    Atty yun pong mamanahing lupa ng daughter in law ko, from her Lola donated to her mother, ay Nakita nila na naconvert ito ng tenant and other people into a resort dahil may falls.
    Ang lupa po ay hindi ginalaw ng donee for several years. Now ito PO ay nahihirapan sila na mag file ng kaso sa tenant. 11 hectares po ito Wala pang 30 yrs

    Hi Atty. May tanong po ako may agri land ako sa Batangas, tubo ang tanim, pero ang katabi nimin ay mga subdivisions na. Pwede na ba i-convert para gawing residential? Tinatapunan na ng basura ng mga katabi at ninanakaw na ang tanim. 1.3hec po ang lupa.

    needparin po ba na ang whole area ang ipa reclassify for example, ang agri land is only 7,000 sq.meter , and gusto sana naming magpatayo ng small house, for our personal use .. thanks in advance

    Good am. Po atty. Pwede po ba mailipat sa pangalan ko ang lupang binubungkal ko simula pa 1987 hanggang ngayon? May titulo po ito at mula 1970 hangga g ngayon di nababayaran ang buwis at matagal na din namayapa ang mayari at noon pa man ay inabandona na po ang lupang ito...sana po inyo akong mapayuhan kung ano ang tamang proseso.. salamat po...

    Atty lumabas na ang cancellation order ko from DAR after almost 2 yrs at naisubmit ko na rin sa RD para sa paglipat sa pangalan ko. 864sqm lang naman ang laki ng nabili kong cloa na title na lote. Di ko alam ang mga restrictions ng cloa noon kaya noong nabili ko ang lote, nagtayo na ako ng bahay ko though semi permanent lng naman dahil container house lng. Mas malaki din naman ang area na nakalaan sa pagtatanim ng fruit trees. Wala din itong irrigation at nakalagay sa tax dec na RAW LAND ang clasification nito. Maari ko bang iaplay ng conversion into residential kasi maliit lang naman ito for farm use.
    At bakit pala nakasaad sa condition ng DAR sa cancellation order na need kong magcomply sa DAR AO 8 series of 1995 at ayon dito, di ko mabebenta ito kung balak kong ibenta ito later on.

    We inherited 151,689sqm of agriland in Guimaras from our late father, which has been equally subdivided into 4 lots, each containing 37,672 sqm, duly assigned to 4 heirs by way of an extra-judicial settlement. Said property was never served a Notice of Coverage by DARPO. Ang chance it will be given a transfer clearance? Tnx

    Atty gaano ba katagal ang proseso ng dar clearance? Isang taon na yung sa akin pero di pa rin natatapos. Cancellation order na lng ang hinihintay ko. Nakuha ko na ang certificate of finality at noong July ay nasa central office na ng dar ang request for cancellation order pero hanggang ngayon wala pa. Isang taon na mula ng naisubmit ko ang kumpletong papeles ko. 864sqm lng ang sukat ng lupa na nabili ko. Mukhang sinasadya nilang patagalin.

    How true attorney kung sino tax payer sya ung beneficiary, ano mangyari sa property kung di mabayaran ang tax ng binili na land property? di pa nailipat ang name ng bumili mula sa may ari kc namatay na po ung binilhan ng land..

    Mahal po ba ang magpa convert from agricultural lot to residential? I just bought a 150 square meter lot and it is developed like a baranggay. There’s a lot of house in the location and it has a survey papers on the property already but the title is under agricultural parin kasi the owner didn’t convert it to residential. So how long po ba ang process of conversion?

    Hi Attorney, the CLOA mother title was awarded in 2005 to 2 beneficiaries, one is minor. Then in 2020 the land was subdivided and individual CLOA TCT was issued to both beneficiaries. When will be the start of the 10 year restriction?

    Hi Sir, Nirerequired po kami ng municipality for development permit dahil yunh nabili namin na lote ay gagawin po naming industrial lot for lease. Ang lote po ay naka classified as industrial na under municipal ordinance. Need pa po ba ng DAR conversion order? Or pwede po DAR certificate na lang for non c overage ang kuhanin kasi nga po may municipal ordinance na from agricultural naging industrial na.

      Required pa rin po ang DAR Conversion kahit reclassified na ng LGU, unless it was reclassified before the effectivity of RA 6557, in which case, DAR exemption po ang kukunin nyo
