I grew up in Vancouver, BC, Canada but have now lived in America since 2014. I've stayed in the Ozarks twice, in October 2020 & October 2021 respectively. The people living there are beyond kind and hospitable. In the future, moving there more permanently is definitely a strong option!
Recently moved from some years in Germany and chose North West Arkansas. It is Walmart’s headquarters and the amenities reflect that. Museums. Airport. Shopping. No need to fly to KC or other large city. XNA is near Bentonville, AK. We fly in/out often. Very nice airport.
For those who move from out of state, how Missouri handles personal property taxes can come as a shock. In our case, our other savings more than counteract this, but it is something many people who move to this area are not likely to be familiar with if they move from out of state. Also, getting things done with Camden County when you first move here (tags, ID, utilities, etc) can be a pain in the ass. They don't use online resources in many cases, so be prepared to actually show up at the courthouse for many routine tasks.

I moved to the Ozarks in 2020 from Texas and the personal property tax is completely ridiculous. They will try to tax you over anything and everything including chickens! My 10-year-old truck is over a hundred dollars a year.
@@primer50 - I want to move from OR to AR. Nice things I'm leaving behind will be outweighed by nice things in Arkansas, thankfully. I'll miss the no sales tax & 4 year car licensing. However, in OR, you are penalized for not having a fuel efficient car: hence, the older the car, the greater the license fee. I think there is only a one time fee for veterans, tho

As someone who currently lives in Alaska and wants to someday move to The Ozarks, all of those "cons" were not even issues for me. Except the bugs. I DO hate the bugs. So I WILL be one paying someone to spray everything down. Took a vacation down there in the fall of '21 and LOVED it! Cool place I someday hope to call home.
None of the bugs he listed are that bad. But he didn't mention ticks. If you are buying anything near to or in the woods, the ticks can be horror movie level bad.
i have some property in the ozarks and really the bugs have not been much of an issue at all (grew up in MN). yes, there are many types and ticks and possibly chiggers are something you will have to deal with. just put on on some permectin or permethrin on your clothes (it doesn;t really stink too much at all) and you should be fine.
I am from Vichy, Missouri, in Maries County, where 15% of the people have no Electricity. Propane-powered refrigerators and freezers are sold. Vichy starts at the top of a hill. The post office is a home converted to a post office, followed by the fire department/community center. the closed gas station/general store. The old bank that closed in the Depression is now the home of the Maison's. Behind the old bank is what is left of the hotel that mostly burned down when My Uncle burned down the corn mill at the start of the Depression. All the corn was burned in the fields, and better to get the insurance. Going up the next hill, the old one-room school, and at the top of the hill, the church. On the other side of the hill is the blacksmith shop that has been in our family since the 1790s. Vichy was famous for its mineral springs. People would ride the steam trains from Saint Louis to Saint James and then take a horse-drawn carriage to the hotel (it took a whole day to get there and drink the nasty water). then spent the entire next day returning to Saint Louis. EVERYONE is my cousin. When the town gets together, we share notes on how we are all related. Every year a farmer will donate a pig, and it will be slowly roasted for 3 days of drunk party, eating, and fun. THIS IS THE OZARKS.
If most folks "want" to live here, you are correct to say they do not want what metropolitan areas present. Robust, amenities, convenience, are in the eye of the beholder.
I lived in Nevada, it was 3 hours to Vegas. That was the closest Walmart, airport or anything else. i had to drive an hour to a gas station and grocery store. The closest hospital was 2-3 hours away. Worse when it snowed. So nothing in this video was really a Con lol .
We like big ticks and lots of them. Ticks on the bottom, skeeters on the top. My Dad's family is from the Ozarks (not the lake, the land called the Ozarks) We have snakes, leeches, ticks, chiggers, skeeters, you name it, we got it. We'd go swimming in the river and afterwards my uncle would light a cigarette and use it on the big leeches to make them drop off our skin. If that works for you, come on down. Tick check every night before bed. Seed ticks are the worst. But it's a beautiful place.
There any undeveloped land near Truman or Ozark lake that not under HOA? I'm looking for wood area close to the lake that I could retreat there all year around to fish and camp just when I want get away
yes, look at some of the offerings at instant acres . They are owner-finance operation. They don't really have HOA but they do have some very general covenants for most of their tracks. I bought a property about 10 min drive from Lake of Ozarks, on a river w riverfront access (hardly see anyone on the river as it is too inconsistent water levels for boats) that feeds into the lake. I looked at lakefront property but felt this was the best of both worlds and the property taxes are high if you are right on the water. I think you'll find better value by looking off the lake imo
You should have labeled this video Lake of the Ozarks, which is very north Ozarks. You say down here, when most Ozarkers think up there in relation with your area.
First don't call lake of the Ozarks, the Ozarks. 99percent of the Ozarks isn't nowhere near the lake. KC and st Louis are both hours away from the Ozarks. You need to do research on what you are talking about

Down side is that it is necessary to bring in construction and contracting companies from St Louis or KC. Forget any locals.
Not true as I for one was a very large General Contractor with a lot of skilled workers. Yes, so many are now gone but we have not forgotten how .

Yes, helipads are allowed. Just need to check the permits. I know there are local grass airports with runways too. Not sure about runways
