    Unlike the smaller units, does the 4 or 5 bedroom units’ aircon ledges really take up 10% of total floor areas? If not, by marking up psf by 10% aka $200psf directly for the bigger units means that cost of bigger units have gone up. Another thing is, what happens when a buyer is comparing Lentor Mansion against Lentor Hill Residences for resale purchase after they TOP? Acknowledging the psf difference is due to the new harmonisation rule, but human being human, we are largely influenced by what we see in front of us on paper … so most will still conclude that “Wah Lau ! Lentor Mansion more ex by $200 ! Boh Hua!” …. this indirectly make those project launched under non-harmonisation rule appreciate in value right ? May be that’s why Lentor Hill Residences suddenly observed a pick up in its closed deals these few days right before Lentor Mansion launch - so I heard ….. above just my own thoughts, pls ignore me if I’m talking rubbish 😂😂😂

      You have a great point there. Many ppl may forgot about harmony and choose the lowest psf for resale 🥲

    Is the liveable space still the same though? For previous launches that didn't have harmonisation and Lentor Mansion that now has harmonisation?
    If the liveable space is still the same, the same quantum makes sense, but if the liveable space shrunk and the quantum still the same it will probably be difficult.
    I'm pretty sure to sell the launch, the marketing point will be that the higher PSF is due to the fact that the aircon ledge no longer counted, but quantum still the same. But if the liveable space shrank then actually the price went up

      Your budget is very high. Don’t need to be in Lentor. There are better new launch coming up or buy landed 👍

    Hi eric, now with the harmonisation rules, when buying a resale, will buyers get a quotation based on old Sqft calculation or new Sqft calculation (aka minus away the aircon ledge). is it enforced or up to sellers how they present figures to buyers? thank you~

    How much do you think Piccadilly Grand will sell when ssd is over? The launch prices of OCR projects are around the launch prices of PG in 2022.

    Cool stuff Eric, in terms of 3Br do you think the Lentoria 936sq ft or Lentor Mansion 861 sq ft layout will be an easier sell next time? The 861 has a flex but 936 has slightly more space / bigger kitchen

      Own stay:) Yes watched both your reviews (and all your other reviews👍🏻) Have already bought lentoria 936sq ft but open to switch to 861 sq ft if price is right (see ballot number). Budget about 2m

    It is surprising that can still sell 75% on launch day. Seems like there are many who got sold that they are buying a more efficient layout (due to harmonisation) at a reasonable price.

      Next few days you will see more good results in Lentor . Both sides of the roads are parked with cars. Now, buyers start to snatch up those unsold units in other developments there like Huat Kueh. Agents all queuing up to serve potential buyers even on weekdays. 😂

    Seriously..except master bedroom,,rest of room hard to fit in study desk n chair bookcase..just bed,,really called bedroom…store becomes study, is like either choosing priority for study or store ..even with million, buying a good property is limited

    Agents will say cuz aircon ledge not included for new harmonisation units and liveable space still the same, so higher psf, but quantum same 🥲
