hmm feels like a biased video. but thanks for the effort nonetheless
my honest opinions, which you may disagree with:
1. layouts are quite inefficient - long walk-in doorways in some of the layouts and inefficient placement of the study area in the smaller units.
2. there is definitely no seaview (not even pocket) - relatives and i have lived in amber condos and they already block each other out in terms of seaview
3. comparison with Cote D Azur is farfetched. what about seaside residences? its more practical to compare with this devl. its newer, leasehold and D15.
4. honestly this developemt's pricing is at best FAIR, definitely not cheap nor a great price to deserve a score of 8.
5. exit wise, also risky...surrounding area are largely FREEHOLD - a very important consideration and risk to consider when buying into an area

Grand Tembusu has very very good finishings. Porelain kitchen top and reflation wardrobe.
Yr 75% was supposed to be correct cos the other buyers now want to consider The Continuum since developer had released earlier the indicative prices.
Continuum developer smart to release price 1 day before launch day or Tembusu
The Shore sits on Freehold land. When the lease expires, teh land goes back to the developer. You think who will want to buy when the property there goes closer to run-out? And who dare to en-bloc and top-up? :)

Hi Eric, single male looking to buy my first property in Sg ideally freehold condo ready to go or in early 2024. Can you give me a few suggests on condos you think not overpriced yet ?

Hi Eric - my wife and I (29F and 33M) have been following your channel for a while and very excited to have gotten a 2 bedder here at ~2350psf but we don’t know how to exit now. Initially we wanted to do sub-sale and upgrade but after getting this, we’re thinking of just using for own stay and take advantage of the 3 good schools nearby so we don’t know if we should (1) keep this 2 bedder, buy 1 bedder or 3 bedder elsewhere or sell and get a 3 bedder later on assuming a 10 year horizon

Hi Eric, the other Tembusu plot was sold at 1,069 psf, significantly lesser than what was paid for Tembusu Grand (and only 2 bids)! Perhaps reflecting a cautious market outlook even for developers. Even with the high interest rate environment today (and you compare this year and last year), do you think you'll be a bigger huat kueh waiting for this next Tembusu project to launch? Thanks for your videos btw, clear, logical and informative.

@@savvyericchiew I like that area and have been looking out for new launches there.. there is a big plot of land used to be the centre of infectious diseases, now vacated. In the URA master plan is under subject to detailed planning

Almost all properties in SG makes money in 10-15 years. However I think there are better ones with your budget of almost $3mil 👍

Hi Eric, just came back from overseas today, going to view tembusu grand tmr.... Im currently waiting for my HDB to MOP in Nov 2024, really hope to head back to D15 (Marine Parade) to live long term, love that area. Was initially thinking of the MP HDB but they are approaching or already hit 50 years old. So now condos are within my considerations as well... What options do you think I have?
You have no options until Nov 2024.
Start to save up as much as possible so that you have more options by then 👍
Tembusu Grand is the major huatkuey of 2023… estimated 80% sold on day one imo.
Reserve Residence may be the better one if below 26xxpsf… let’s see.

Hmm... I feel that the school factor for Tembusu Grand versus Shore Residences/Cote D'Azur is not comparable as we are looking at KHS for Tembusu and Taonan for the latter two. Taonan is supposed to be more "branded" than KHS though both are hokkien hway kuan schools?

Agree, some Cote D’Azur units would have unobstructed sea views that would distort the psf prices. Be mindful that not the entire Shore residences block get you into Taonan.
