Have to be carful with land here born and raised in Show Low, AZ do your own research there is a reason someone is selling land for low prices. Living 50 miles from the nearest grocery store gets old. If you want vacation land somewhere to park an RV add some storage boxes, solar system then your gone for months at a time traveling eventually someone will notice and burglarize it. The problem is being so far from towns deputy just not going to respond fast enough even if you have cameras they are going to put your call at the bottom of the list. My advice save up more money and buy close to a town with in 10-15 miles it might cost $50-75k that's okay your investing in good property not something that is 50-60 miles from a town. I have met several who were 1000 miles away watching someone steal their entire solar system from their cameras helpless to anything about it. The fact is once they get away sheriff department not going to put anytime into searching for them. This is after you invested 1000's into improving the property putting in a septic system, solar. If your full time living there that makes a difference lot less likely to get robbed with someone there full time.
Hey Scott, I love your videos I have a suggestion maybe you could do a video with the buckets like everything that has bucket one then everything that has bucket two and everything that has bucket three and then back at four so people that are only interested in certain buckets could watch on that day

Well how will the IRS handle the tax deduction I prefer the banks myself they will cover my interest and their and what title company to guarantee there's no lens or levies against the property
Most owner financed they arrange for someone to handle that, but even if they want you to just send them a check you have the contract and cancelled checks to claim the deduction. I agree handshake contract not a great idea owner finance one thing I worry about is if the owner has a divorce who knows what kind of legal problems that would cost you.

Banks generally won't lend on land some will do short term loans. Best way to do it is take the owner financing the money you saved use to build a home, or have a modular home put in. Once that is done you can get a bank to refinance the property pay off owner financing. Now you have a regular 30 year fixed mortgage cash you used to build is back in your pocket, or use it to further develop. Owner financing usually has a balloon payment involved I think it's best to get rid of owner financing.
