Hello Eric, I really replayed a lot of times. Was there an error in the calculation? Why did you add $600 (12 years) to the current price of Lake Life? Shouldn't you add just 4 x $50/yr = $200 to the current price of $1400psf, because Lakelife is currently 8 years already?

Brownstone is transacting $1500 psf alr, as it's near mrt. Northwave is further away so if u can get $1300-1350psf will be a good deal. Their layout is larger, lesser neighbours, and aircon badminton hall. + future expressway nearby, potential ec or condo site beside and international school too :)

Champions way will have a condo launch this year and might sell $1850-1900psf, Chencharu will have a ITH launch and might sell similar or higher pricing.
North is currently under value but is in the works for many things to come, ie RTS to Johor in 2026, North south corridor in 2027, and might have a new MRT coming (not TEL) 😁

Not really, Loyang will have no MRT nearby, but Sora will be close to the upcoming Cross Island line (Stage 3 from Jurong Lake District Station)
@@planwithisaac The JLD station situated at Jurong town hall area. So you still have to run, cycle, swim, sky dive to reach there.

One agent tried to convince me to buy and told me there will be an upcoming HDB residential plot in the ex-Tang Dynasty area and these are the potential HDB upgraders that will buy into Sora or Lakegarden when they choose to upgrade after MOP. (ps I had blocked the agent) 😂
