    Sa Dumaguete un mga O.C.T. namin natatakan ng cancelled pero walang deed of sale walang O.R. na pinagbayaran sa BIR at walang extra judicial settelment among heirs. Tapos nag issue sila ng TCT. Ito ay gawa ng tao sa R.D. at ng sindikato. # President Duterte and Sec. Atty. Roque.

    Bank account po Yan ang lupa,administrative office lang ang may rights para gumawa Ng totulo kung may tax declaration.

    Everybody in the Philippines that Passed. The Philippine Bar wanted to be Called “ Attorney” even members of Family too. 3rd World Philippines are so title Conscious and so Hungry to be callled (Sir and Ma am ) this what you called poverty stricken people of the world. People worship them with titles, Mayors, Councilmen,and all elected politicians. Filipino Folks!

    kapag may "realtor" walang problema, they'll take care of everything / legitimacy/ standards.. etc, up to the closing of deal.

    Attorney..my nabili kong lupa..sa Batangas ..dito po ko..sa Abroad..tpos my mga nakaturik na bhy..ngaun po 🙏😘🙏..nbili wala po ko original na titles ..ibigay lng e deep of sale..ppaano Po ❤️❤️ ggawin ko

    salamat po sa programang ito. noong narinig ko ang ibang problema tungkol sa lupa nagulat po ako. sana po hindi ako mahihirapan gawin ang binili kung maliit na bukid hindi ko po nababayaran ng tax pagkatapos ng naitransferko sa pangalanko . at meron din kapirasong bukud din na hindiko pa naitratransfer kc owf ako sa maliit na bansa.

    Papaano po kung ang original copy ng titulo ay itinatago ng isang kamag anak namin? At hindi po namin alam ang TCT number? Papano po ba ang dapat gawin para makakuha nga detalye sa titulo?

    Paanu kng ang lupa ay may tax declaration. Conjugal Ng Ng mag asawa.gustong ebenta Ng mga anak heirs po sila.paanu po ito ma judicial partition,kng Hindi nakaperma ang iba pang heirs pati ang ama.

    Was very interesting watching your video on property, and your learard attorney colleagues
    on the said subject, I have to say being a British citizen/English
    man, you have quoted legal reference numbers under your current property
    legislation law 957 etc etc, the problem is and you have correctly
    identified that foreigner cannot own land./freehold unless Condominium,
    now here comes the BIG problem the Philippines is still using the 60/40 %
    law that 60% of the said property/land is owned by a Filipino citizen
    and 95% of the cases it is a Filipina
    as the partner or married to the foreign man, there is a clear case
    with evidence that when or if there is a break-down in the relationship
    the overwhelming evidence is that the Filipino citizen always wins a
    case in law and the foreign person is basically used by a Filipino
    lawyer as a "cash-cow" and in 95% of courts cases the judges always
    favours the Filipino citizen (Latin-lex retro mon agit-The law does not operate retroactively) and the poor foreign man/person ends up being dragged through Filipino biased courts and looses all LAHUT,
    and once again using data statistics it is 90% that the foreign guy
    would have been the payee of the said property/land, this is an
    undisputed fact, even though the Filipino still owns 60% and has paid 0%
    towards the property walang
    money, this beggars belief that you still have such draconian laws that
    should be cosigned to the garbage can, there is no question that the
    laws that still exist in the Philippines are running under protectionism
    and dare I say racist laws that have no place in civilised countries
    that look outward instead of inwards, it serves no purpose in 2016/17
    maybe is states like North Korea,in the UK many Filipinos own
    businesses' and freehold properties in there names, so I would say to
    you before you do a shoulder shrug and hide behind your legislation and
    bowl your heads in shame, why don't you people lobby your out of date
    government no wonder millions leave the Philippines and run to modern
    caring forward thinking countries like the UK it is no coincidence they
    want to leave the Philippines, what a shame and what a disgrace. as in
    legal latin ( foreign Caveat empto
    ) so my conclusion to all Foreign buyers use due diligence and do not
    trust the Filipino lawyers or courts the overwhelming evidence over many
    years is that you will loose all. protect yourself as the Filipino laws
    are non-existent to help foreign "VICTIMS"
    For all foreign love
    sick guys, please take no notice of the words if you love me TRUST me,
    that is the death-nail to all your money. I would say legal rights but
    you have NONE in the Philippines just empty words and smiling lawyers sharks with no teeth for you.
    Fact the UN-united nations has declared the Philippines the most corrupt country in the free-world.
    Maraming salamat for reading this and I know it is not what you want to hear but it is sadly factual.

    Sa US. kung gusto mong bumili ng bahay, sasakyan at mag loan sa banko. Hindi ka na aalis ng bahay. Basta may internet, computer, trabajo at bank account. In minutes ma approve at makabili muna ang sasakyan mo or bahay mo. Simple as 123.

    Pwede po bang ibenta ang lupa kahit naka pangalan pa sa nanay nila ang titulo at hindi alam ng ibang kapatid, paano po ba ito mababawi dahil tutol ang ibang kapatid sa pagbenta

    paano ko po malalaman kung hindi peke ang title na hawak ng may-ari ng lupa? may risk po ba kung Manager's cheque ang ibabayad ko sa seller?

    Paano y kong 40 years ng hinde nababayadan ang buwis at iba po ang nagbayad at inilipat po nya sa pangalan ng nagbayad ng buwis na relatives po.

    good am po. Atty. ask ko LNG po paano po magkaroon ng rights or title sa isang lupa na part daw ng national park. matagal na po parents ko nag mamay ari sa lupa yun po pinagkukunan namin ng pangkabuhayan?

      pa adopt ka sa maharlikan community organization. yan po ang makakatulong sa inyo. dahil ang attorney ay tagapag tanggol lang sila ng may kaso.

    Pano kapag nakabili aq ng lupa at ang naka pangalan ay ang mga magulang na patay na.. At ang nag benta ay anak nila sa deed of sale namin ay name ng anak at akin.. Pano po ang tamang gawin para ma transfer sa name q ang declaration at title....
