the summer they can disappear into the wall and in the winter have them closed up. Other option would be take the half wall down as already suggested and build a vestibule in front of the front/back door. On another topic, large mirrors facing windows are great for reflecting light.

If you can't decide if you want doors or open...what about curtains? Keeps the heat in and can be changed easier if the decor is altered. I know curtains aren't for everyone, but it's another option.
I remember when my mum and I removed some fake tudor style ceiling beams. I had the brainwave to use a cheap (but sharp) forstner bit to drill out a 25mm hole where the screws were. Made it much easier to find and get the screws out as it was a much bigger diameter hole so gave more leeway...either found the screw with the point so just had a tiny bit of wood to scrape out of the way, or caught the head with the bladed part of the forstner bit. Destroyed two bits by the end, but it was worth the cost compared to the amount of time and frustration it saved!
