Ok so this lady is a saleswoman, she is not in construction. I’m currently building a 320sqt container home 1 mile from lsu and I can tell you I’m relative close to 35-40k out the door With infrastructure. I am doing most of my work and majority of my cost is infrastructure. Most importantly when you build anything real estate from ground up it’s an asset and will gain equity. When she said signature loan like a car that means this thing depreciates faster than you will pay it off. Build ground up!

She mentioned a 1 inch pressurized line leaving the unit when you spoke about septic. I think she is confused. Also, clearly did not know anything about inspections, working with municipalities, or how to hook up.
What about plumbing???? Sewage??? Won't that be an additional cost? I don't think it's 35k out the door with crain, delivery, sewage, plumbing. You're looking at an additional $15- $25k, and maybe even more, depending on other variables.
If it can be delivered easily it can also be stolen easily, just a thought Rob re security, it’s a lot of money to lose to a thief, and tiny houses are stolen.
OK, so I’m gonna make the assumption that they provide the schematics for the for the hook ups that are I’m gonna assume underneath the prefab house so then you have to pay for the sewer piping in the water piping in the electrical if you’re in town on your lot going to that ADU let’s call it and I’m assuming they’re gonna go ahead and give you the location so you can give it to your contractor. Who’s gonna pour the pad who’s going to run the sewer line he’s gonna run the waterline who’s gonna run the electrical out to that unit and so when they pour the foundation all that stuff‘s gonna be in the right location so when they put down the house on top of the pad, everythin
Is there any way you’d want to take a tour of what goes into installations of these types of homes on your way back from California? This was like pulling teeth, seeing as how you’re talking to a sales person not an installer 🫣🫣 Also, this is built to HUD standard, not IRC? 🤔 so, it’s built to the same standard as typical manufactured homes. Think your Solitaire, Palm Harbor, Fleetwood, etc. “Modular” homes are built to IRC standard.

I believe she said waste will be “incinerated” going out 1 inch tube. So composed will be turned into ash or liquid but the time it leaves the house.

Sounds like You would have to do that or have a contractor in charge of that.
I wonder what the prefab home market looks like outside of the Cali-vacuum of wealth and lifestyle.
