    Hey Eric. Really enjoyed your video! Informative and entertaining. What’s your thought on resale at King’s Mansion? Buying for own stay for at least 10 years. Will lose money? Know that it is really old, but can’t find this size at this price in this area.

    Eric love Tennis court, premium location (behind is Goodman/Wilkinson landed enclave) mega project(over 1000 unit) , near MRT (100m to Dakota MRT) , wont go hungry (Old Airport Hawker Center), Schools (1km to Kong Hwa, Haig girls, Tanjong Katong Primary)

    Hi Eric, thanks for the analysis. In this area, currently there will be Grand Duman, Tembusu Grand and Continuum. Upcoming, there will be another just beside Tembusu Grand and not sure will it be selling at a lower PSF because the developer bought it at a lower price. Is this oversupply at this area and after 3-5 years will this be a problem for exiting?

    Considering this is 1 of 17 large sized freehold developments in SG (>500 units), do you think this is a good project for investment? And considering most freehold developments in D15 are smaller scale, does it make this more unique? love ur videos eric, always learning something. cheers

      There’s lots of choices for investment other than this. Price is lower, psf is lower and higher certainty of cap gains 👍

    The correct pronunciation is "con-ti-NEW-um" which is a silly name (i think you also think the same, that's why you purposely mangle the pronunciation, am i right?). IMO for 2750psf , 2.6m might as well buy the older Haig court nearby, can get 1399 sft unit , a proper big 3 bedder, freehold. it's better than here (properties south of dunman rd in this location has a better feel to me). The store room, is it a BCA mandated bomb shelter?

    Agree with Eric.. worst new launch of the 4 (TC, LIV, GD, TG). Location is not three not four, can walk to a dead mall, cannot walk to MRT, no views whatsoever, too near opp blocks, one silly public road cutting through the development. FH is the only plus point lor. The sales reflect this!

    Now everyday I am chasing after all your past video because i am a later comer in noticing your video my apology.You are just dam good I learn a lot from your video. I have a few agent always send me info on new launch one of them just send me Chuan park he from ERA I won’t mention his name out of courtesy I feel he should watch your video and learn from u instead of sending all the wordy information which most or all agent today can do too. I never buy a condo before I hope to buy one after I learn from your special tactics. I hope u can do a video on your thought on Chuan park

    Eric, thank for all your analysis and hard work. I am curious to understand your rationale for scoring 5 on pricing. Tembusu grand was scored 8 and with freehold premium of $300, I would think continuum would at worst be an 8 unless you are looking at absolute PSF rather than relative bewteeen 99/FH.       Not wrong for developer to sell $2700psf since it’s freehold. I’m not a fan of freehold 😆

    Hi Eric, I have a 3br compact for Clavon bought at launch. I was thinking of selling to get something within 1km of MGS - probably 3 bedroom at The Sterling. What are your thoughts?

    amber park still got tanjong katong mrt super nearby and i12 + parkway + katong shopping mall + smaller malls towards i12 in the vicinity.
    continum got nothing leh...kinex is a small consolation prize nthg to be exited about

      The current landed for new FH interrace at D15 can still be obtained below $6m. Once it becomes a semi-D the price opens out to stratosphere. Example new semi D FH landed 3220 sqft 2 storey with attic and lift now selling at $9.79m. So for anyone with a budget of $5 to $6m now is the time to go for inter terrace, missed this chance there will not be another.

    Don't buy this project la. I sold off this place recently. Walk to both mrt I broke my legs Liao. It's a nice place quiet. But not too good if take mrt. Plus only 2 stupid buses at dunman road.

      You walk to tanjong katong road to take bus, not Dunman road. And there are tons of buses going to paya lebar mrt.

    Grand Dunman is not expected to be cheap either, likely more expensive than Tembusu Grand cheaper than Continuum but location no.1!
    Agree it’s a no.1 of the year. Location, location, location!
